As Büyükyalı family, we are building a brand new coastal district
and “a good life” in Istanbul from which we derive our inspiration.
We are revitalizing the timeless spirit of Istanbul, its neighborhood
culture, and its cozy neighborhood life with the project we have
designed together with the architecture company of Chapman Taylor,
which has authored world-renowned projects, under the assurance
of Emlak Konut REIC and with the partnership of Özak REIT,
Ziylan Gayrimenkul and Yenigün İnşaat.
ABOUT BÜYÜKYALI…
Büyükyalı is a project that is respectful of historical and
cultural heritage, and consistent with Istanbul’s texture,
having an innovative spirit that synthesizes traditional
architecture with modern lines. While designing
Büyükyalı, we have adapted the “New Urban Planning”
movement that aims at raising the quality of life in the
cities, a movement that is recognized all around the
world.
Reflecting the understanding of “New Urban Planning”,
Büyükyalı opens the doors to a brand new life that
respects humans, that is nested in green and blue.

STRANDED IN TRAFFIC
Büyükyalı offers a diversity of access routes with the
transportation options by land, sea and rail systems. The
marina* and sea shuttles* that are planned to be built will
provide rapid transportation to anywhere you’d like without
getting stranded in Istanbul’s traffic.
Thanks to the Marmaray** Zeytinburnu station that is
currently under construction, residents of Büyükyalı will
have easy access to all transportation networks of the city
and will be privileged in terms of transportation. Eurasia
Tunnel**, the road tunnel project crossing the Bosphorus
strait undersea, will be located close to Büyükyalı and will
strengthen its central location and accessibility.

The presence of historical buildings empower Büyükyalı and
the region with a heritage, and will transform spaces that have
remained closed for 100 years as living spaces again.

TURKISH BATH
The factory chimney that is used as water tower today
was built in 1845 as steam chimney for the production
workshops that made use of steam power. The certified
building will be displayed as a cultural heritage that
highlights one of the entrances of Büyükyalı, in line
with the restoration project.
The Turkish bath that was built in the 19th century
as a part of the industrial and service buildings is
an example of modest Turkish baths with its simple
design. The building will be preserved in accordance to
its restoration project, and will be put into use with a
new function as a luxurious restaurant.

At the center of the Imperial Zeytinburnu Factory,
Büyükyalı is in the middle of the plot surrounded by
other factory buildings. Today, the factory will serve
commercial functions, hosting cafés, restaurants and
exhibitions.
The main section of workshops and warehouses
is believed to be the Mauser rifle factory whose
construction was completed in 1902. In Büyükyalı
project, the loft units of the current building will
function as home-offices while the integrated wide area
will be used for commercial functions.

Reflecting the historical texture of Istanbul, using façade
materials that comply with the historical texture of Istanbul in
color and texture on the exterior, Deniz Kapı Houses are located
in “U” shape in order to provide the widest view possible to
each apartment. Everything is within arm’s reach at the
Deniz Kapı Houses with the commercial areas, restaurants,
and world-select flavors.

Büyükyalı Istanbul is a gem with its proximity to the
historical peninsula, its location on the seaside, and with
historical values it brings to life. We were inspired by this
gem for the interior design of Deniz Kapı Houses.

Bahçe Kapı Houses face the green courtyard and the sea,
and have gorgeous views. The historical buildings that are
included within the project will regain a new life as a result of
the meticulous restoration, and will cast the timeless spirit of
Istanbul on the view of Bahçe Kapı Houses.
