BEFORE entering the investment property
market, a buyer needs to decide whether they
want capital growth or return on investment.
Real Estate Institute of Western Australia
representatives say there are many decisions
to make before becoming a property investor.
REIWA Bunbury branch chairman Drew Cary
said firstly people needed to understand the
purpose of their investment property.
If a buyer wanted capital growth, Mr Cary said
an investor would likely look for a lot of land.
He said it was possible the buyer would forego
some income in the short term but see good
results in the long-term.
“For long-term capital growth you’re going to
buy a piece of good land to be developed,” Mr
Cary said.
For rental return, an investor will want a smaller
piece of land and high house values which will
get a buyer good rental returns straight away,
Mr Cary said.
He said other decisions to make included
whether a buyer would be a hands-off or a
hands-on investor and how they would fund
the property.
Mr Cary encouraged people looking to
enter the investment property market to get
good financial advice before even looking at
properties, look at their own cash flow and how
the investment property would impact on that
and get some location advice from a real estate
agent.
REIWA Busselton branch chairman Joe White
said location was important.
He said being close to public transport and
amenities and in growth areas made properties
appealing.
“You want something that’s going to rent no
matter what,” Mr White said.
“You can live in a house that’s not in a great
location but people won’t rent it.”
REIWA Albany chairman Barry Panizza agreed
that location was the key to a successful
investment property.
“Investors in residential real estate need to
be aware that it’s about the investment, they
aren’t going to be living there so the decor
doesn’t really matter as long it is clean, tidy,
presentable and durable,” Mr Panizza said.
He said a home with a big block which could
be subdivided in the future could provide the
opportunity for the next investment.
Mr Panizza said the Albany and Great
Southern market offered plenty of opportunity
for investors because of good prices and
selection.
He also expected to see a rise in the investors’
market in the near future.

FOR many people, the chill of a winter night in Australia
can take them by surprise.
After months of doing everything possible to beat
the often sweltering heat, the concept of inviting and
retaining warmth in their homes is unfathomable.
However, South West residents must accept the stark
reality — winter is coming.
Bunbury typically sees the average minimum
temperature drop from 14 degrees in March to about 8
degrees by the start of winter in June, and the average
maximum temperate will usually drop by 9 degrees in
the same period, according to weather data collected
since 1995.
Design consultant and South West Institute of
Technology lecturer Marta Cholkowski said winter
tended to expose any flaws in a house’s construction.
“Often people don’t discover problems until winter does
hit and after the building has been completed,” Ms
Cholkowski said.
Common problems include the orientation of the
house, which should face south, and where windows
are placed relative to the sun, which can prevent a
house taking full advantage of the sun’s heat in winter,
according to Ms Cholkowski.
While this is worth bearing in mind for people
constructing their homes, not everyone had the luxury
of starting from scratch.
Ms Cholkowski also has practical winter preparation
tips for people with existing homes too.
Block out sources of draft, install double glazed windows
or add another layer of glazing to existing windows to
increase energy efficiency. Using heavier drapes with
insulation properties on windows and installing pelmets
on windows also keeps warmth in.
Pelmets are fitted curtain boxes which prevent rising
heat escaping through the window, reducing overall
heat loss in rooms with windows.
However, it’s one thing to be warm, and quite another
to feel warm.
Without the right interior houses can feel cold and
bleak, regardless of the temperature.
Creating a cosy atmosphere is easily accomplished
with the right look.
Ms Cholkowski said the use of throw rugs for floors and
couches and a shift to a warmer colour palette were
short-term adjustments people could make in their
homes.
“We’re still looking at jewel tones, so we’re looking at
richer ones like garnet and amber,” Ms Cholkowski
said.
“Colour does have an effect on people, it makes them
feel a lot warmer.”
When it comes to winter fabrics, people should shift
away from sheer or shiny materials to more textured,
tactile and matte materials like faux fur, felt, wool and
leather, according to Ms Cholkowski.
These materials are ideally suited to cushions, rugs and
furnishings of that nature.
Correct lighting is another crucial aspect of creating a
warm ambience in the home.
Ms Cholkowski recommended switching to warmer
globes instead of the colder light common in homes
during summer, which she said didn’t need to come at
the cost of the environment.
“These days we want to use low-voltage LED,” she
said.
“There are warm light options in LED, so lamps can
actually be still low-voltage but can dispel a warm tone.”
If swapping globes out for the season is too much effort,
the use of coloured shades provides an affordable, more
temporary alternative, according to Ms Cholkowski.
“That’s an easy way to create a glow of a colour, so
certain coloured shades can add that ambience and
feel to the room,” Ms Cholkowski said.
Winter will also see a shift away from silver metals to
warmer metal tones, including copper and brass.
Ultimately, the key to beating winter is to prepare early
and flood the home with soft tones and furnishings.
Using a design consultant or interior decorator is one
way to prepare for winter, but with the wealth of furniture
and furnishing suppliers in the South West it’s possible
to accomplish these goals without professional help.

Under current watering restrictions you are allowed to
apply 10mm of water twice each week in summer…. early
morning is best!
Depending on sprinkler type, and as long as sprinklers
are not spaced beyond their designed radius, the run time
may vary from 15 minutes for traditional sprays or up to an
hour for low flow nozzles or drippers. Often problems arise
from the run time!
Waterwise irrigation design is based around sprinklers
that offer matched precipitation rates (i.e. mm of water
per hour), drippers with regulated flow rates per hour (as
against adjustable drippers), placed and spaced correctly.
If sprinklers are placed correctly (and not mixed with
different types) it is then easy for you or an Irrigation
Professional to calculate how long to run your lawn
sprinklers, garden sprays, garden drippers or drip line.
Alternately a simple way is to put out catch cups or plastic
containers and measure how long it takes to apply 10mm
of water and set your run times to the measured amount
of time.
