The Rocky Mountain Home
Association’s 2007 Annual
Conference was held in Westminster, Colorado on August
22nd & 23rd. The conference
was attended by many members within the state of Colorado along with members from
Arizona, California, Florida,
Indiana, Kansas, Nebraska,
Nevada, New Mexico, Ohio,
Oregon, Texas, Washington
and Wyoming. The conference
attendees were welcomed at the
registration table by the following volunteers: Kim Kurz, Kurz
Ideal Management, LLC.;
Steve Money, Five Star
Homes, Inc.; Lisa Ullsperger,
Purcell Insurance Agency;
Steve Broyles, Integrated
Mortgage Services, Inc.; and
Elfriede Leicht, Colorado
Housing & Finance Authority.
The conference kicked off on
Wednesday with a Golf Tournament held at Legacy Ridge
Golf Course. The golf tournament was sponsored by Western Pacific Insurance Network. Please see page 11 for all
of the details from the tournament. As an alternative to golf,
a pre-conference workshop
presented by Derrick Hachey,
Manufactured Home Source
was available. Derrick explained the importance of utilizing the internet as a marketing
vehicle to increase sales. He
highlighted some of the simple
rules along with the various
marketing options to choose
from. Following the golf tournament and the pre-conference
workshop, members gathered
for the golf awards luncheon
held at the golf course. The
awards luncheon was sponsored by US Bank Manufactured Housing Finance.
The Opening Reception was
held Wednesday evening at the
hotel. The opening reception
was sponsored by Colorado
Division of Housing, Colorado Housing & Finance Authority and Farmers Insurance

Howard Walker, Equity Lifestyle Properties. Howard
talked about his current insights
into the industry and compared
it to trends of the past. He
shared his thoughts for the future and encouraged the listeners to research new business
methods to support and increase their bottom line. The
reception was an opportunity
for attendees to visit exhibit
booths, network with other
members and bid on silent auction items along with enjoying
a variety of hors d’oeuvres and
desert.

THE GREENING OF FACTORY
BUILT HOUSING
Thanks to all for your well wishes.
Baby and I are doing fine and are
taking sleep deprivation quite
well. I regret not being able to see
everyone at the conference but
sometimes nature wins out – I will
be back in the office on October
9th and look forward to catching
up with everyone. I did want to
take a few moments to discuss an
event I attended shortly before the
conference. I found it eye opening to how the outside world
views our product – so here
goes….
The week before the RMHA Annual Conference, I attended a
luncheon entitled “The Modular
Moment” put on by the Urban
Land Institute and Housing Colorado. The featured speaker was
Michelle Kaufmann. Many of
you may have heard of her before,
she is best known as the architect
of “the glide house” a modern,
green modular home.
Prior to this luncheon, I didn’t
know what to expect. In my
mind, I could never really understand the hype surrounding the
glide house – to me it had always
just looked like a double-wide
with a modern design. In other
words, a basic home with new
wrapping paper but after I went to
this luncheon – I started to under-
stand. The key to the glide house
hype in my mind was “Green”.
Factory-built and Green, give us
increased efficiency and certainly
more cache. There were about
100 attendees at this luncheon,
most of which were architects and
developers. They were fascinated
by the efficiency of the modular
process. And come to think of it,
I get asked a lot if we can build
“green.” Now granted there are
many different definitions of
green from E-Star to LEEDS and
everything in between but, this
does seem like a niche we in the
factory built business may be particularly well suited to take up but
have not seriously considered.
“Green” has become a buzzword
among consumers in recent years.
It is hip in the celebrity world and
is increasingly on everyone’s conscious. I was honestly amazed at
the amount of interest at this
luncheon. It was a like a huge
commercial for green building
through the factory built process
and people were eating it up with
a spoon. Attendees were really
looking at green modulars as a
way to cut costs in the construction process and give value
(affordability) long term plus, do
something that in their mind was
innovative.
If you have not seriously considered the “greening” of modular, it
may be time. Judging by the
enormous interest at this luncheon and inquiries I receive at the
Association, this is a niche worth
exploring. It is an emerging area
of construction where we could
really make our mark.

Thursday’s events began with a
networking continental breakfast
sponsored by Bonnavilla Homes.
Melanie Layton, Colorado Legislative Services, introduced State
Senator Shawn Mitchell, the
speaker for the breakfast. Senator
Mitchell’s speech focused on free
enterprise.
Ron Roldan, First American Mortgage & RMHA President introduced the featured speaker for
Thursday, Jake Jabs, American
Furniture Warehouse. Mr. Jabs
shared with the group various experiences he has had while being a
business man through the years. He
talked about the importance of adjusting his advertising and marketing approaches during struggling
economic times. Mr. Jabs also
shared handouts with the group
which included various articles
highlighting his business success
and business success lists.
Next on the agenda was the RMHA
annual meeting. The annual meet-
ing was facilitated by Ron Roldan,
First American Mortgage & RMHA
President, Christian Hendrickson,
Sherman & Howard, Melanie
Layton, Colorado Legislative Services, and Rick Ormsby, Great Western Homes. During the meeting; new
membership applications were approved, the Treasurer’s Report was
given, new officers were elected, a
recap of the legislative session was
given and the 2008 session and potential RMHA initiatives (zoning bill,
continuing education for installers,
title system overhaul) were discussed
and voted on. The 2008 session and
RMHA initiatives discussed were the
zoning bill (members agreed to work
at the local level this year), continuing
education for installers (members
agreed that the association move forward to require continuing ed.), title
system overhaul (meetings are currently being held to create a system to
fix the titling problem, the members
agreed that the current system needs
to be improved.)

was invited outdoors to eat lunch and
enjoy the fresh air. The lunch was
sponsored by American Modern Insurance.
Following lunch Mark Fay, USA Insurance Group, introduced Steve
Bernia, Colorado Division of Housing, who gave an overview of regulatory updates.
Concluding the afternoon’s events, a
State of the Industry Roundtable Discussion sponsored by Origen Financial, was offered. Shawn Ruse,
Golden Villa Homes, introduced the
facilitators of the roundtable Jeff
Mouat, Origen Financial, and Bradley Waite, Land-Home Financial.
Jeff and Bradley facilitated a discussion focused on trends, problems and
possible solutions for land-lease and
land-home sectors. Following the
discussion, members were invited to
enjoy break snacks and drinks sponsored by Karsten Homes of New
Mexico & Texas and Schult Homes,
while they revisited the days events.
The final event of the 2007 RMHA
Annual Conference was an awards
dinner. The awards dinner sponsor
was Sherman & Howard. The Master
of Ceremonies for the evening was
Doug Tollin, Summit Crest Homes
and 2008 RMHA President elect.
Doug extended the association’s appreciation to all of the sponsors and
volunteers. Prior to the award presentations, Doug invited Mark Williams
and Christian Hendrickson, Sherman
& Howard to the stage to present their
sponsor gifts. Next, Doug presented
Ron Roldan with the President’s
Award. Following the President’s
Award, Doug invited Bill Day Sr.,
Day Mobile Homes, to the stage to
present the 2007 Hale Davenport
Award. Bill introduced the recipient
of the award by giving hints about the
person’s background which included
their contributions to fellow business
people and the industry. Bill finished
his presentation by announcing the
recipient for the coveted Hale Davenport Award – Andy D’Ambrosio.
Unfortunately, Andy was out of town
the evening of the awards dinner.
Jamie Finnick, New Vision Homes
accepted the award on Andy’s behalf.
Andy will officially be presented his
award during the Annual Board Retreat in November. Some of the other
highlights from the evening were;
presenting Doug Tollin, Summit
Crest Homes, with a sponsor gift in
appreciation for being the awards
sponsor for the 2007 conference, announcing the winning bids in the silent auction and giving away a home
theater system for participating in the
conference survey (winner-Jesse
Finnick, New Vision Homes). The
remainder of the event was filled with
music and dancing to the Hottest
Ticket in Town – The Hazel Miller
Band.

In the past few months I
have had the pleasure of
traveling around our beautiful state. The Division of
Housing is sponsoring six
installation workshops in
various locations in Colorado. The series of workshops was kicked off July
18th & 19th in Durango
(IRC), followed by two
workshops (HUD) July
24th in Denver and July
26th in Grand Junction
with the most recent (IRC)
August 7th & 8th in Grand
Junction. Unfortunately,
the attendance thus far has
been below the anticipated
numbers. July and August
are busy months for home
building in our state, this
is one of the reasons
many in the industry
have chosen not to attend. Another reason is
the unfortunate short notice. The professional
group which has generated the most response in
attendance to date are the
INSPECTORS. After the
workshops, the inspectors
have a heightened awareness and knowledge of
proper and improper installation practices. On
the other side, attendance
from the categories of
DEVELOPERS and INSTALLERS has been
very low. This is very
unfortunate. There are
many benefits to attending trainings where local
inspectors are present.
During and after the
workshops, I have heard
many comments like: “If
I would have known this
information earlier I
would have saved myself
a lot of time and money,”
along with “This is a
really good and informa-
tive class.”
One of the most important things that I have
learned through these
classes is, in order protect the integrity of a
home (and our industry)
proper lot grading and
installation is key. With
two workshops remaining, I am encouraging
our members and others
in the industry to attend
one of the events. The
reputation of the factory
built home industry and
the businesses associated
with it are supported by
everyone working together to produce the
highest quality finished
product possible.
There are two more
workshops scheduled.
The remaining dates are
September 19th & 20th
(IRC) in Colorado
Springs and October 17th
& 18th (IRC) in Denver.

There are many benefits to
attending the workshops

The 2007 Conference Golf
Tournament was held on
Wednesday, August 22nd at
Legacy Ridge Golf Course in
Westminster, CO. The tournament sponsor was Western Pacific Insurance Network, Inc.
Prior to the 8 AM shotgun start,
the golfers were welcomed at
registration by Linda Loner,
Equity Lifestyle Properties,
where they received breakfast, a
goodie bag, and were able to
purchase mulligans. In addition
to the mulligan sales to raise
funds, Steve Peyton, First
American Mortgage, would
offer to hit a drive for each team
on hole #3. If the team chose to
use his drive then they would
pay $5. The total collected for
mulligan sales and Steve’s drives
was $350.00.
The weather for the tournament
was pleasant. Mother Nature provided temperatures cooler than
the mid to upper 90’s that the area
had experienced the week prior.
There were a total of 40 golfers
playing in the tournament. The
winning teams were: 1st place Topher Beard, Katie Gregory,
John Lindstrom and Scott Jewel,
2nd place – Brad Waite, David
Keck, Rich Stewart and Tony
Wicke, 3rd place – Bill Day Sr.,
Bill Day Jr., Tracy Day and Joe

The establishment of the
Solar Village brand was started with
the mixed use Solar Village Prospect
in Longmont, Colorado in 2007 and
Solar Village Maple in Fort Collins
(slated for ground breaking in Novem‐
ber). Solar Village Prospect has re‐
ceived a multitude of awards includ‐
ing the Colorado Exemplary Solar
Building of the Year, AIA Architects
Choice, and AIA Sustainable Project of
the Year which has resulted in signifi‐
cant interest in the Solar Village prod‐
uct from all over the state and around
the country.
The goal is to leverage this
interest be adding a variety of single
family modular home models to our
product offerings. We are currently
underway with a number of Solar Vil‐
lage Homes, including Solar Village
Redwood (Boulder, CO), Solar Village
Alma, Solar Village Silverthorne and a
large number of other homes in Colo‐
