Energy Efficiency 101
Identifying and Vetting Opportunities
at the Macro level…
Electricity Prices +42% in Decade
• October was the 11th consecutive month when the average price hit
or equaled the record level for that month.
• The average price in October was 13.2 cents per KWH up from 12.8
a year earlier and up from 9.3 in 2003.
• Con Ed had the highest rates of any major U.S. utility in 2012. Their
2.1M residential customers in NYC and Westchester County paid an
average of 25.65 cents per KWH.
Electricity Prices Will Rise
Solar + Storage Cost-Effective
by 2024
More Solar Installations in Last 18
Months Than Past 30 Years
Why engage with Energy Efficiency Companies?
 Recession Proof
 Local and Federal Mandates for Energy
Efficiency/Emission Reductions
 Market Potential across all Channels
 New Product Sales Opportunities
 Covers a very broad array of end users
 Supports Distribution Channel
ESCO/EE Elevator Speech
The ESCO and efficiency market operates in
an increasingly more complex legislative and
regulatory environment. This requires a
higher level of expertise to assist their
diverse customer base in fulfilling their
operational, energy and sustainability goals.
AD Distributors are well positioned to provide
ESCO’s and end-user customers with a broad
selection of high quality compliant products,
comprehensive services and sophisticated
controls...

Performance Contracting
What you need to know
Performance Contracting - What is it?
Performance Contracting specifically involves engineering a comprehensive energy saving solution and owning the responsibility for
that solutions Guaranteed results. Therefore at least a higher degree of financial accountability is required, if not technical ability.
PC provides the funding for capital improvement projects for customers without cash by paying for the equipment through the energy
savings generated by the energy Conservation Measures ECM.
Performance Contracting is not simply:
Implementing a retrofit
Re-lamping a school district
Installing new chillers and boilers
Projects are long term relationships between the ESCO and the End user that range as long as 20 years.
14
Who are the players?
There are 3 distinct types of ESCOs**
• Super ESPC’s (there are 16 of these as designated by the DOE)
• 2nd Tier ESCOs – Do smaller scale performance contracting
• Contractors – Specializing in the ESCO marketplace
Chevron*
Schneider/TAC*
ConEd Energy Solutions*
Energy Services Group*
FPL*
Siemens*
Johnson Controls*
Honeywell*
Ameresco*
Noresco*
Key Player are the contractors to the ESCO’s as many times
they influence the product specification, lighting, controls, chillers
etc…

Common Issues and Priorities
Segment trends)
• Business challenges
• State & Federal Legislation
• Sell Cycle is long (average time to close is 12 to 18 months), complex and
expensive.
• Manufacturer/Distributor Challenges
• Commodity /price oriented driven
• BUY AMERICAN requirements
• Decentralized decision making
• Extended Warranties 10 year is normal
• Design
• Projects are based on ROI and payback not on system redesign
• Lighting
• Trends towards SSL, lighting controls, and new fixtures/kits
• Customers can request newer lighting trends
• Street and outdoor lighting

Efficiency Market Design
Issues and Influencers
Design considerations for Efficiency market
To Execute a well-thought out program to achieve energy efficiency, low
maintenance, and supports long term contract requirements.
Design Considerations
Design Issues
 Maintain existing performance
 Existing system is inadequate
 Optimize energy savings
 Needs to upgrade electrical
systems
 Reduce operating and maintenance
costs
 Low operating hours
 Low cost (labor + materials)
 Low utility rates
 Sustainability
 Lack of utility incentives
 Lighting pays for other energy
conservation measures
 Environmental Issues (asbestos
abatement etc.
Lighting/Design Product Selection Process
Lighting is usually key ECM because of the
payback it generates to make a project be
economically feasible help move from the RFP
Design
Considerations
process to a project .
The typical performance guaranteed project is
over $10 million in scope and typically takes up
12 months to move from concept to
construction. Federal projects average 33
months for this process. Lighting product are
5%.
Product Selection begins early in the feasibility
stage of proposal (the first month)
Products will be locked in once the ESCO
customer accepts the proposal. This can also
occur from day one if the ESCO selects a
lighting contactor to use at the beginning
Federal Government ESCO Projects
Trends- Energy and Sustainability
Presidential Memorandum -- Implementation of Energy
Savings Projects and Performance-Based Contracting
for energy savings
President Announces Nearly $4 Billion in Public and Private
Investments in Building Upgrades as Part of Better Buildings
Initiative
The Presidential Memorandum directs Federal agencies to enter
into a minimum of $2 billion in performance-based contracts
over the next 2 years.
ESCO
Trends- Energy and Sustainability
Energy Policy Act of 2005
The Act created the Energy Efficient
Commercial Buildings Tax Deduction, a
special financial incentive designed to
reduce the initial cost of investing in
energy efficient building systems via an
accelerated tax deduction under
section §179D of the Internal Revenue
Code
Enacted by the 109th United
States Congress
