10% down day of auction, balance due in 60 days.
Possession
Farming rights will be granted on November 15th,
2013. Home and structures on tracts 1 and 4 are
subject to separate existing life estates for the occupants.
Property Taxes
Will be paid by the seller through the Fall 2013 tax
bill. The buyer will be responsible for taxes due and
payable in the Fall of 2014.
Acreages
The acreages in the advertising are estimated according to source deeds referenced to PVA and FSA
maps. In the event the entire acreage sells to one
entity conveyance will be by existing deed descriptions. If tracts sell individually, some surveying will
be necessary. This will be at the Seller’s expense
and adjustments will be made in total purchase price
for any variation in acreages as a result of the new
survey

Tract Information
TRACT #1:
46 acres +/- located east of US HWY 41 (1,800 ft.
frontage) and south of Sassafras Grove Road (905
ft. of frontage). It contains 24 +/- tillable acres with
the balance in open hill land suitable for pasture
and some cropping. Loring Silt loam is the predominant soil type. The home and farm structures are
on a 2.99 acre portion of this tract, they sell subject
to a life estate and are reserved for the present.
TRACT #2:
334 acres +/- with 1,800 ft. of frontage on the west
side of US HWY 41 and wide frontage on the east
side of the L&N Railroad. This tract has a total of

164 acres +/- located along HWY 1835 (2,690
ft. of frontage). This tract has a total of 151
acres +/- of open land with 71 tillable acres
+/- and 80 acres +/- of CRP. The balance is in
wooded land and the homestead. The home
and the surrounding two acres sell subject to
a life estate. The predominant soil types are
Belknap and Karnak silt loams.
TRACT #5:
137 acres +/- of excellent hunting and timber
land located on HWY 1835 with 1,160 ft. of
