Mudra Tropika Sdn Bhd is a privately-owned real estate player incorporated in November
2006 and presently focusing on residential and commercial development in Johor Bahru City
Center through privatization project with the Johore State Government.
Our real estate operations started in July 2007, when Mudra Tropika Sdn Bhd signed a
privatization agreement with the Johor State Government for the implementation of
development projects with Total Gross Development Value (GDV) of RM228.05 million.
The privatization project was aim to develop four (4) parcels of land owned by the Johor State
Government located in Nong Chik and Jalan Mustapha with the status of International and
Malay Reserve. This is to promote and raise the level of real estate in this area with the
construction of houses and shops that are not only affordable but has potential to be a major
catalyst for the areas around the Nong Chik and Jalan Mustapha area.
To-date, we have developed three (3) parcels of land known as The Nongchik Heights
Residence, The Nongchik Heights Commercial and The Nongchik Riverside, all in Nongchik
and along Jalan Kolam Air, comprised of cluster house, shophouses, shop gallery and semidetached houses.
The development of luxury housing and commercial shops now concentrated in the vicinity of
Nong Chik will be continued in Jalan Mustapha, where the company plans to build a threestorey semi-detached houses with sale price ranging from RM1,450,000.00 to RM3,200,000.
For this development, eleven (11) of the twenty-eight (28) houses are Bumiputera allocations
while the remaining seventeen (17) units are for Non-Bumiputera.
In the pipe-line will be our two (2) and three (3) storey bungalow and one and a half (1 ½)
storey town houses at D’Permata @ Nongchik Heights and a Three-Tower Condominium and
Resort at Pungai, Sungai Rengit.

Mudra Tropika Sdn Bhd was incorporated in November 2006 with the aim to develop 4 parcels
of land owned by the Johor State
Government, which is located in Nong Chik area, about 5

kilometers from the center of Johor Bahru. In July 2007, Mudra Tropika signed a privatisation
agreement with the Johor State Government for the implementation of development projects
with Total Gross Development Value (GDV) of RM228.05 million..
The main purpose of the development of the Johor State Government-owned land with the
status of Malay Reserve is to promote and raise the level of real estate in this area with the
construction of houses and shops that are not only affordable but has potential to be a major
catalyst to the surrounding areas, especially Nong Chik.
In April 2009, Mudra Tropika has completed and delivered 62 units of 2-storey government
quarters in Jalan Hulu Ayer Molek, Johor Bahru, built specifically for the government in
accordance with the agreements signed. With the delivery of government quarters costing
RM10.8 million, Mudra Tropika then started development work on four parcels of land owned
by the government as stipulated in the privatization agreement.
On 15 August 2009, Mudra Tropika has officially launched 82 units of ‘Honeycomb’ houses
known as Nongchik Heights Residence Phase 2A and 24 units of 3-storey shop offices known
as Nongchik Heights Commercial Center Phase 1.
Due to high demand received over the new housing concept, Mudra Tropika has once again
launched 85 units of ‘Honeycomb’ houses known as Nongchik Heights Residence Phase 2B in
December 2009. All the above properties were fully sold in 2011.
Mudra Tropika had then in April 2012 proceeds with development of Nongchik Riverside
Phase 4 comprising 40 unit of 3-storey Shop Gallery. These 40 units Shop Gallery were
developed on a 99 years leasehold land and were open for sale to Bumiputra and NonBumiputera. All units were fully sold in 2013.
After the completion of Phase 1, 2 and 4 in April 2013, Mudra Tropika initiated the
development of Phase 3 with the construction of 14 units of 2-storey semi-detached houses, 12
units of 3-storey semi-detached houses, 4 units 2-storey Bungalow houses and 9 units 3-storey
Bungalow houses known as D' Permata @ Nongchik Heights.
For the first quarter of 2015, Mudra Tropika plans to launch 28 units of 3-storey semi-detached
house in Jalan Mustafa, near Jalan Gertak Merah, on a 99 years leasehold land and registration
for sale to Bumiputera, Non-Bumiputera and foreigners is anticipated to starts on the first week
of March 2015.
