California developers are blazing a trail from
the coast to the desert with these innovative
new residential projects.

THE VIBE Choose among 800 homes in three different collections,
including residences ranging from 1,300 to 3,000 square feet
nestled amid 21 themed parks (picture Zen gardens and putting
greens). It’s set on a little more than 200 acres in the heart of the
Coachella Valley, on Avenue 52, minutes from the Old Town La
Quinta and El Paseo art galleries and shopping districts.
THE KEY PLAYERS The project is a collaboration between Shea Homes
Active Lifestyle Communities (think Trilogy at La Quinta) and
Hoffman Land Development.
THE AMENITIES A trail system, outdoor concert amphitheater
(bordered by a pool and pond), and indoor/outdoor exercise
stations are all on property. “Innovation, top-flight design and
quality construction are going to be hallmarks of this community,
as they are in other Trilogy communities across the country,” says
Trilogy at The Polo Club General Manager Ryan Smith.

THE VIBE This contemporary Mediterranean project showcases 79
single-level and two-story abodes ranging from 2,335 to 3,905
square feet, priced between $1.5 million and $4 million. It’s the
first new residential project in the Newport Center area in 20 years
(steps from premier open-air retail center Fashion Island).
THE KEY PLAYERS The joint venture is between The New Home Co. and
Hillwood West (led by chairman Ross Perot Jr.).
THE AMENITIES Expect exquisite ocean, golf course, garden and city
views, “in one of Southern California’s most desirable locations,”

THE VIBE Ten single-level residences and six penthouse townhomes
range from 1,200 to 3,600 square feet and are priced from
$900,000 to $4 million, in a transformed 1980s-era, six-level
“stepped building” (formerly Sunset Pacifica). “It’s exciting to
breathe new life into a building that has been a landmark at Sunset
at PCH for 30 years,” says Partners Trust realtor Tracy Tutor
Maltas. “With so much outdoor space and great ocean views, the
16 residences—each one unique—raise the bar for California
beach living.”
THE KEY PLAYERS The co-development between 9 Mile Investments
(which acquired the property in 2011) and Partners Trust Real
Estate Brokerage & Acquisitions (best known for listing the Bob
Hope and Gucci estates) will be first-class all around.
THE AMENITIES Expansive terraces (some with outdoor kitchens,
fireplaces and showers), exposed concrete walls, reclaimed white
