The Buzz:
Erik Johnson, NWAR
 WRA Convention 9/21-9/22 -
I don’t have a lot to say this
month, as I am sure you are
all out enjoying the weather although a little cooler, it has
been nice to be able to see
open water. I have always
felt that although lots of
people are in our area, they
tend to be up having fun and
don’t make lots of buying
decisions at this time so I am
going to take the next few
months off. :)
We are going to be
scheduling a NR115 “Lunch &
Learn” in a few months which
will have a large impact on us
as REALTORS and our clients
who live up here with on and
off water properties. This is
coming down the pike (at
least for now) unless we can
keep moving the ball
forward. Please watch for
details and make sure to
attend the Lunch & Learn to
find out more about how the
changes may impact your
Wisconsin Dells - FREE PASS
customers.
Overall, the market is
similar to last year so no
great movement forward
at this point. The good
news is we have stabilized
and now can start to talk
about the market moving
forward again. Costs of
lumber and building
supplies will help push
prices higher as we see
more building happening
in our area.
will continue to be. Please
follow
the
proper
ordinances in whatever
county/township you are
working in. All arrow signs
and any other off-premise
signs are a no-go in Oneida
County, and there are still a
lot of them on the roadways
that should be picked up.
For more info, contact Matt
at the board office.
Enjoy the weather and the
rest of summer - we get so
busy that we forget to take
a good look around us and
see that we live in an area
that is very special (except
for the seventy days below
zero). Then again, I know
some of you even like
that!! :)
Happy August!
Erik

Installation Dinner 9/25 - Manitowish Waters
We invite you to come hideout for an evening at Little Bohemia Lodge in Manitowish
Waters on September 25th. Little Bohemia is well-known as the site of the Dillinger-FBI
shootout and the 2009 movie “Public Enemies” starring Johnny Depp, and many of the
walls and windows still have bullet holes! Little Bo is also renowned for its cuisine and
drinks since the roaring 20's.
Our rapid-fire schedule includes guest speaker and Northwoods property owner Tracy
Rucka from WRA, who will swear in our 2014-15 leadership. New REALTORS will be
inducted, our Distinguished Service Award winner(s) will be announced and Members of
NWAR and/or GNMLS may vote to hopefully approve our 2014-15 budgets and bylaws.
Please bring some spare cash to participate in our 50/50 drawing benefiting Habitat for
Humanity. Doors open at 5:30pm for drinks and hors d'oeuvres followed by dinner at
6:30pm, and the cost is just $20 per guest. Little Bo is located on Hwy 51 and Little Star
Lake, and remember this: Dillinger only left because he HAD to! Register online via the
link at: northwoodsrealtors.org. P.S. All machine guns must be checked at the door!

Jerry Burkett, GNMLS
welcome in all areas. Please be a
voice in your various government
circles to assist in this transition.
Did you know it’s only five more months to
Christmas? Yikes!
Effective July 1st, the new Real Estate
Condition Report became mandatory from
the State of Wisconsin. Those of you with a
lot of listings, sending out the new forms is
tedious and time consuming in July. We
have been making it a habit to request the
new form on Offer to Purchase.
RealtyServer was approved for an
additional five year contract recently by
both boards. We look forward to our
relationship and hope all of you are taking
advantage of their options and
updates. Thank you for your support on
this issue.
A big thank you to Lon and Matt for
making my presidency a pleasure. They
never fail to be courteous and
cooperative, and they will find the answers
if requested. Nice job, guys.
After 30 years as a real estate broker, I

some really dynamic individuals at the

DeYoung. All of you were a role models in
your own way, listing and selling real

The county board voted the changes
needed in their forest plan to pave the way
for ATV use. The amount of use will still be
on the various townships and cities. This

WRA has once again granted local boards
one free pass the WRA State Convention
on 9/21-9/22 at Kalahari Resort in the
Dells. If you are a NWAR Member and
would like to attend this great annual
event that has over 25 workshops, a golf
outing, a “Rock Star” icebreaker party
and much more,
please enter our
drawing at goo.gl/3quqwn. One winner
will be selected and notified on August
8th, so please sign up by 8/7.
Even if you don’t win the free pass, you

Oneida County Sign Ordinance Update
Shoreland Zoning Survey
In our previous update, we explained that the county Planning
Committee seemed close to finalizing a proposal that would allow for
certain off-premise signs, which would then be subject to a public
hearing before a final vote. Earlier this month however, the
committee met again and decided by a 4-1 vote to postpone
indefinitely any further consideration of this proposal.
While we are disappointed with this turn of events, we recognized early on that this
would be a challenge given that a majority of policymakers from the county and
townships opposed our proposal. The NWAR Board met recently to discuss these
results and decided against any additional action at this time.
We therefore urge you to remove any off-premise signage in Oneida County if you
have not already as we anticipate the county may soon ramp up its enforcement
efforts now that this possible ordinance revision is off the table. Please contact the
NWAR office if you have any questions or comments.
A brief online survey was
released recently by the
Oneida County Planning
&
Zoning Committee seeking
public opinions on pier and
boathouse regulations.
This survey will remain online through
August 15th, and the feedback will help the
committee in identifying and possibly
implementing changes to the County
Shoreland Protection Ordinance. Please
take a few minutes to complete the survey

2014 State Election Picture
The fall primaries are coming up on August 12th, and our battleground state once again has many races to watch.
According to RealClearPolitics polls, Governor Walker’s lead has shrunk to less than one point over presumptive
Democratic nominee Mary Burke, so the Gubernatorial race currently rates as a toss-up. In US Congressional District 7
that covers most of the Northwoods, incumbent Sean Duffy (R) faces two GOP contenders and Ashland Councilwoman
Kelly Westlund is the Dem favorite against one contender. A recent Rothenberg Report indicates that this race “doesn’t
look like a particularly good Democratic opportunity”.
In State Senate District 25 which includes Price & Iron Counties and the site of the proposed/controversial taconite mine,
incumbent Bob Jauch (D) is retiring and three Dem candidates will contend this August to run in November against sole
GOP nominee Dane Deutsch. Ballotpedia.org identifies the Wisconsin State Senate as a “battleground chamber”, as 14
of 17 open Senate seats have candidates from both major parties running and a gain of 3 seats by Dems would end the
GOP state government trifecta. In the State Assembly, local Reps. Swearingen (R-34) and Czaja (R-35) are running
unopposed and the GOP House majority is expected to remain intact after the November general election.
Please visit goo.gl/sLK2zb for Ballotpedia’s summaries of these and other races, and make sure to head to the polls on
August 12th to help decide who will be on the November ballot. Please remember as well to invest in RPAC so it can
continue to promote laws and candidates who are favorable to property owners rights’ and the real estate industry.

While it is true that an independent

Map Location: While RealtyServer makes it
as simple as dragging a pointer to edit the
map location for a listing, you may need to
provide coordinates to fix the map position
with 3rd-party marketing websites. To get
those coordinates with just one click, visit
http://itouchmap.com/latlong.html and
enter the address, then scroll and zoom to
find your parcel and click on it to drop a
pointer that will show the GPS and lat/long
below or by right-clicking the pointer. Voila!
CAN-SPAM Act: If you are emailing notice to
your fellow REALTORS about a featured
property or open house, please make sure
you are following the CAN-SPAM Act by
allowing them the option to unsubscribe. A
new “GNMLS Email List” link was recently
added to the Dashboard -> Resources section
in Interface Express that contains additional
CAN-SPAM resources.
Lunch & Learn: We are on summer break at
present, but will start hosting L&L classes
again starting October 8th (topic TBD).
Please let me know if you have any
suggestions for a future L&L topic - thanks!
AE Tip: Check the Resources section on
the InterfaceExpress Dashboard for a link
to the addendum that sellers can attach to
the Real Estate Condition Report to meet
the new disclosure requirements that took
effect on July 1st.

Member Forum Adds Local Marketing Opportunities
The new NWAR/GNMLS Member Forum opened earlier this year, and so far only a few dozen Members have registered to
join the forum. If you have not yet joined, you are missing out on some great free reference materials that we have added to
the forum, such as NAR’s 2014 Investment & Vacation Home Buyers Survey. Also available are guides on topics ranging from
sending mass emails to buying a new PC to proper roof venting. The goal of this forum is to be a one-stop shop for all sorts of
useful information and to provide our Members a virtual meeting room where you can share your ideas, opinions and
expertise.
NWAR recently became an Affiliate Member of several local Chambers of Commerce, and we are now adding to the Member
Forum several community involvement and marketing opportunities offered by these Chambers to help NWAR Members
promote your business. We encourage all NWAR & GNMLS Members to enroll today at forum.northwoodsrealtors.org by
clicking the “Register” link at the top right to create a user ID for yourself. Please use your work email address to register as
we use that to validate and approve your forum access, and make sure to read the forum rules before you get started. Feel
free to post any questions or ideas you have to make the most of this handy new group communication tool!
