Our selection process starts by forming impressions based on years of
experience interviewing potential tenants, when we first meet and show
people through your home. All prospective tenants are screened within
one day of receipt of their application form using rigorous and meticulous
processes, including extensive reference and credit checks.

INSPECTIONS & MAINTENANCE
ENTRY INSPECTION PHOTOGRAPHS
We record the condition of the property interior and exterior prior to the
commencement of each tenancy using digital photographs. This establishes a
visual and undisputed record of the property condition maximising protection
for the owner.
IPAD PROPERTY INSPECTIONS
We perform regular, detailed property inspections including photographs using
an iPad which links back to our property management software system. These
inspections are conducted 4 weeks after a tenant moves in, then thereafter 3
or 4 monthly until a final inspection is conducted upon the tenant moving out.
Property Inspection Reports including any recommendations are produced and
provided to owners after every property inspection.
These regular inspections allow us to not only check that the tenant is taking
good care of the property but also to see whether any routine maintenance
may be required to kept the property at its best.

INSPECTIONS & MAINTENANCE

or renovations that will help keep the property in good demand for future
tenancies and also protect or increase your equity.
REPAIRS & MAINTENANCE
We will not arrange any repairs to your property without your knowledge and
approval for all maintenance greater than your pre-approved disbursement
level (unless the repair is defined as ‘urgent’ under the Residential Tenancies
Act). If maintenance is required that is beneath our authorised limit we will
always send you a copy of the work order so that you are immediately informed
of the situation.
All reasonable steps will be taken to obtain the best pricing for your repairs and
maintenance. We use only qualified and licensed trades people who carry the
appropriate insurances. We will provide you with a copy of the invoices for all
work arranged on your behalf with you monthly statement.
