Coyol Free Zone, the largest and the most modern hightech business park in Central America, is located in the
province of Alajuela, Costa Rica just 4.5 miles west of the
SJO International Airport. This state-of-the-art park is

It is the first Lifestyle Center in Costa Rica that

Tobogan Corporate Center (CCET Spanish
Abbreviation) construction began in August 2013 and
will be inaugurated and start operations in April 2015. It
is a visionary and innovative offices building in
downtown San Jose, one of a kind, class A+, LEED
Gold certified by the U.S. Building Council. This makes
a sustainable building, which consumes 40% less
energy than a conventional one, using 35% less water
and less CO2 emissions among others, which allows a
reduction in maintenance and operating costs, which
will benefit tenants and owners.
Location:
CCET is strategically located in Barrio Tournon, in the Financial District zone, less than 5 minutes
from Downtown San José. It has multiple access routes; Route 32 is the main one being the principal
route for exportation and importation of the country, where you will find banks, universities,
businesses, hotels and hospitals. The catchment area includes San Jose, Santa Ana, Moravia, Tibas,

Infrastructure:
The property has an “L” shape to mirror, which defines the areas available for development of the
project and therefore its basic form. The approach with the office building was to have its orientation in
accordance to the guidelines of sustainability, where the long sides of the building are facing the north
and south, minimizing the suns heat, making the building habitable and maximizing the comfort of the
facilities with a low energy requirement.
Following the same approach, the building of the parking areas has open fronts for ventilation and
reduction of safety hazards in case of fires.
The project includes 84.696 m2 of building construction: 29.748 m2 of sellable or rentable office area,
1.860 m2 of commercial space, indoor parking space and warehouses.
In the main building, the first level will be the commercial area with 20 retails spaces for shops and
services, the top 10 floors with 104 units for office use. On the 11th floor, 8 innovating offices with a
new concept for corporate offices, penthouse style, with the advantage of spectacular views, green
terraces and double height ceilings.
It has a vertical transportation system: emergency stairs in metal frame, 2 elevators from basement to
lobby, 10 elevators from the lobby to upper floors, 3 elevators that connect to the adjacent parking
tower and one more for loading. A total of 16 elevators in the complex.
Additionally, two basement levels for visitors and an adjacent platform with 11 ramps levels, indoors,
to meet the parking requirements for owners and employees of the project. The basements will have
special spaces for bicycles, lockers and showers to encourage the use of alternative transportation.

SOLARIUM is the first real estate project located out of the
GMA (Great Metropolitan Area) with immediate availability.

Puntarenas Free Zone was built in 1992 with an area of more than 33 hectares, currently only
developed the 15% of the park, with an 85% being readily available for new projects.
