IAA Wants Chapters And Councils To Be
Proactive With Local Government Affairs
We hear from our members that the most important service IAA
provides is advocacy at the state and local levels of government
on behalf of the industry. Without question, IAA staff and
members spend a lot of time throughout the year testifying
before House and Senate committees and meeting with city
council members who are considering ordinances that affect
multifamily housing.

I have learned over the 20-plus years I have been doing this
that the best way to effect change at all levels of government
is to develop relationships with elected officials and educating
them on what it is our members do to provide safe, affordable
housing for their constituents. I use the summer months to
cultivate relationships with House and Senate members by
attending their fund raisers and meeting them for lunch. I know
that the time spent with them while they are not in session will
allow them to get to know me and learn about our industry.
Now, I would like to take this to the grassroots level of city and
town government and get members to create relationships with
council members and mayors to help educate them about the
apartment industry.
We are asking each affiliate chapter to set up a Legislative
Committee that will be charged with developing relationships
with city, town, and county officials, who will be responsible for
passing ordinances that would impact our industry.
The committees’ responsibilities include:
1. Meet with each elected official on city and county councils.
2. Meet with Code Enforcement Director.
3. After initial meeting, set up quarterly meetings with elected
officials. Hold those meetings at clubhouses of member
properties. Each quarter you should meet with a different
group or different individuals.
4. Meetings can serve as meet and greet opportunities with
elected officials.
5. Meetings should also entail issues our industry is facing in
the city or county.
6. Committee members should stay abreast of all action of
elected officials: i.e. monitor meeting agendas, and make
regular phone calls to elected officials.
7. Committee must maintain a list of all elected officials in the
city and the county along with geographic location of the
elected official, email address, and contact phone number
including cell phone.
8. Do annual fund raisers for IAA PAC. Of the funds raised,
100% will be available to local candidates.

Convention Means More Education
Opportunities For Your Employees
At a recent IAA Board of Directors meeting, we broke into
small groups to discuss the services that the Indiana Apartment
Association offers and determine which ones we like the
most. What we found that after advocacy at the state and local
levels, networking and education are ranked right near the top
of the list of services we believe are most important.
If you’ve been a member of IAA for any length of time, you
undoubtedly have noticed the myriad of networking and
educational opportunities available to you and your employees
throughout the year. I know that most of the employees from
our company have attended Morning Motivators, FUN
Meetings, SAL Leadership, Maintenance Mania, and the golf
outing over the years.
We have also utilized the educational offerings of IAA to help
train our employees. We have two who recently completed
their Certified Apartment Manager training and we have
several other employees who have been certified over the
years. National certifications are a great way to reward your
workers, while enjoying the benefits of a well-trained staff.
In October, everyone will have the opportunity to witness what
IAA does for all of its members at the Midwest Multifamily
IAA
Chairman of
the Board
Conference as it brings together all the elements you expect
from one of the largest and most comprehensive conference
in the four-state area.
Not only have we expanded the number of educational
offerings, we have grouped them into different tracks,
gearing the classes toward particular groups within the
multifamily industry. For example, there will be a Leasing
Track where the seminars will focus on customer service,
Fair Housing, and New Ways to get your apartments leased.
The Property Management Track will teach attendees how to
think Like a Business Owner, Accountability, and Coaching
for Excellence. The Regional Property Supervisor Track will
include seminars on Net Operating Income, Coaching, Fair
Housing, and Accountability. This year, seminars will also
be presented for Maintenance, Senior Housing, and Student
Housing. There is clearly something for everyone with this
year’s lineup of seminars.

Experience has shown that elected officials are more interested in what local
owners and management companies have to say because they live in their
district. I believe that a successful legislative committee will translate to
success in getting a seat at the table with the elected decision makers in these
cities and towns and will ultimately result in strong dialogue between our
members and elected officials when ordinances are considered that affect our
industry. I encourage everyone to get involved with your chapter’s legislative
efforts by volunteering to serve on the committee or by following through
and contacting your council member when asked.

State And National Awards
Suzanne Peperak, who is a regional manager for Barrett &
Stokely, was recently awarded the National Apartment Association
Designate of the Year Award. This comes on the heels of her being
named the Rick Stapp Regional Supervisor of the Year for the
Indiana Apartment Association.

offer advice to young people getting into the multifamily housing industry.
How does it make you feel that your peers
consider you worthy of the NAA Designate
of the Year and the IAA Rick Stapp Regional
Supervisor of the Year?
There were many impressive candidates for
the Rick Stapp award and I felt honored to be
selected as the recipient of that award in 2012.
I am fortunate to have a supportive network of
colleagues through IAA who encourage me in my
career. To be nominated and then win the NAA
Designate award exceeded my expectations and
I am proud to represent IAA at the national level.

How important do you think it is that younger
people in the industry strive for recognition at the state and national levels?
As a younger person in the industry I have been fortunate to have several amazing mentors
to learn from and to assist me in my career procession. Therefore, I think it is extremely
important for younger people to strive toward becoming the new mentors in our industry,
and recognition at state and national levels is a step in that process.
You have been heavily involved with IAA for many years, holding different chairmanships
along the way. What advice do you give to others about volunteering with IAA?
My advice is to take every opportunity presented because volunteer experiences have
allowed me to contribute to our industry while gaining skills and experiences outside of
my job as a regional manager. I have met inspirational people who have taught me about
teamwork, humility, and leadership to name a few qualities while working to improve the
industry as a whole.
Can you talk a little bit about the support you get from Barrett & Stokely that allows you
to volunteer your time at IAA?
Ten years ago when I interviewed with John Sweeney (then regional manager and now
president and managing member) for my first position at Barrett & Stokely, one of my
questions to him was “It is important to me to have education and training opportunities
with the local apartment association, is this a priority at Barrett & Stokely?” He answered
me by describing all of his volunteer experiences with IAA, reassuring me that my objectives
were in alignment with the culture of this company. I started volunteering at IAA in my first
year at Barrett & Stokely and haven’t slowed down since because of the encouragement
from executive management. As a company we believe that you get out what you put in, and
many of our employees volunteer time at IAA.
What is it about our industry that makes you want to get up each day and go to work?
In this industry, each day presents new challenges and rewards which I find to be refreshing.
We get to provide quality homes to people and fulfill a variety of needs from affordable
housing through luxury apartment homes. I learn something new every day that I can use
to improve the experiences of my employees, residents, and company, which excites me and
and encourages me in the multifamily industry.

You don’t need a title to be a leader
Phillip of Macedonia, the father of Alexander the
Great, said, “An army of deer led by a lion is more
to be feared than an army of lion led by a deer.”
That may or may not be true, but as my colleague,
Mark Sanborn, has pointed out, Phillip missed the
bigger point: An army of lions led by a lion is to be
feared most of all, for it is unstoppable.
What’s more powerful than having strong, effective
leadership at the top of your organization? Having
an organization of lions where everyone leads.

Whether you are an apartment owner or
management company, the only way to grow your
business, capture more market share, and ensure that all of your customers and
partners are happy is to build an organization where everyone leads and everyone
makes a difference. But how do you do it?
Developing an Army of Lions
1. Define leadership
The simplest definition is that leadership is positive influence.
If a non-titled employee associates leadership with a title or position, they’ll
probably not consider themselves leaders. But if they associate leadership with
behavior, they’ll see that they have the opportunity to lead.
within organizations have any idea how they can actually do that--especially
without a title.
So when is it appropriate for a non-titled leader to lead? Whenever he or she spots
an opportunity to increase ROI: Relationships, Outcomes or Improvements.
One great example of increasing ROI is from Toyota. At all of their manufacturing
plants, any employee on the line has the authority and responsibility to shut down
the line at any time they feel necessary. Quality control and problem solving
aren’t left to the titled managers. Instead, anyone who spots a problem is expected
to lead rather than allowing it to slip through as an imperfection on a dealer’s
lot or owner’s driveway. This approach not only improves their quality control
procedures but it also empowers employees in the process.
While many people often believe that leadership is always about large, sweeping
acts of history, we often miss the fact that our daily actions can lead to significant
change in our own lives and the world around us.
Remind those you lead that titled leadership is the charge of those leaders who
have been assigned with leading others. But true leadership is the charge for
anyone who sees an opportunity to positively influence and seizes it.
3. Focus attention
Begin with a question: How can we do this better?
While the average employee does what is required, a leader looks for ways to
exceed expectations by doing a little bit more. While a follower does only what
he or she is told, a leader thinks about how to do it better.
Just because you aren’t a manager doesn’t mean you can’t or shouldn’t lead.
You can identify managers from an org chart—they have power over people.
However, leaders aren’t identified by their titles or position, but by their abilities
and skills. One reason that employees don’t take the initiative to lead is that they
believe leadership is the responsibility of those “in charge.” Changing this mindset
is the fastest way to changing your entire organization.
2. Invite and encourage
Invite and encourage everyone to lead when appropriate.
Everyone wants to have an impact on the world around them, but few people

For years a first-rate hotel tried to identify returning guests before they presented
themselves to the front desk. Of course, the hotels’ computer records would
indicate if a guest had stayed before, but was there a way for staff to acknowledge
a guest before he or she made it to reception?
An ingenious bell cap came up with a clever idea. When he greeted each guest
arriving by car, taxi or shuttle, he would say, “Welcome to the hotel. Have you
stayed with us before?” If they responded in the affirmative, he would, as he
handed them off to someone to help with their baggage, tug on his left ear. His
ear tug signaled a returning guest, who could then be treated as such by hotel
employees even before checking in.

7 Tips For Getting There…
Unless you are a trust-fund baby living off a huge
inheritance, you have a boss. Even corporate
titans and business owners have bosses in the
way of shareholders and customers.

So wouldn’t it be great if everyone who worked
for a living had a boss who was results-oriented
while also being caring, compassionate, and,
well – likeable? Prior to becoming a speaker
and management consultant, I had the privilege
to work for such a boss – one who inspired me
to lead. And I chose to lead by following the
great example he set for me.
If you are a boss, see how you compare to the person I describe. Ask
yourself, “How can I become the kind of leader others wish to follow? And
how can I become the type of leader that will create additional leaders?”
Oh, and if your boss doesn’t practice these tips, feel free to print a copy and
slip it under you’re his or her door. You’ll be doing your boss a favor. And
if your boss acts on them, you’ll be doing your organization a favor, too.
Here are the 7 top tips my best boss gave me by way of example. If you
wish to be one of the best bosses ever, do this –
1. Empower Me.
Terms like “empowerment” and “earned autonomy” are just buzzwords
when spouted by a boss who micromanages. My boss believed that “…the
best executive is one who has sense enough to pick good people to do what
he wants done, and self-restraint enough to keep from meddling with them
while they do it.”

5. Demonstrate Care.
Marriage coaches suggest that couples plan a date-night to keep
communication flowing. At work, a great boss knows that spending time
with employees is one of the greatest ways to show care. The reality is
that “nobody cares how much you know, until they know how much you
care.” Imagine trying to grow a relationship without committing time to it.
It would atrophy, drift, and eventually dry up.
Likewise, top bosses feed work relationships when they take time to meet
with employees and know them as individuals. This time investment reaps
dividends of loyalty.
6. Recognize, Reward, and Reinforce Me.
Some companies have splashy rewards programs where employees can
earn money, gift certificates, or prizes for stellar performance. Sadly, those
programs can become a substitute for doing things that truly reinforce
positive behavior and loyalty. As Gallup research shows: people don’t quit
companies; they quit bosses.
A great leader understands that what drives most work behavior is the
reward of being trusted with even more. After all, “Big jobs usually go to
those who prove their ability to outgrow small ones.”
7. Role Model.
If everyone at work behaved exactly like you, would it make for a better
workplace, or would someone have to call in the National Guard? A great
boss knows that there is little value in words except when they are backed
up with consistent actions.
A great boss hires talented people, and then gets out of their way.
2. Talk About Me Behind My Back.
During the 10 plus years I worked with my best boss, several people told
me that he talked about me behind my back. Do you know what he said?
“Go to Scott. He’s the expert on this.” Or, “I might not always understand
Scott’s process, but I love his results.”
The title “Best Boss Ever” is actually an oxymoron, like a “serious joke.”
What is a boss? He or she is just someone who hires/fires, signs paychecks,
conducts performance reviews, approves time off, etc. Being a boss
connotes an old fashioned, top-down dictator in charge of riding people
hard to get results. Why would anyone want to be good at that?
Hint: Your goal should not be to be the best boss.
A great boss says and does things both directly and indirectly to build
up employees.
3. Speak the Truth with Love.
A great boss accepts that “the only man who never makes a mistake is the
man who never does anything.” Making mistakes is inevitable, but the best
boss knows that when using correction, the end result should be to make
employees thirsty to learn from their errors so they can be successful the
next time out.
A great boss will tolerate employees’ mistakes…as long as they’re making
NEW mistakes, not the same ones over and over again.
4. Accept Responsibility, and Expect Me to Do the Same.
Everyone wants to take credit for a success, but no one wants to be close
to a failure. My boss understood that “if you could kick the person in the
pants responsible for most of your trouble, you wouldn’t sit for a month.”
Rather, strive to be the best leader you can be. “People ask the difference
between a leader and a boss. The leader leads, and the boss drives.”
The best boss I ever had wasn’t a boss as much as he was a leader. And
if you enjoyed the quotes in this article, you know that he was a big fan
of the leadership philosophy of Theodore Roosevelt, another great leader.
Leaders, after all, create other leaders.

Spotting a problem is easy. Anybody can do that. In fact, merely calling attention
to a problem is called complaining. Solving a problem is harder; it takes an act
of leadership.
4. Recognize and reward
Recognize the attempts employees make to lead and reward successful efforts.
Don’t expect perfection. Initial efforts to lead may well be less than successful.
That’s why it is important to also reward efforts and not solely outcomes. An
encouraging word can go a long way toward motivating someone to lead. Too
often positive feedback is reserved only for the big wins. As a result, the effort to
aim for little improvements is thwarted.
Is it possible to over-recognize people? I know that the research says it is
theoretically possible, but I am yet to meet the employee anywhere who has told
me, “Paul, you know what I hate about working here? You can’t do anything
without someone saying thank you, or slapping you on the back and expressing
appreciation. It’s driving me crazy. You get so much recognition you can’t get
your work done!”

Make sure you take time to recognize those who are moving in the right direction,
and not just those who have already arrived.
What does success look like?
In the end, success will be seen within your company or organization by
the efforts of the people on your team. Clients will be happier in their new
apartments, partners will be more eager to work with you, and all of your
employees and colleagues will take pride in the work that they do with you.
Follow these four steps and in due time you will develop your own “team
of lions.”

with excessive humidity, there was no rain.

Flaherty & Collins Properties has been chosen by the City of Indianapolis
to develop the north lot of the former Market Square Arena site. The
company plans to construct an $81 million, 28-story tower that features
300 luxury apartments, 500 parking spaces and 43,600 square feet of
Market Square Project.

On July 30 members gathered at Victory Field to watch the Indianapolis Indians play and enjoy a
night of networking at the Coors Light Corner. There was intermittent rain throughout the evening
but that didn’t put a damper on everyone enjoying traditional ballpark fare, including hamburgers,
BBQ chicken, hotdogs, baked beans and Coors Light Beer.
Michaelis sponsored and hosted a Tailgate Party at the White River State Park parking lot, prior to
the game. Tailgaters were served lemon shake-ups and tested their skill at KanJam.
IAA members enjoyed typical ballpark fare in the Coors Light
area of Victory Field.

Without question, the maintenance guys
from Van Rooy Properties have had
tremendous success over the years in Maintenance Mania. And
Brian Niehaus has been an important part of the company’s success
at the state and national levels.
This year in San Diego marks the second
year in a row that Brian has placed third
at the National Maintenance Mania
Competition. He said the work he and his
co-workers have had to put in each year,
as well as sacrificing some personal time
to practice during the weeks leading up to
the competition have been integral in the
company’s overall success.
“Practice time is totally up to each individual,”
he said. “I practice every day at lunch as
we get closer to the (state and national)
competitions. It is totally up to the guys.”

But practice is just a part of the winning
formula for Van Rooy. Every one of the competitors has a desire to
be the fastest within the company. It is that internal competition that
then spills over to the Maintenance Mania event each year.
“There are 10 guys here that are super, super fast,” Brian said. “We
are so competitive among ourselves and that makes us better.”

Maintenance Mania, they do so with
a former co-worker on their hearts.

2009, spearheaded the effort to get the
maintenance workers involved in the first

Each year, Van Rooy Properties hosts the
Rick Stapp Maintenance Mania Unplugged
Event, where the top 15 are invited to compete in a relaxed atmosphere
with the winner receiving $500 in cash. The top three winners from
the state Maintenance Mania competition do not compete in the
Unplugged event.
“Rick is the one that got this going. He was passionate about his
job and about Maintenance Mania,” Brian said. “I’m that way too.
I want to represent the Van Rooy name by giving them everything
I’ve got every day.
“They are an awesome family and I love doing work for them.
Everyone in the family takes time to talk to you and treat you well.
They are nice enough to set up a practice facility in their home for
us. I’ll give 110 percent at Maintenance Mania and at work.”

shift in U.S. household formation that has triggered
rising demand for all types of housing over the past
couple of years, including multifamily and singlefamily rental and ownership. The researchers note
that conditions are ripe for adult children to move out
of their parents’ homes and for college graduates to
rent their first apartments. Amid the upturn, multifamily housing permit growth has
outstripped single-family permit growth. “Assuming job growth remains at or above
the current pace,” the analysts conclude, “we expect these trends to continue.” The
analysts wrote in a report on housing demand: “We believe steady, if unremarkable,
monthly job growth is creating a similar household formation environment for 2013
which should support our positive housing outlook.”

Developers Vote for D.C.’s Apartment Sector. Will Residents?

The Washington, D.C., metro area’s apartment sector continues to grow ever
more competitive. Residents have more than 50 newly delivered communities to
choose from throughout the region, which should translate into a temporary period
of increased negotiating power for residents as owners look to fill 17,000 rental
units that will be arriving in the market over the next year. However, the surplus
of apartments may be short-lived, as demand grows to record levels for Class A
units in particular. From an owner’s perspective, this year’s second quarter was a
mixed bag of good news and potentially disturbing trends. On the positive side,
Class A absorption levels (or the change in the number of occupied units) and
absorption pace per community (the number of net units leased) point to solid
demand. However, monthly rents have started to markedly decline in more than
50 percent of the region’s submarkets, especially in those that are burdened with
high levels of new supply. Finally, the D.C. area’s development pipeline remains
oversized compared to projected demand, and the near-term future of the regional
economy -- in light of federal austerity measures -- is still a question mark. Rents for
all investment-grade apartments declined 0.8 percent over the last 12 months, falling
for the first time since 2009.
