Rockridge Building Company’s systems of building methods, accounting, and project management
have all developed over more than 30 years of experience. While our past work ranges from
historical preservations to development projects, our focus and our passion is the construction of
custom mountain homes. We have built homes in Summit County ranging from 3,000 SF to 10,000
SF, with styles varying from contemporary to rustic to eclectic.
Established and respected relationships are in place with local subcontractor talent, architects, and
government agencies. These relationships provide the foundation of each project we pursue.

Our clients are focused on the finances of their project, and we do not forget that. We assist our
clients in making financially efficient decisions so that each dollar spent can lead to greater value
at completion.
Through established relationships with multiple suppliers, we have the unique ability to offer
discounts of up to 40% off of retail on cabinets, tile, plumbing fixtures, and lighting fixtures. This
discount, passed directly to our clients, often saves a sum of money measured in the tens of
thousands of dollars, and typically represents a figure equal to 4-5% of the total contractor’s fee,
providing Rockridge a unique offering of cost savings to our clients.
Not only do our homes offer clients financial value during the building process, but often also

interior design
An added benefit of working with Rockridge is our support through the interior design process. We offer
our clients in-house assistance with interior surface selections, including: masonry, tile, granite, floor coverings,
plastering, stucco, paint, stain, as well as plumbing, lighting, and electrical fixtures.
Through our established relationships with providers of tile, plumbing and lighting fixtures, and appliances, our
clients are invited to take advantage of discounts as much as 40% or more off retail. We enjoy bringing value
to our clients and we pass this savings directly to you.
Our budgets include a base number of hours for ordering materials and selection of items, which also covers
some of the actual design process. If additional hours are needed, we can bill this service to the client at a
reasonable rate. Alternatively, we are always happy to work directly with a client-chosen interior design
consultant as well.

The construction of a custom mountain home involves literally thousands of decisions. Clear
communication between the owners, builders, architects, and many others is vital to success. At
Rockridge we focus on maintaining constant communication with our clients. Each member of our
team is available daily by phone, email, or in-person meetings. Site visits with clients are arranged as
often as desired. Weekly photo updates are emailed to every client to ensure they are familiar with
on-site progress. Our Request for Information (RFI) system provides a written format to track even
the smallest of decisions during construction. We make every effort to keep our clients informed.
In addition, our accounting is open-book. Draws are typically sent to clients on a bi-weekly basis.
Each draw includes a breakdown, to the penny, on how funds have been used. Draws will provide
breakdowns by cost code so that clients understand exactly where and how money is being spent.
Copies of timecards, material invoices, and other financial matters are also included with every draw.
Our clients can feel comfortable knowing they are completely informed about the finances of the
project.

You are creating a home, and our job is to guide you through that process. Trust is essential. We bear
the responsibility of ethically managing both the finances and the construction of your home. Past
experience has shown that we often begin speaking with clients while they are in the early design
phase, a year or more before we ever break ground. Be it through future modifications to the home, or
simply the fact that we live in a small community, the builder-client relationship then continues for years.
The undertaking of building a custom home necessitates comfort and trust that your builder is
continually focused on your best interests.
We focus on maintaining a positive relationship with our clients by consistently demonstrating integrity.
Challenges will arise on custom projects. Our interest is how to positively respond to those challenges.

our services
Accounting
Construction accounting at Rockridge is pursued by dividing the different aspects of the job into
“cost codes.” Each cost code will have its own description and dollar value in the budget Proposal.
This Proposal serves as the financial basis of our contract and all expenses are tied to the cost code
divisions of this Proposal. With each draw our clients can see financial summaries and a breakdown
by cost code detailing how each dollar was used. Our accounting is open-book.
Our MasterBuilder accounting program ensures accuracy and helps to integrate the Proposal, job
expenses, change orders, savings, and other factors so that all accounting documents are in unity.
Our clients consistently respond positively to the level of financial transparency they witnessed while
building their home.
Requests for Information (RFI)
The Request for Information (RFI) system at Rockridge is an email-based method of ensuring
written documentation for all decisions. Early in the project, as decisions begin to be made, email
correspondence such as “RFI #1: Retaining Wall Stone Type” will be sent to our clients. The RFI
email will list one or more items to be addressed and then ask for our client’s feedback. If there is a
financial element to the decision then a full financial summary will also be included. Each question
and response is charted in an Excel spreadsheet that is attached to each new RFI. Further, our RFI
spreadsheet notes any RFI’s which lead to change orders on the project, again ensuring that all
documentation is in unity.
During a typical job, the total RFI count often approaches 200. This number of decisions would be
impossible to accurately monitor without written documentation. The RFI spreadsheet allows for
ourselves and our clients to each have a written copy of decisions. This ensures transparency about
our client’s decisions and allows for efficiency in construction.
Estimates & Proposals
We often engage in two separate estimates for our clients. The first is a Preliminary Estimate. This is
typically put together from early drawings that do not include items such as engineering plans. The
Preliminary Estimate often uses unit costs and/or historical figures to provide clients with an idea on
where we anticipate pricing to fall.
Once construction documents are complete we prepare a Proposal. This document is based on
plan reviews, supplier and subcontractor quotes, and feedback from government agencies. The
Proposal typically takes three weeks to prepare and, if approved, serves as the basis for the
construction contract.
Each of these estimates are tied to the cost code accounting system, providing a breakdown of costs
for different aspects of construction.
Scheduling
Many of our clients have a target date to move in. Often this involves a holiday or other significant
gathering. We use scheduling software so that we can continually understand the scheduling
expectations and work towards our client’s goal. Our team is constantly thinking ahead so that each
project can be completed as time efficiently as possible. We provide you with timely guidance on
design decisions. Correspondence of RFI’s with our clients, engineers, architects, and others is
pursued diligently.
Prior to breaking ground we can provide a time estimate for construction, and then our goal is to
work with you towards reaching a timely move-in date.
Product Selection & Discounts
Our job is to guide you, and we will do just that. The construction schedule is always tied to order
dates for certain products. Those dates are then tied to Design Phase schedules which we provide
to you early in the job. Substantial notice is provided when material decisions are needed. If
desired, appointments are arranged for our clients with our preferred supplier representatives. This
allows our clients to review items such as plumbing and lighting fixtures with somebody who
provides discounted pricing, is familiar with the layout of your project, and can work seamlessly with
our team. Whether it involves supplier appointments, site visits, visits to previous projects, photo
emails, or on-site meetings, we are here to provide assistance so that you can make informed
choices for your home.
