What’s New for Me? - I Have Moved
to Pat O’Brien & Associates!
My affiliation with RE/MAX was a positive
experience during that time of my career, but a new
and great opportunity was presented and I decided
to make the move. Pat O’Brien & Associates is
consistently at or near the top in market share for
the area. Their stellar reputation, outstanding office
support and working environment, as well as the
best location in town for real estate made this the

Changes in my web sites
Because of the change in offices, my waterfront
website, http://northernmichiganwaterfront.ws is
being reworked to function more fully on its own.
The plan is to ensure that this site will continue to
be a great resource for those looking specifically for
water related properties. The newest addition to our
web presence is also in the works. The address for
this new site is http://marthamishler.com. I am
very excited about the comprehensive and easy to
use nature of this new site. I’ll be sure to let you all
know when it is up and running.
Local Market Update
The later part of the summer was very successful for
me. Completed sales included a wide range of
properties from vacant acreage to in-town homes, to
lake view and lake front homes. As you might
expect, fall is often a quieter time for real estate in
Northern Michigan. 2008 seems to be following that
trend. With the recent upheaval in the mortgage
industry, tightening of credit and uncertainty about a
path to recovery, this year may be a bit slower than
usual. Having said that, it should also be noted that
fall often presents some of the best prices of the
year. Many property owners dread the thought of
holding on to that property over the winter (-again,
in some cases). Additionally this year, if the
mortgage “rescue” plan does what it is intended to
do and the market comes back, this truly could be a
golden opportunity for buyers. There is no crystal
ball, but when the current situation is assessed, there
are indications that an up-tick in buying activity, and
in turn prices, is quite possible.

The table shows all real estate activity in our MLS,
including Antrim, Charlevoix, Cheboygan and
Emmet Counties. The number of listings continues
to be higher than in years past, but remains lower
than in 2007. Both average and median sales prices
are down significantly from last year. The cause is
likely a combination of lower prices, fewer high end
sales along with more sales of lower priced homes.
Recently, the listing prices of many homes have
been adjusted to the market, providing excellent
opportunities for those in a financial position to buy
now. However, even in this market, the best deals
do seem to move rather quickly.

Part II in our new series highlighting area lakes is dedicated to –
Walloon Lake
Walloon Lake is another true gem of Northern Michigan. This beautiful lake covers more than 4300 acres
with depths in the 80 to 100 foot range in three of the main basins. Walloon has many arms and narrows
making for very interesting scenery, but also giving it a very intimate feel for a lake of this size. There is
also something intangible about Walloon that sets it apart. The sense of community, the peaceful beauty,
the laid back fun for both young and old all play a part. It is hard to describe, but if you spend some time on
the lake you will quickly feel the wonderful Walloon Lake vibe.
The Walloon Lake Association (http://www.walloon.org/) is a great asset to this community. The
organization is very active and boasts over 950 members, a very high percentage of property owners.
Among their many accomplishments, they have preserved over 1700 acres of land in the Walloon Lake
Watershed.
For fun and games on Walloon there are several organizations that provide opportunities.
The Walloon Lake Yacht Club (http://walloonyachtclub.org/) provides sailing lessons and racing
opportunities, which are enjoyed by many each summer. The Walloon Lake Country Club is a great place
for people of all ages to hang out. With the waterfront docks at the club, arriving by boat is a preferred
method, especially for the kids. The club has tennis courts, an 18-hole golf course and much more to offer.
Fishing also plays an important part in Walloon Lake life. For more information on this favorite pastime of
many, check out the fish-web site at (http://www.fishweb.com/maps/charlevoix/walloonlake/index.html). The
two main public access/boat launches for Walloon Lake are at the East end of Sumner Road and in Walloon
Lake Village.
This phrase links to an aerial photo of Walloon Lake. Zooming in or out and scrolling around will give a
good feel for the beauty of Walloon Lake.
No trip to the area would be complete without a sandwich or other goodie from the Walloon Village General
Store and Deli. This is a favorite stop for locals and visitors as well. Some people eat there daily! Another
long time Walloon Village dining tradition is the Walloon Lake Inn.
Real estate opportunities on Walloon Lake are more numerous now than at any time in recent history.
These properties range from amazing waterfront homes with prices at the very high end, through the new
luxury condo development in the village in the $1,000,000 range, to more modestly priced old time cottages.
