President’s Message

Dear KOA Owner
There is an old saying that,
“If you don’t know where
you are going, any road will
take you there.” That was
the mantra at the Spring
Kampground Owners
Association’s Board meeting. We started
out with that premise and tried to determine
where the OA should be headed. Once we
felt we knew which road we wanted to go
down, we decided to reestablish a few working
committees to implement our plan. As we
develop more active committees, our intent is
to have a member of the Board of Directors act
as chair and then reach out to the membership
to work on the committees. We are also very
fortunate to have an outstanding working
relationship with corporate. Jef Sutherland is
working closely with your board and plans on
having other staff members serve as liaison
with the new OA committees.
Now all we need is volunteers to serve on each
of the committees. There are actually two
different categories of committees. One group
are the committees created by corporate where
the OA board appoints half of the members and
Jef Sutherland appoints the other half. One of
these is the Franchisee Advisory Committee
which will not have any openings until next
year. There are two new committees that
each consist of six members. These are new
committees that are going to be responsible for
the criteria for the Journey and Holiday brands.
We need three volunteers to serve on each of
these committees. In order to be appointed
to one of these committees, you need to be

presently branded in one or the other category.
The third committee KOA is working with the
OA to implement is a cabin committee to work on
standards for all accommodations.
The new Owners Association committees and their
chairs are listed below. Please contact the chair
and let them know you would like to serve on their
committee.:
• Awards - Chair, Dave Barton

will be responsible to assist any franchisee
who needs help in the operation of his park
in order to improve their NPS score, comply
with branding criteria or any other help.
This committee’s job is not to represent an
individual franchisee who has problems with
corporate, but rather to help improve and build
the entire system.
• Communication - Chairs, Diane King
[email protected] and Iris Shupe
[email protected]. These two will work
on things like better communications to all
franchisees through the newsletter as well as
by e-mail. They also have responsibility for
working to improve the KOA work camper
program,
• Membership - Chair, Barb Kuder barb@
salemkoa.com. This group will work to
increase the membership in the International
Kampground Owners Association as well as
work with the state, provincial and regional
groups to improve and strengthen their
membership and activities.

com. This committee is working closely
with the KOA Inc. staff to plan next year’s
convention, not only for our own OA
meetings but also on content. The OA is
trying to help develop several workshops
that will feature other franchisees as panel
members.
• Quality Assurance - Chair, Hans Wagner

waiting for KOA staff to tell us what they
plan to change in next year’s standards,
this committee will work during the year
to review the present standards and make
recommendations on how to improve them
and the system prior the 2015 convention.
Please feel free to contact any member of your
Board of Directors with any suggestions on how
we can work to improve the entire KOA system.
I think we have a fairly good idea of where we
want to go and which roads will lead to improved
business for all of us.

o John gave the report with the treasury currently hold just over $600.

o Marketing Efforts
· An inventory of the Illinois trifold brochures indicates that we are close to the end
and will need to print more. It was decided to stay with the trifold as the space
is needed to list all parks. Sylvia and Joe presented bids from printers and it was
agreed that we use the printer Sylvia was working with. All parks checked their
information and need to update with Sylvia. The printer will do new graphics for
the front and back and proofs to be sent for all to see.
· Stan requested we print only 10,000 as the cost per unit was the same for 10 or
20,000 and this will allow us to keep a current document each year.
· Sylvia will proceed with securing the order of 10,000 by 12/15/14 so that a supply
is available for the winter/spring RV shows.
§Constant Contacts update was to be presented by Thomas but Sylvia reported that they
have stopped using as there just no positive results. They feel they are getting a better

· ICA Directory
§Currently six of the owners are members of Illinois Campground Association and ARVC.
With that membership the owners are allowed to advertise in the ICA directory and
again for 2015 the six parks will have a full page ad. In addition the ICA web site is being
upgraded and the parks will be featured on the site. The ICA web page for several of the
parks is the number one referral.
§It was also agreed that the IllinoisKOAcamping.com address be included in the ICA ad.
John is to follow up to see that it is included.
· Owners Association Items
o Joe gave a brief update on issues that the OA has been working to include branding and
Kampsight. Joe also encouraged all who will attend the convention to take advantage of the 50
year celebration of the OA and to buy their advance tickets.
· Park Tour
o Rob and Julie gave the group a tour of the park and a tour of the new acreage being acquired
for the planned expansion. The additional 5 acres should allow for some 40 new sites. Rob was
very excited to discuss the plans and get feedback from the other owners. Rob explained how

return from social media and have secured services to keep their social sites up to date.
§It was agreed that a discussion of social media and its effectiveness be discussed at the
spring meeting.
§Next discussion was on the KOA special weekends.
· John reported on the Big Weekend explaining the change to the $10 Saturday
fee and the reasons for the change. Everyone was happy to see an end to the free
night and all seemed to be in support of the $10 going to Care Camps.
· Father’s Day event seem to be a no brainer as many parks already allow kids at no
charge so this event may just fill the few empty sites in the parks.
· The VKR weekend did not seem to receive strong support as several parks opt
out and others have combined other promotions into this event. Free nights are
not very popular with the owners.
o Camping Shows
§Discussion was held concerning the four camping shows that the owners now support.
As the Springfield show took place after our March meeting Stan gave a report on
attendance. He was asked if the owners should still continue with that show and all
agreed we need a presence in the southern part of the state and there is no show now
better to replace the Springfield show. Belville is still too small and St. Louis is covered by
the Missouri owners.
§It was agreed to continue to support the Rosemont, Quad Cities and Peoria shows.
Discussion was held concerning attendance at the Rockford show but it was decided
that Chicago Northwest would cover that show without KOA support as they work in
conjunction with a non-campground business.
§All members were encouraged to send rack cards to the shows for distribution.
§Rob raised a concern about the Michigan park that has worked with us at the Rosemont
show. Rob indicated that the park was bringing far too many people to work in the
booth. Rob said he would contact Tom to clarify the staffing needs so that the problem
does not continue into this year.

they have outgrown the current park and cannot meet the needs of both the short and long term
campers. The property also comes with the amenities of a house, large garage and maintenance
building. The plan was to start as soon as possible in 2015. Several members of the group let
Rob know that under Illinois law he is entitled to add to his park without permits provided he
does not add more than 10% of his current capacity. With that in mind he is looking to do his
expansion over a two or three year period.
Bed Bugs
o John C and John D both presented information on bed bugs as both had dealt with the problem
during the summer. The group was told about the fact that adding a pesticide, such as Nu Van,
with the heat treatment, greatly enhanced the effectiveness of the heat. John D also explained the
effective use of steam for both bed bugs and cleaning. John C said he had the bed bug heater and
Sylvia agreed to take it with her to her park. Anyone needing the heater should contact Sylvia.
General discussions were held concerning the gift card program. Few of the owners have sold any gift
cards several have cashed the cards. One problem that the owners have seen concerns the inability of users
to use the gift cards for deposits on reservations.
New Kampsight on the way but few details available. Everyone was happy to know the change was
coming but everyone seem to be taking a wait and see attitude as to what there might be for a final
product.
John D brought up the issue of HUD and the re-definition of the 400 sq. ft. park model. John told the
group that if they have not done so they need to fill out the template letter from KOA Inc. that should be
sent to their representatives in Congress. It is important that RVs be defined as not exceeding 400 sq. feet
and that the definitions not include exterior space

INTRODUCTION
Two Kabins at the Great Falls KOA have
been in desperate need of re-leveling… one
of those “important” jobs that is continuously pushed back because of more
“urgent” work. Whenever we had a thunderstorm, water ran down the road, entered

the parking area, and literally ran inside of
the Kabins! Trust me, we didn’t get a high
NPS rating from these two Kabins during
rainstorms! Loren and the Great Falls

despite knowing it was a simple fix. This

got it done in mid July (during our busy season). Both Kabins were completed by two
men in a day and a half. By doing this midweek we eliminated any loss in customer revenue. This is not a hard job, and not to be
feared.

Kabin. There is no reason to block up the
outer skids.
We also left our forklift in place, supplying us with two methods of support. Although not visible in previous photos, do the
following when beginning to lift the Kabin:


Personally, Loren prefers to disconnect the
main feed cables, but in this particular case the
cables were large and not easily disconnected. 
Hence, we disconnected the circuit breaker
box from the Kabin.
BLOCKING THE KABIN
TO WORK UNDERNEATH
Slide the forks underneath the two center
skids and gently lift up on the Kabin, raising it 6-7" in the air.
Use blocking and set the Kabin back down
with the front end up only 6-7".
Then place a timber (we used an old
tongue and groove log) under the two center skids and put the forks under this temporary timber. The entire front of the
Kabin is then lifted. You can see this
“timber support” and the location of the
forks in the photo to the left.
The following photo shows six supports under
each skid. Each support is 18" to 24" long and
is cut out of a pressure treated 6x6. Use pressure treated 2x4s, 1x4s, 2x6s, etc. to raise up
to proper height. It is simple to obtain level

Over the years I’ve heard the comment, “They should have put this on a concrete slab, this was a really dumb idea.” In
every case I am looking at a mobile home,
park model, lodge, etc. They leveled it up using a few concrete blocks; note the word
“few”. The lodge, mobile home etc. may have
been level at the time that they leveled it, but
after it rained, the ground got wet and soft,
allowing everything to sink. This is why it is
now unlevel, doors don't close, windows have
cracked, etc. That is when you hear the comment, “This was a dumb idea; if they weren’t
so cheap they would have poured a concrete
foundation.” No-the problem is, they didn't
understand what they were doing. If they had
used a lot of concrete blocks (big, wide ones)
and spread the weight over a big area (put a
lot of support down the middle as well) noth-

USING A LASER LEVEL

is a self-leveling laser level (almost all of them
are) and all he needs to do is have the block
reasonably level and the self leveling will do
the rest.
As for the height of the laser level: set
it so that you can work under the cabin without having to have a long stick or grade rod.

being badly unlevel. Remember, we started
with the highest point adding a block; raising
up 6". As you can see in this photo, it took
two 6x6 blocks as well as additional pressure
treated 2x6 and 1x6 to get a level surface.

logs. Over time the dirt had blown and piled
up to the ends of the floor decking; a bad
situation for gathering moisture, and a guaranteed to rot out your floor.

Kabins: to get them up and eliminate any
wood rot.
Wood rot can only take place if the
wood is wet. If you take nothing more from
this article remember this: wood cannot rot
unless it is wet. A perfect example is that antique wood piece sitting in your house from
your grandmother. It may be a wooden chair,
dresser, etc. and has no rot even though it is
100+ years old. This has nothing to do with
paints, varnishes, or anything else. It has to do
