Exterior vinyl doors and windows are custom-made. The beach side has two
floor-to-ceiling sliding glass doors, one into the living room and one into the
master bedroom. The interior woodwork is all custom work with Chanul wood.
The second level is a full length roof terrace with a beautiful exterior circular
stair case to upper terrace with ocean and panoramic coastal views of the
Pacific and the mountains to the rear. The villa is massively designed, so to
build another complete floor on the roof level, no structural modifications
would be needed. In fact a swimming pool could be built there!!
The villa was designed with an open-concept kitchen with granite counter-tops.
It is being sold with a Thermador 5 burner gas cook-top stove and digital oven.
A Samsung 28 cubic foot, 4 door refrigerator along with a Samsung dishwasher
and full size Samsung washer and dryer are installed. Also included, is a
Panasonic convection microwave oven. Custom hanging pot holder with 15
piece Cuisinart copper cookware.
The cabinets are custom built and employ 15 drawers on bearings. There is
also a center island with cabinets and drawers. An additional pantry stores
spices, can goods, etc.
The kitchen contains everything necessary to prepare, cook and serve almost
anything desired for a small dinner party or a large BBQ gathering on the
beach. This includes numerous commercial-grade cookware, Oneida serviceware and Pfaltzgraff Sedona dish-ware for 16, including serving accessories.
Formal dining is serviced by Mikasa Galleria Opus Black dinner ware. Formal
service ware from Thailand is included.
After a relaxing day at the beach invite all your friends over for some grillin'
and chillin' in the dining area! The dining area adjoins the living room and
allows formal dining for 10 plus room for more if needed. There is a Weber 6
burner Genesis gas grill, rotisserie convection oven, Cookshack smoker, ice
cream maker, vacuum food sealer, Kitchen Aid professional mixer, commercial
fryer, 2 crock pots and chef’s areas for preparations. Included are a custom
liquor cabinet and a commercial refrigerator with a tap beer keg dispenser.
There are 2 water heaters installed; 1 electric for the kitchen and dishwasher,
and 1 for the bathrooms/showers and laundry. A reverse osmosis water system
for the kitchen and a larger filter system for the rest of the home maintains the
purity of the water, which is supplied by a common city system.
A beach shower is included.
The living room is furnished with Lazyboy leather couch, reclining love seat and
large recliner as well as a 55 inch Visio LCD TV with internet capabilities.
There is much art work including Amazon paintings by noted Brazilian artist
Takebuyashi. Additionally there is a china cabinet with Mikasa china service
for 16 and curio cabinet included.
The master bedroom is equipped with a Queen Tempurpedic adjustable bed, 50
inch Sony LCD TV, cherry dresser and nightstands. Also a home office
computer station, leather office chair, Brother fax/printer/scanner and full
office supplies are included. An attached bathroom is en suite.
The other 2 bedrooms have queen beds and dressers and 1 has bathroom with
lavatory, sink and shower.
There are 4 air conditioning units in this home: the living room has a 24,000
BTU unit, the Master Bedroom has a 12,000 BTU unit and each guest bedroom
has a 9,000 BTU unit. The 3 bedroom units are split and whisper quiet. Ceiling
fans throughout.
Sanitation is handled by a new 4 cell septic system.
The Coco Beach community is a serene, tranquil, relaxing and safely hidden
away from the busy schedule and pressures of everyday life. The gated
community has 24 hour secure entry, parking, swimming pool, club house and
tennis court.
Cities such as Bahia, Canoa, San Clemente are close-by, while major metro
areas of Manta and Puerto Viejo are just a few hours away with major
supermarket chains and malls. The largest city, Guayaquil, is just a 4 hour
drive from here.
There is an 18 hole golf course just 20 minutes north of here.
You could use this new residence for a vacation residence complete with
accouterments that betters most hotels. During absences’ you can arrange a
bonded caretaker for around $50 per month. He would do all landscaping and
maintenance while securing the villa.
Everything is included in the purchase; sheets, towels, rugs, artwork, lamps,
etc. This is all imported US items, which here in Ecuador, incur an additional
50% duty on top of a very high price to start with. This is if you can even find
most of them!
Literally “move-in" ready!!!
Finally, a 2013 Suzuki Grand Vitera 4 wheel Drive SUV can be included if
desired. Many find a dependable vehicle is a welcome addition.
Additional notes from home owner:
This house was built for the lot owner and was a 2 bedroom box with minimal
options. I have almost doubled the size and totally re-did most of the facilities
as well as total landscaping.
The work that has been done vastly improved the house and property. Most
who saw it before, can't believe it now!
Example: The kitchen is 18 x 11 at nearly 200 square feet and has a large
granite island with cooktop/oven built-in. It has 18 drawers and 12 cabinets.
Just the woodwork inside the home has cost $20,000 and is the best quality of
wood available. I replaced all the doors, added shelves and cabinets. Also the
appliances and furniture are imported from the USA and not even available in
Ecuador. The quality is way above the Chinese stuff that is available.
The potential buyer for this would be those who value the beachfront lifestyle
or a company/group who want a splendid vacation villa for their
executives/employees. This is a great value for anyone to live in or as a parttime get away.
The master bedroom is 21 x 13, almost 300 sf. It has a closet with 8 drawers
and 5 cabinets. Plus an adjoining bathroom. It even has an office area with
computer, desk, file cabinet and pro printer.
Pictures cannot do it justice as the layout is not a box type where you can
stand in one place (like the open concept) and show it all. It looks to have been
designed for privacy - meaning probable guests, having their own bed/bath.
Finally, in high season, this home could easily rent this for up to $1,000 per
week. A hotel in Quito, with similar furnishing would cost about $200/300 per
day - and they have no beach or privacy!
