The property sells in it’s “AS IS” condition without any warranties, guarantees or inspections provided by the seller and or
Realtor/Auctioneer. All prospective bidders are urged to walk and inspect the property and examine all documents on file
with the county, state of Kansas, and title reports related to the property. All taxes will be prorated to the day of closing
and high bidder will receive a copy of the preliminary title search the day of the auction. SELLER WILL NOT PROVIDE A
SURVEY TO THE BUYER. IF SURVEY IS WANTED OR NEEDED BY THE BUYER, THE COST WILL BE PAID BY THE BUYER. IF FOR
ANY REASON THE BUYER FAILS TO CLOSE, ALL EARNEST MONEY WILL BE FORFEITED. CLOSING COST TO BE PAID BY THE
BUYER.

Any and all inspections such as structural, mechanical, electrical, plumbing mold, mildew , moisture damage or termite
damage that the buyer may desire, must be completed prior to the auction and shall be the sole expense of the buyer.

Financial ability to purchase must be presented to the Realtor/Auctioneer prior to bidding. NO CONTINGENT FINANCING

Statements the day of the auction take precedent over anything printed or stated prior to the auction. Information give or

All Realtors are welcome and a 1% commission of the selling price will be paid at the time of closing to any Realtor
representing a buyer at the auction. However, said Realtor MUST PRESENT A COPY OF BUYERS AGENCY AGREEMENT WITH

with said buyer at the auction.

PERSONAL PROPERTY AUCTION: ALL ITEMS TO BE PAID FOR THE DAY OF THE AUCTION AND NO ITEMS SHALL BE
REMOVED UNTIL PAID FOR IN FULL. ITEMS WITH TITLES AND/OR REGISTRATIONS SHALL NOT BE MOVED UNTIL CHECKS
HAVE CLEARED THEIR RESPECTIVE BANKS OR PAID FOR WITH CASH THE DAY OF THE AUCTION. CREDIT CARDS NOT
ACCEPTED BY AUCTION COMPANY.
