Case 23-2: Analyzing Unsuccessful
Sales Proposals
GDN Doors was established over 30 years ago by a pair of brothers
who had been working for another door installation company in a nearby
city. The owner of that original company had actually helped the brothers
start up, and remained a minority partner for the first ten years of the
company’s operations.
The company quickly gained a reputation as a trustworthy garage
door company that focused primarily on the residential renovation market.
Bill joined GDN Doors four years ago as an installation and service
manager. He brought with him years of experience in the commercial/
industrial door market. His specialty was high-end installations and
24/7 service operations. While GDN Doors had always done some new
commercial installations, it had never been the focus of the company.
Backed by Bill’s technical expertise and the hiring of two installation
teams, GDN Doors successfully grew its market share in larger commercial
doors. For the first time, GDN Doors also started bidding on projects that
included rolling steel doors and large industrial sectional doors.
The problem is that they never seem to get the projects, even when
they tried really low mark-ups. Even though Bill was not responsible for
sales, the owner of the company asked him to take the lead on figuring out
why GDN Doors' proposals were uncompetitive. While Bill is well-trained
on the installation and service side, he doesn’t know where to begin on
understanding the sales process.
How can he figure out what is going wrong? Who can he turn to for
advice? What are some possible reasons?
Bill had been a garage door
installer and service technician
for over 15 years when he started
up his own company. While he
had prior experience in a broad
range of door projects, he really
specialized in light commercial and
retail work. At first, he worked for
a weekly wage – barely marking up
the products he sold. Gradually he
professionalized the organization.
This included the hiring of a
salesperson,
improved
office
support and additional installers.
Case 23-2 ANSWER:
One of the most difficult issues for a sales organization is truly
understanding the reasons behind an unsuccessful bid. There are two main
reasons for this difficulty – it requires competitive information and an
understanding of the decision making process of another company.
Price is an obvious factor, but it may not be simply a function of the
mark-up used on the bid. It could also include product costs from GDN Door
suppliers (how aggressive were their suppliers’ prices?), and GDN Door’s
cost of installation.
It is possible that the overall price submitted in the bid was acceptable,
but the product offering – specific door, operator or dock leveler – was seen
as less desirable to the customer. Alternatively, the customer could have
questioned the ability of GDN Doors to deliver the required level of service.
In other words, it could have been seen as a risky bid.
In any request for a quotation, a company’s bid is not only judged on
its own merit, but also against competing bids and the specific requirements
outlined in the RFQ. A competing bid, for example, may have exceeded the
requested product standards.
There are two ways to gather data to answer these questions. Bill
can, working with his main suppliers, put together a database of failed bids,
looking at which door dealers were successful and (to a limited degree) what
products were used.
It is also possible to take a more direct approach. It is often wise to
follow-up on a failed bid with a call to the customer to find out why it was
unsuccessful. These debriefing sessions can go a long way in understanding
the process.
Case 23-3: A Customer Service Focus
Because of his experience,
Bill maintained close control over
all installation and service issues.
While other crews were sent to
install new doors or service existing
doors, they all reported directly to
Bill. This structure ensured a focus
on quality and customer service.
That focus had driven sales growth
over the years.
The last several months,
however, have been frustrating for
Bill. Because the company is doing
well, the company has hired more
people and the company has become
more complex. This means that Bill
is more stretched than usual. He
has been spending time on budget
issues, he has had to meet with the
company’s bankers, and he has had
to deal with a few human resources
issues. Each of these issues, while
important, has distracted him from
his direct attention to installations
and service work.
Over the past few weeks,
GDN Doors has seen a spike in
minor complaints about installation
and service work. The problems
were all small. They were quickly
dealt with, and will not likely
impact the company’s reputation.
Bill, however, is worried that this
is a sign that he needs to remain
focused.

January 2014 Housing
Starts in Canada
ONTARIO - Housing starts in
Canada were trending at 191,456
units in January compared to
194,518 in December, according
to Canada Mortgage and Housing
Corporation (CMHC). The trend is
a six-month moving average of the
monthly seasonally adjusted annual
rates (SAAR) of housing starts.
“The trend in housing starts
decreased slightly in January, while
the inventory of newly completed
and unabsorbed units saw a modest
downward trend in the last half
of 2013. This is consistent with
our expectation that builders
will continue to gradually adjust
activity in order to manage their
levels of inventory,” said Mathieu
Laberge, Deputy Chief Economist
at CMHC.
CMHC uses the trend
measure as a complement to the
monthly SAAR of housing starts to
account for considerable swings in
monthly estimates and obtain a more
complete picture of the state of the
housing market. In some situations
analyzing only SAAR data can be
misleading in some markets, as they
are largely driven by the multiples
segment of the markets which can
be quite variable from one month to
the next.

construction
statistics for January 2014:
BUILDING PERMITS
Privately-owned housing
units authorized by building permits
in January were at a seasonally
adjusted annual rate of 937,000.
This is 5.4 percent (±0.7%) below
the revised December rate of
991,000, but is 2.4 percent (±1.0%)
above the January 2013 estimate of
915,000.
Single-family
authorizations in January were at a rate of
602,000; this is 1.3 percent (±0.8%)
below the revised December figure
of 610,000. Authorizations of units
in buildings with five units or more
were at a rate of 309,000 in Janu-
ary.
HOUSING STARTS
Privately-owned housing
starts in January were at a seasonally
adjusted annual rate of 880,000.
This is 16.0 percent (±10.5%) below
the revised December estimate
of 1,048,000 and is 2.0 percent
(±10.8%) below the January 2013
rate of 898,000.
Single-family housing starts
in January were at a rate of 573,000;
this is 15.9 percent (±12.1%) below
the revised December figure of
681,000. The January rate for units
in buildings with five units or more
was 300,000.
HOUSING COMPLETIONS
Privately-owned housing
completions in January were at a
seasonally adjusted annual rate of
814,000. This is 4.6 percent (±8.3%)

SAAR was 180,248 units in January, a decrease from
187,144 in December. The SAAR of urban starts
decreased by 2.7 per cent in January to 163,158 units.
Multiple urban starts decreased by 6.0 per cent to
102,289 units in January while the single-detached
urban starts segment increased by 3.4 per cent to 60,869
units.
In January, the seasonally adjusted annual rate
of urban starts increased in the Prairies and in Ontario
while decreasing in Atlantic Canada, Quebec and
British Columbia.
Rural starts were estimated at a seasonally
adjusted annual rate of 17,090 units.

Amarr Makes Modifications to
its Commercial Model 1380
NORTH CAROLINA - Amarr Garage Doors
has made several modifications to the Commercial Model 1380.
The Model 1380 sections now feature a woodgrain embossed, flush exterior
with residential stile and window placement
for a more residential look that maintains
the durability found in commercial sectional
doors. In addition, three new colors – almond, wicker tan, and sandtone – have been
added to the Commercial Model 1380 product offering.
“The less industrial-looking, larger
windows of the Model 1380 have greater
appeal for commercial applications in
neighborhood markets,” Amarr marketing
director Vickie Lents said. “This door
is perfect for urban rehabs, designer
outbuildings, and even restaurant and other

New Appointments
ILLINOIS - C.H.I. Overhead Doors recently
announced the promotion of Dan Beckley to Regional
Sales Manager for region 1, consisting of Eastern Ohio,
Western Pennsylvania, West Virginia and Western
Maryland. Beckley has been the Commercial Sales
Manager for C.H.I. for the past two years, with his
primary focus on growing the commercial sectional
and rolling steel product lines nationally. He has also

New National Sales Manager
TEXAS - National Door Industries recently announced the addition of
Jerry Hennen as their new National Sales Manager. Based in Toledo, OH,
Hennen has over 25 years of experience working in the garage door industry
and is a valuable addition to the National Door management team.
Hennen previously served as vice president of strategic business
development at Arrow Tru-Line, where he worked for 15 years. He also
served on the DASMA board of directors and was chair of the Associates
Division. He holds a B.S. in Marketing from West Virginia University.
DBCI Hires New
Northeast Sales Manager
GEORGIA - Roll-up door manufacturer DBCI recently
announced the addition of David VanGieson as
Northeast Sales Manager. In the new role, VanGieson

Getting the Most Out of the 2014 IDA Expo
LAS VEGAS – This April, garage
door dealers and technicians
will converge on the Las Vegas
Convention Center for the 2014
International Door Expo. Attending
the Expo is an investment of time
and money, so it is important to
think about what you want to
achieve at the convention. Ideally,
this includes a focus on suppliers,
market trends, education and
networking.
Manufacturers and Distributors
At this year’s IDA Expo in
Las Vegas, there will be 11 hours
available to walk the exhibit floor
and interact with the approximately
150 exhibitors. Some of these
exhibitors are long-known brand
names in the industry – but there
will also be some new exhibitors
at the Expo.
Most
door
dealers
understand that it is important to
use the annual door trade shows to
visit current suppliers. This allows
them to meet key people, see new
products and discuss concerns in
an informal manner. It also allows
a door technician to speak directly
to technical people from the
manufacturer. Overall, these faceto-face encounters build product
knowledge and trust.

should also visit the booths of
manufacturers and distributors that

How can I raise the garage door
when the garage door torsion spring
is broken?

There should be a release
mechanism that disconnects the
door from the opener. Some are a
pull rope. My Genie screw drive
has a metal handle you turn.

How do you know he has an
opener? He said the torsion spring
is broken.

The disconnect is also a method of
escape when power fails in a fire.

You can release the latch and lift
the door with arm power. What
I did was I got a small U clamp,
spliced the broken spring coil
stretching it out. Then rewind it.

Is your car in the garage?
Regardless, you're best off having a
garage door repair outfit replace the
spring. Shouldn't cost much.
But to answer your question,
if it's a heavy wood door, forget it.
Too dangerous without 4-6 beefy
guys. If it is a metal door, one or
two strong guys. The cables aren't
stopping it. It's the weight of the
door.
QUESTION 1, ANSWER 8:
Same as you usually do, but it takes
more power.
Once ready to work on it, close the
door and replace spring(s). There
are many YouTube videos, if you
look around. Remember safety is
priority one!
QUESTION 1, ANSWER 9:
You can't.
QUESTION 1, ANSWER 5:
Lift with a pry bar enough to get a
floor jack under it. Raise it as high
as the jack goes. Put some 2x4
scraps against the rails, and put some
blocks on top of the jack. Repeat.
Always keep those 2x4s
under there in case the jack slips.
Once it's about halfway up, get a
few friends to help lift it by hand
the rest of the way. I've done this. It
works!

Actually, in my old house, with a
double wood door (1972 vintage),
when the spring broke, my wife and
I were able to grunt up the door.
The hardest part is really the
first few inches. I think I used a pry
bar and stuck a 2x4 under it. Then
we were able to get our fingers
under it. The higher the door goes,
the lighter it becomes, which is
good because, as it goes higher, you
are lifting above your head.
I know we did this more
than once over the years. And, if
you have three people, it would be
much easier. Of course, your door
may be heavier.

Since you said "spring" and not
"springs" you might be able to horse
it up. I know there is no lifting my
150 MPH wind code door without
the springs (both of them).
You install the springs with
the door down though. Then you
wind them up with two steel rods,
alternately inserted in the windlass
holes (about a 1/4 turn at a time).
The trick is getting the tension so
that the door goes up easily and still
goes all the way down.
Be sure you buy the right
spring or you will not be able to
find this sweet spot.

You can't. That is what the spring
is for. You will just have to struggle
and prop it up if you need to get
the car out. Normally, spring(s)
is/are replaced with the door shut
and then tensioned up with a tool.
Same tool for de-tensioning. Be
very careful not to get your fingers
trapped. Read the instruction book.
Very often tension is not the way/
direction you expect.
There are usually two
springs, so be careful. The door
may jam due to unequal forces.

You don't. While it is down, you
use that opportunity to install new
torsion springs.
Alternatively, you could
disassemble the entire door.

you want something better than a ladder to
do it in the safest way possible. Ideally, a
platform you can stand on with both feet. The
satisfaction from doing it myself was worth
more than the $100+ I saved.
I guess that's why we visit these
forums; because we don't want to go through
life dependent on someone else for every little
problem that comes our way. I wore a face
mask while I wound the spring, and though
it may not have been necessary, I would wear
one again if I did it a second time. Good

I used a step ladder when I replaced
mine last year, placed a couple of feet away
