The law firm of Sean B. Callender & Co. was established in the Bahamas on October 1st, 2002

The Partners of the firm are Bradley Walter Callender and Sean Bradley Callender, who have

Pre-Construction Purchase Process for Building 5
Pineapple Point Resort makes it easy and affordable to take advantage of the immediate
opportunity of pre-construction purchasing. There are just eight simple steps from selecting your
prime location through to closing.
1) Deposit - A $15,000 deposit is all it takes to secure your desired location within
Pineapple Point Resort. This home is then taken off the market and reserved for you subject to
you completing the Reservation Agreement.
2) Contract – A formal contract will then be prepared and executed by the Attorney within one
month of placing your reservation deposit. The balance of a 10% down payment is due to be
paid to the developer in US$ Funds upon signing the contract.
3) Start –As the development breaks ground a 2nd payment of 10% is due to be paid to the
developer.
4) Foundation – Upon the completion of all utilities and the foundations the next payment of
30% is due to be paid to the developer.
5) Roof – When the main structure of the building is complete and the roof is on, the next
payment of 30% is due to be paid to the developer.
6) Dry In – When all windows and doors are fully installed and the building is able to be locked
and secured, a further 10% will be due to be paid to the developer.
7) Certificate of Occupancy – When the build is complete and all relevant inspections have been
approved, a certificate of occupancy will be provided. At this time the final payment of 10% is
due to be paid to the developer.

Rental Returns
Treasure Cay is a very popular vacation destination with a very buoyant rental market. Renting
your condo is an excellent way to defray property taxes and insurance costs as well as a great
way to earn some income for you and your family to use when you come to the Bahamas for
your vacation.

hand.
A four-day trip, typically arriving on a Thursday, relaxing that evening and becoming
accustomed to Island Life. The next day departing by private boat to enjoy the short trip around
Treasure Cay where you will see the prime location of Pineapple Point. A round of Golf at
Treasure Cay‟s superb 18 Hole Golf Course can follow lunch at the Coco Beach Club Bar on

The Abacos are home to numerous events and festivals throughout the year. Some favorites
include:
Bahamas Billfish Championship. This event, sponsored by Rolex®
is considered the ultimate fishing series in the Bahamas,
Regatta Time, a must see for any sailing enthusiast, and of course
Junkanoo, the delightful Bahamian masquerade festival featuring
spectacular costumes and great music.
