St. John’s Orchard introduces a new kind of family living, bringing
craft, history and romanticism into homes perfectly designed for
modern living. This concept, of the ‘romantic modern’ has inspired
our work on this distinctive building and its transformation into
four beautiful, unique places to live. Set over five storeys and more
than 4000 square feet, each house commands views across the leafy
surrounds of Dulwich and into nearby central London. St. John’s
Orchard is an exercise in balance; of old and new, of retreat and
immersion, of cosy family comfort and striking features, of both the
traditional romantic and the new. This balance defines these homes,
and introduces a whole new genre of family living in south London.

Despite being only three miles from the centre of London,
Camberwell was historically a rural parish until well into the 18th
century. A sizeable area, it had just two small centres of population,
around Camberwell Green and Peckham High Street. This rural
isolation changed in the second half of the 18th century, when
Westminster and then Blackfriars bridge opened in the mid-18th
century. These new bridges, together with their new approach roads
from the south, encouraged much new building along new roads
and the older, rural routes like the Old Kent Road.

HISTORY
OF CAMBER—
WELL

The ancient manor of Camberwell Buckingham was once in
the hands of the Scott family, who sold part of it to Dr. John
Coakley Lettsom in 1779. A celebrated physician, a Quaker and
philanthropist and founder of the Medical Society of London,
Dr. Lettsom built a grand house where numbers nine to 12 Grove
Park now stand. While Grove Hill House has long gone, the property
immediately next to it, the present number eight, survives. By the
1860s the area around Lettsom’s Grove Hill began to develop into
the modern Grove Park. Originally planned out as a formal square,
it eventually came to life as a much more informal garden suburb.
In 1914, the grand hilltop houses were used as a mix of private
residences and institutions, including the Home for Working Boys
in London at number 16. Number 17, where St. John’s Orchard
now stands, was the headquarters of the Society of the Servants of
Mary in 1943. It became St. John’s Hostel for the care of the aged
and infirm, staffed by the Sisters of the Order who lived in the
adjoining Convent of Our Lady of Cana, which still stands in the
orchard. All the larger old properties survive apart from number 15
– it’s this completeness of the Georgian and Victorian development
that makes Grove Park such an ornament to Camberwell today.

Grove Park is located in the sought-after conservation area of
Camberwell Grove. Characterised by tree-lined streets and fine
examples of Georgian and Victorian architecture, this area offers
up an eclectic mix of rich history and grandeur alongside urban
facilities and social hubs. Together they form a sort of ‘urban village’
delivering a wealth of amenities, green, open space such as Peckham
Rye Park and the 72-acre Dulwich Park with its cafe, boating lake,
and abundant sporting facilities.

In addition to the plentiful parks and playgrounds, you will find
excellent local museums such as the Horniman Museum and
Dulwich Picture Gallery, both great for family days out. Nearby East
Dulwich, Dulwich, and Herne Hill offer an array of independent
retailers, bars, and gourmet eateries. You will also find several excellent
state and public schools within easy reach of Grove Park, including
the highly acclaimed Dulwich College, James Allen’s Girls’ School
and Alleyn’s School, all a short distance away.

St. John’s Orchard is ideally situated within easy walking distance of
two overground stations – Denmark Hill and East Dulwich – offering
direct trains to London Bridge, Victoria, and Farringdon stations and
in 2012 the area connects to the London Overground Network, with

Set within one of the most desirable, tree-lined neighbourhoods
in the area, this distinctive local landmark has been caringly
refurbished and transformed into four elegant houses. The old
St. John’s Convent and orchard at 17 Grove Park have been given
a fresh lease of life, marrying the Victorian building’s rich history
with a contemporary aesthetic, modern materials and architectural
features. Like family members, the homes here are each unique but
bound together; unique in their planning and spatial qualities, but
unified and characterised by finely crafted details, well-proportioned
spaces and elegant materials.

The old orchard that stood on the site has been reinstated to provide enchanting
private gardens with spaces for play, relaxation, entertaining and gardening.
Over 50 metres long, the gardens are south facing and have several floral zones –
a summer terrace, formal lawn, wild flower meadow, nuttery, and fruit orchard.
Each space has been carefully designed to offer a quiet and private retreat from
the urban metropolis.

THE KITCHEN AND DINING
At the heart of each house is the exceptional cooking and dining
space situated under a dramatic six-metre high double height void.
Framed by a finely crafted six-metre high oak window and sliding
door, it has vistas onto the gardens and terrace beyond. Inside merges
with outside, the garden giving a beautiful backdrop to cooking,
eating and entertaining in one light-filled room. The double aspect
space can be used to create two distinct atmospheres if desired,
each with their own ambiance, for casual family dining and more
structured formal dining. A monolithic polished screed floor unifies
the space while storage and utility are concealed neatly behind
bespoke cupboards and timber clad walls. The kitchen itself is
crafted from fumed oak with solid oak doors and an Italian white
marble worktop.

THE HALL
As you enter the house and step onto a handmade ceramic tile
floor designed exclusively for the four homes at St. John’s Orchard,
the hall unfolds to the monolithic, five storey, bespoke fumed
oak staircase that curves its way up through the house, ending
at a fully glazed retractable roof light. Natural light pools down,
casting shadows and bouncing off the Venetian polished plaster
walls that form the hall enclosure. Bespoke oak joinery units
provide storage while a plaster feature wall creates scale and
references back to the Victorian lineage of the building.

The well-proportioned music and reading rooms offer an inviting,
flexible space for family and guests, with extensive views over the
beautiful gardens. The music room is richly appointed with softwood
panelling and cornicing, while the reading room offers an adaptable
space for home entertainment or study. A double height space
connects the reading room with the kitchen and dining rooms
and opens the core living space over two floors.

The Great room at St. John’s Orchard is a space for family, for
living, for entertaining. Three metre high ceilings and fully glazed
oak french doors allow natural light to flood the double aspect
space, while rich, classic herringbone oak parquet floors and a
bespoke marble wood-burning fireplace bring warmth and elegance.
Specially designed plaster cornices, inspired by St. John’s Orchard’s
Victorian heritage, wrap the vast space, while a fumed oak library
wall creates a more intimate space for reading and relaxation.

The master suite defines luxury living at St. John’s

‘everyday’. Spanning an entire floor of the house, the

ST JOHN’S ORCHARD
Our craft-based approach has seen us complete some
distinguished projects in recent years. Among them, The DKH
apartments completed in 2008 and incorporating 19 apartments.
DKH represented a beacon-housing scheme in the UK and won
the prestigious Royal Institute of British Architects Gold medal for
best new housing. This was closely followed by the highly acclaimed
Woodside Villa apartments which sensitively restored and converted
a Victorian Villa into eight apartments, using carefully crafted designs
and natural materials to seamlessly blend the new and the old.

Our projects range from single family houses to larger mixed use
schemes and urban planning. Our company culture of innovation,
balance and love of light and space give a firm foundation to all
