John Ozwell, FRICS, Chairman
Founded Hunters in the Spring of 1991 and has grown Hunters to become the leading
multi-disciplinary estate agency across Warwickshire, Staffordshire and the West Midlands,

David joined the Hunters team in 1995 runs one of Hunters most successful offices in Knowle,
Solihull, where his expertise involves the sale of high value property. David is very keen on outdoor
sports including windsurfing, skiing, running and mountain climbing. David oversees the sales of
property to the south of Solihull covering many of the Warwickshire villages and areas where
families are so keen to live.
Julie Hyde, New Homes Director
Julie is another long standing member of the firm, having also started with Hunters in 1991. Julie
has always worked in the new homes market, having spent some time working for major builders
before joining Hunters. She is recognised by builders as being the expert in new homes sales and
marketing in the Midlands region. Julie works closely with John Ozwell and between them have
successfully sold some 200 different developments over the last twenty years.
Rebecca Clarke, MARLA, Residential Lettings Director
Becki joined Hunters as a young trainee lettings assistant back in 2006 but her drive and
determination to succeed has seen her grow from senior negotiator to manager and in recent times
departmental director. Becki has grown Hunters Residential Lettings to one of the largest turnover
departments in our group.
David Harbour, MRICS, Survey Director
David joined Hunters in 2013 having spent many successful years in the surveying industry, originally
running a national survey company, then afterwards running his own practice. David leads a team of
four very experienced chartered surveyors based at Hunters head office, providing a wide range of
survey and valuation services to the major banks, building societies and private clients.

Market overview: Q2 2015
Great Britain, the island on which we live is the largest
island in Europe. With a population of around 61
million people, it’s the third most populated island in
the world (behind Java, Indonesia and Honshu,
Japan). Our island covers an area of 229,848 km2 and
is surrounded by over 1,000 smaller islands.
There are over 25 million homes in the UK. The number of home
owners has risen by more than one million since 1997. We are 74 times
smaller than the USA but despite being small, we are mighty. We have
three times the population of Australia, drink 165 million cups of tea
each day and over 300 languages are spoken within our boundaries.

Annual change
The primary concern in the current sales
market is the number of new listings
coming to the market. Despite the hype,
throughout Britain, new listings are down
9% in an annual comparison demonstrating there’s still plenty of properties for
buyers to choose from. The areas
where the dip in new listings is most
pronounced are typically strongest
markets of Greater London (19%), East
Anglia (16%) and the South West (14%).
It’s likely the supply of new properties has
dried up most in these areas due to the
buying frenzy in the capital and popular
commuter destinations over the last year.
The average asking price in Britain has
increased steadily in the last six months.

annual comparison. It’s likely this has
been partially fuelled by increased
competition amongst sellers as there
are fewer properties coming to market.
Rises in the average asking price for

price in Wales also rose steadily in Q3

After a long winter, the garden can look tired and dishevelled.

it’ll cost a little money fixing any cosmetic problems or small issues,
it will pay off in the long run (particularly if you do the work yourself).
It should also maximise the value of your property as buyers are less
likely to negotiate money off to get these issues fixed.
Keep it comfortable
The weather in Britain is unpredictable most of the year and spring is
no exception. Pay attention to what the weather is doing outside and
adjust your heating accordingly. If it’s freezing outside, ensure your
property is warm and inviting and vice versa. This will help make it
more appealing to potential buyers.
Aromatherapy
The scent of your house can help potential buyers see your property
as a home rather than just another house. In general it’s a great idea
to put a pot of coffee or a loaf of bread in the oven ready for when
potential buyers arrive. You can, however, also tailor this selling tip
to each season. To invite spring indoors, you could mow the lawn and
leave the windows open for that freshly cut grass smell and put vases
of seasonal flowers around the property.
If your home looks run down or tired take the time to smarten these
areas. Consider a fresh coat of paint, new flooring or new doors if
you need to transform and smarten up a tired-looking property
for viewings.
Know your target market
Tailor your space to specific groups of potential buyers. You will
need to achieve the balance of appealing to your main target market
without alienating other groups of people. Most people are looking
for versatility, so demonstrate how your office can be made into
another bedroom and point where there’s development potential
such as a conservatory or extension.

The UK property market is so buoyant
that prices rose 0.3% across England
and Wales in January alone. This is the
highest rise observed for January since
the onset of the financial crisis and is
at odds with the typical seasonal trend.
As usual, this trend was exaggerated
in Greater London where asking prices
jumped nearly 1%, adding an extra
£15,000 to the average home value.
This trend looks set to dominate the UK
property market throughout the rest of
the year.
Despite a small uptick in supply, the
total number of properties on the market
fell to a new low. At the start of 2016
there were just over 386,000 properties
for sale: 47% less than in 2008.
The average asking price for England
and Wales is now 8.2% higher than it
was in January 2015. As long as the
supply-demand imbalance continues,
this figure will continue to rise.
High demand means properties are
selling in an average of 117 days across
England and Wales. This is a record time
for any January since the market crashed
in 2008 and nine days faster than January
2015.
