eight that take their name from the River Tarrant. It is a
designated an Area of Outstanding Natural Beauty (ANOB) and
the cottage lies in the Conservation Area. It has a parish church
and free house pub/restaurant - The Langton Arms – with letting
rooms. There are many footpaths and bridleways close by with
access to excellent riding and walking over unspoilt countryside.
The nearby Georgian market town of Blandford (6 miles) has a
variety of shops, schools, recreational and cultural facilities.
Other towns of note include Wimborne, Shaftesbury, Sherborne,
Dorchester, Poole, Bournemouth and the Cathedral city,
Salisbury all within easy motoring distance of the property.
THE PROPERTY
Water Meadow Cottage has colour washed rendered and brick
elevations beneath a mixture of water reed and clay tiled roofs.
th
Thought to have its origins in the late 17 century, added to in the
19th century with recent additions in 2001. (The property is not
listed).
The current owners have created a light modern atmosphere with
a stylish choice of muted colour scheme and the clever conversion
of an old studio, now transformed into the Aldenhams of
Hertfordshire bespoke kitchen. Quality oak internal doors and
window frames were installed at the same time. Period features
include exposed ceiling and wall timbers, old internal doors,
window seats, a wine cellar and open fireplaces.
The kitchen is a superb addition and has become the hub of the
house; with a fine range of oak cupboards and drawer units
beneath granite working surfaces, Belfast sinks, island unit and
range cooker; a utility room and walk in pantry lead from it
Casement doors lead out to a sheltered sun terrace and the
perfect spot to enjoy al fresco dining and summer entertaining.
(There is scope to add a garden room or conservatory, subject to
the usual planning consent, if required).
On the first floor there are four bedrooms; two double bedrooms
(one at either end of the cottage). The principal room has a
contemporary en-suite wet room and walk in wardrobe. The three
remaining bedrooms share the glorious bespoke family bathroom
(top quality Victoria & Albert sanitary ware, wall and floor tiles).
(Please refer to the floor plan for room dimensions and layout).
OUTSIDE
The grounds are a very special feature and compliment the
cottage beautifully; a five bar gate provides access onto a gravel
drive and turning area. The cottage is positioned side onto the
village road and the garden which is primarily laid to lawn
stretches down to a stream at the far boundary.
The garden is well stocked with herbaceous shrubs and flower
beds in addition to productive herb and raised vegetable beds
supply year round home grown produce, the greenhouse,
workshop and garden stores housing recycling bays and
compost bins are grouped together to
The paved sun terrace has a rustic pergola creating a delightful
outside room leading from the kitchen; rose, wisteria and
clematis scramble across it.
Wide lawns slop gently down to the far boundary; the
Tarrant chalk stream meanders along it with a tranquil
view across neighbouring farmland. Fruit trees in the
garden include damson, apple, pear and plum. A paved
section at the far end of the lawn is an ideal spot for a
summerhouse, or second sun terrace.
A fenced play section has been created with a bark base –
currently houses the children’s tree house and slide.
