words and mission of the Florida Realtors State President, Sherri Meadows.
In July of this year about 100 REALTOR and Affiliate members of Bonita - Estero, Cape Coral, Fort Myers
and the Beaches, Naples and Sanibel REALTOR Associations packed almost 22,000 meals in 1 hour.
These meals were distributed to the homeless in Lee and Collier Counties through the Meals of Hope
Organization. We truly did make a difference for many because of our actions.
The 2014 Florida Legislative Session with the help of Florida REALTORS approved $4 Million for
Homelessness Programs, $14.7 Million – Tax Incentives for Habitat for Humanity, $3.56 Million for
Homeless Grants and $505,000 for the Statewide Homeless Advocacy & Affordable Housing Campaign.
During this Holiday season it is a time to thank local REALTORS for all they do to help the communities in
which they work and live. The members of The Cape Coral Association of Realtors give hours of their time
as well as dollars to support many charities in our community. This year’s designated charities are
Make- A -Wish Southern Florida and the Cape Coral Caring Center. The REALTORS and Business
Partners have raised over $10,000 in 2014 by holding Charity Poker Tournaments, Golf Outings, raffles,
special events all of which bring attention to the needs of other in our area.
Another event held each year by Aubuchon Team of Companies is their 16th Annual Helping Hands event.
Monies raised goes to Make-A-Wish Southern Florida, Ronald McDonald House Charities of SWFL and Lee
BIA Builders Care. At this
event local families are invited
to join in this Holiday celebration including a visit from
Santa, sings carolers and the
lighting of a spectacular
Christmas tree. All this is
provided to raise funds for
their chosen charities.

Through numerous networking events held throughout the year, Cape Coral Association
of REALTORS® members donated $5,000 towards Make-A-Wish, specifically our selected child, Keanu Stevens. Those that attended the Annual Meeting in September
had the opportunity to meet Keanu and his family. His wish was to attend Island Dolphin Care in Key Largo. Here are pictures and a special letter written to the association
and its members from Keanu and his family. It’s these pictures and wonderful letter that
remind us all how generous donations can affect someone’s life.

Technology and Personal Safety by Cynthia Higgins, Encore Realty
In light of recent events, the Technology Committee wanted to spotlight some ways you can add a layer of protection to
your work day. As a Real Estate Agent your day can become extremely busy but if you take the time now to set-up precautions, hopefully you will be better prepared should an emergency arise. In order to make any personal safety feature work,
you need to have it readily available to use. We are highlighting three different layers of security that you can integrate into
your already busy day.
*First is the tactical pen/stylus. When most Agents show property they either have pen and paper or a tablet to takes notes.
Why not replace your current pen/stylus with a tactical pen/stylus that can become a weapon to help you escape, should
you need it? Pricing starts around $15. (Search Amazon or Google and watch videos on YouTube on how to use them.)
*Second is an app that you can add to your phone. There are several available but once again, it needs to be something
that is easy to use. Most allow you to set-up a list of contacts who will be notified if you either perform a certain task, i.e.,
shake your phone 3 times, tap the screen 3 times, etc. Some apps even allow you to have your contacts notified if you
don’t check in within a specified amount of time. A few we would like to mention are:
Aspire News – When running it looks a standard news feed but if you tap your screen 3x your trusted contacts will
be alerted. You determine the contacts and the standard message to be sent.
Agents Armor – This app was designed specifically for the real estate industry and has a number of features that
are useful while showing property, conducting an Open House or sitting at a Model home. This app is a little more detailed
in what it offers. (www.agentsarm.com)
EmergenSee – This app provides live streaming video, audio & GPS to your pre-selected contacts once you tap to
activate. It has a ‘stealth mode’ once EmergenSee is opened you can enter ‘stealth mode’, your screen goes black so it’s
not obvious to others that the app is running but help is only a tap away. ( www.EmergenSee.com)
*The third layer of security is wearable technology. There are a variety to choose from. One integrates a mobile app and a
key fob or simple clip. If you can’t access your phone app, simply push the button on the clip or fob and notifications are
sent out. (www.kickstarter.com) A new option in wearable technology is fashion jewelry. Stiletto and Cuff are two companies that offer such jewelry. Most of these fashion accessories work the same way allowing you to set-up trusted contacts
who will be notified of your location. Some even allow you to post an emergency message to Facebook and/or Twitter.

Men, please don’t think women are the only ones who need to take these precautions. We all need to set-up layers of defense that will easily fit into our busy everyday life. This article highlights just a few options you have. Please take time to
find what works for you and use several layers of defense, not just one.

MLS Rule Review: What’s considered an advertisement?
How well do you know your MLS rules?
Here at Cape Coral MLS, Inc. our members have a unique dual advantage. Having a membership with our local
board, you partner with the foremost experts of real-estate in Cape Coral. We understand the scope of what our Realtors®
need to perform business fairly and successfully on our peninsula. We also partner with the other major Southwest Florida
MLS boards to keep your finger on the pulse of Southwest Florida real-estate. Despite sharing a Multiple Listing Service with
other boards, we still have our own individual Rules and Regulations with CCMLS, Inc. One of the most common Rule violations is invalid advertisements within the MLS. Due to varying Rules and Regulations from other boards using Matrix, it is
easy to think that advertisements may be allowed. Cape Coral MLS, Inc. Rules state: (Section 1.2.4) RECRUITMENT MATERIALS OR ADVERTISEMENTS: There will be no recruitment materials or advertisements in the MLS. Willful misuse will be fineable...
It is very easy to forget that this rule covers all advertisements of any type from our listings, especially in the Public Remarks
(Property Information). This includes (but is not limited to) items such as additional phone numbers, names of agents, and
even builder’s name’s. As always, if you are in doubt of whether something constitutes as an advertisement, then please
only add it to the Confidential Remarks. If you think that a listing is in violation of the MLS Rules, you can report possible violations by clicking the link at the bottom of the Realtor Report. As always, you can refer to our Rules and Regulations on the
Matrix website via: http://matrix.swflamls.com/Matrix/Home > Links> Cape Coral MLS Rules and Regulations. Thank
you for doing your part in helping to keep our MLS system a fair playing field for all of our participating members.

ACCREDITED CAPE CORAL RESIDENTIAL SPECIALIST
“Your Key to the Cape Coral Lifestyle”
Designation presented by
Cape Coral Association of REALTORS®, Inc.
The Cape Coral Association of REALTORS® continues to offer the Accredited Cape Coral Residential Specialist Designation designed specifically for and available only to REALTORS®.
REALTORS® may choose to further enhance their knowledge of Cape Coral and their expertise in selling the Cape Coral Life Style.
This designation will distinguish REALTOR® graduates as being specialists, setting them apart from other agents
attempting
to sell or list property in the Cape.
The program consists of seven classes which REALTORS ® need to complete during a maximum time frame of two years. The
cost for the program is $50—CCAR REALTOR® members and $100—non-CCAR REALTOR® members, payable at the time of registration and is non-refundable. The registration fee will cover 5 required core class tuitions, class notebook, administrative costs,
designation logo for marketing, a press release and a designation lapel pin. Additional marketing materials may be made available by the Association for use by ACCRS designation graduates.
A link to the dates and times for the segments will be posted at www.caperealtors.us under the “Documents” and “Links”. Classes need not be taken in any particular order; however attendance must be certified by the Association Executive or committee member in attendance. Required and elective segments will be signified by the ACCRS logo.

Held in the CCAR Education Center unless otherwise noted. These courses are designated by the Education committee as ACCRS electives classes. Look for the ACCRS logo and be sure to sign up for these classes.
A minimum of two (2) years experience selling Cape Coral real estate is required to complete this designation. Candidates may
be selling in the Cape while taking designation classes. The experience requirement may also be met with 18 completed Cape
Coral real estate transactions. Students interested in this option should contact the Education committee with proof of completed transactions for consideration.

Warning: Your Self-Beliefs Are NOT Secret!
In the mid-1980s when I was living in new York city, my girlfriend
thought it would be impressive if I were to become a stock broker. To
please her, I applied to a local Merrill Lynch office. With a recommendation from a friend, who was a Merrill Lynch broker in my hometown,
they put me in a four-week internship program.
Benjamin Franklin once said, “The sting in any rebuke is the truth.” If
there wasn’t any truth, I wouldn’t have believed them; and I would not
have reacted so strongly and visibly to my tormentors. If I didn’t believe them, I would’ve found it absurd and would’ve laughed at their
name-calling.
I went though a week of classes, testing, and a simulation — all of
which I passed with flying colors. For the next three weeks, I was put
to work cold calling prospects and generating leads for the brokers. At
the end of the four weeks, I had a meeting with the manager, who
would determine if she would offer me a position.
A hindering self-belief of “I am not good enough” might be resolved
with positive affirmations, visualization, or praise from others. However, if it is a subconscious belief, as is most often the case, then it may
take a therapist to help you change it.
She said, “You are qualified for this job, and you performed all the
assigned ta well, and yet I can’t seem to make a decision about hiring
you. There is something about you, I can’t put my finder on it — that
is making me hesitate.”
I could've told her what it was: I didn’t really want to be there. I didn’t
like the work. I didn’t see myself as a stock broker. I saw myself as a
writer. Nevertheless, I had worked hard to get the job, because I
wanted to make my girlfriend happy. It was fascinating to me that the
manager was able to sense my own reticence.
According to Jonathan Darling, a group therapist in South Carolina: “If
your self-image is negative, then your treatment outcome will also be
negative, and ultimately your life. When working with my patients, I
take the emphasis away from the negatives, and remind them that the
way forward is through focusing on their positive qualities and not on
their failings. You build on that, then come back around with renewed
energy to work on the flaws.”
I have a friend who refers to himself as an alcoholic and attends Alcoholics Anonymous meetings; yet he occasionally falls off the wagon
and binge drinks. AA’s philosophy tells people with drinking problems
that they are different from other people, that they have an allergy,
genetic condition, or body chemistry that makes them unable to stop
even if they have just one drink.
She may have read my body language, which is controlled by our
subconscious mind. Through subtle changes in our bodies (e.g., posture, gestures, facial expression, eye movement, etc.), we project to
