Prospect House has a remarkable and romantic history. Perched high above the wave-pounded ruins of a tiny
fishing village, it was built by two extraordinary sisters to become a legendary hotel. After a period of neglect
it is now being carefully restored and converted into 16 fabulous new homes; most have stunning ocean views
across to the dramatic lighthouse at Start Point, around to Beesands, Slapton Ley, Blackpool Sands and over
towards Dartmouth.
Martha’s Vineyard, Maine and the world famous Hamptons on the south side of Long Island have provided the
inspiration for the interiors: sunlight streaming into spacious rooms with soft sea-washed white colour schemes,
light wooden floors and stylish, understated fittings, to create an easy-living, fashionable seaside home.

Devon has long been famous for its relaxed lifestyle and breathtaking coast, its historic towns and beautiful scenery, in rescent years it emerged as the
county offering the best quality of life in Country Life Magazine’s league tables.
Prospect House is in the South Hams, a particularly beautiful and unspoilt corner of the county, inland there are picturesque villages and hamlets, the
whole coastline is a designated Area of Outstanding Natural Beauty, the climate is mild and there is an abundance of fresh local produce and seafood.

Just a 5 minute walk from Prospect House, Hallsands

There are several worthwhile surfing beaches nearby, the most notable being Bantham and Bigbury.

Prospect House was built by sisters Patience and Ella Trout in the early 20th century. They originally
lived in Hallsands, a small fishing village on the edge of a beach tucked under the cliffs beneath
Prospect House. The village had some 128 inhabitants; a tight knit community bound by a physically
hard lifestyle and the precarious living they made from fishing.
In the 1890’s the dockyard in Plymouth was expanding and vast quantities of shingle were required
for its construction, which was dredged from the seabed in front of the village. The villagers
predicted that this would erode the seabed and feared for their livelihoods and for their homes.
For the most part their protests went unheeded, the beach was gradually washed away and then
a new sea-wall began to crumble. In 1917, following two nights of especially high seas and tearing

easterly gales, thirty-seven homes, the village store and the pub collapsed into the sea, leaving the
villagers homeless and ending forever a centuries old way of life. Later the same year, when Ella
was just 21 years old, she was awarded the OBE for rowing through treacherous cross currents to
rescued a crew member from a ship which had been torpedoed.
Following a long battle resulting in meagre compensation, for the loss of their home, the Trouts
invested in a plot of land. Ella had dreams of a hotel and managed to secure a loan from the bank,
but construction costs were prohibitive, so the two sisters set to work to build a small guesthouse
with their own bare hands. It opened in 1925 and grew into Trouts Hotel which over the next 30
years became a nationally acclaimed destination: their guests thrived on its unrivalled location, fresh
air, fine food and the warmth and friendship of Ella and Patience Trout, who continued to embrace

The incredible history of Prospect House
makes me feel like a proud custodian,
inspired with a determination to retain
the integrity and vision that Patience
and Ella had possessed in their original
construction of Prospect House in
1924. Their magnificent building stands
majestically on the cliff top, lending itself
so perfectly to New England styling; after
all, many of the first settlers who took
the English culture and architecture to
America originated from Plymouth.
The shape of the building is classically
similar to those that were replicated in
America, which enabled award-winning
architects Harrison Sutton Partnership
to create a design scheme that brings the
properties into the 21st Century without
detracting from the original building.
‘Stunned’, that’s how I felt when I first
found myself outside Prospect House
- the view is breathtaking and there are
few places like it in the world, let alone
Devon, better still South Devon. I was
in the enviable position of being able to
purchase that view, and there was no
doubt in my mind, it had to happen. Now
you too can have that same feeling and
I invite you to take the opportunity of
sharing it as an owner of one of the best
properties in this part of beautiful Devon.
Come and take a look for yourself.

Living in the Kingsbridge area gives me
the privilege of enjoying the beauty of
the South Hams every day. Our scenery
and coastline is our heritage, which
remains unchanged by the blight of urban
sprawl. It is my passion and mission that
Amara Estates continues to preserve
that exquisiteness with all developments,
by creating them to be architecturally
in sympathy with the glorious Devon
landscape and its antiquity. Prospect
House, with its impressive past, endorsing
the original creation, is now enhanced and
preserved for a new life.
