Single-Family Lot Inventory
One measure of potential future housing permit activity is the
Lot Inventory (LI) and Pipeline (PL). The Lot Inventory is a count
of single-family (SF) residential lots that are permit-ready. The
Lot Pipeline is a count of the lots that are in the approval process
(formal submittal received).
LOT INVENTORY:
By dividing the number of lots by the average monthly permits
issued (from the previous 12 months), we can estimate the
months of inventory. Industry experts consider the market
balanced at 24 months of inventory.

Lot Inventory by Neighborhood Unit
The City tracks development by several geographic areas including by County, Quadrant, and Neighborhood Unit. The Neighborhood
Units (NU), labeled on the maps below, generally follow major roadways and allow a quick visual reference for development “hot
spots.” For Lot Inventory (LI) and Pipeline (PL), this is an indicator of where development is most likely to occur next.
Note: On the maps below, the darker the color, the greater the number of lots.

MULTI-FAMILY AND MIXED-USE RESIDENTIAL
Five Multi-Family (MF) and/or Mixed-Use
Residential (MXD) projects are currently
under construction in Frisco, with a
combined total of 1,406 units.
In February, Ablon at Frisco Bridges
released their first building (one of two),
with 148 units, and AMLI at the Ballpark
released another 64 units. North Court
Villas is expected to release units starting
in March.
Permits have been issued on one MXD
project (410 units), and three other projects
(2 MXD and 1 MF) have been approved and
are in the pipeline. The combined pipeline
of MF/MXD is currently at 2,841 units.
Ablon at Frisco Bridges released their first building, with 148 units, in February.
The second and final building, with 104 units, is expected to release in March.

Multi-Family & Mixed-Use Residential
Cool Springs Phase 2, currently under construction, will bring the total unit count
at Cool Springs up to 945, remaining the largest mixed-use residential project in
Frisco. They will not retain that position, however, as several larger projects are
planned for future development, including the Grand Park Canal Project and Main
Place projects at Cotton Gin and Legacy.
