1. A Clean Home Is a Sold Home!
Windsor, meet Shan Hasan of Royal LePage Binder Real Estate. One of
the city’s hottest sales representative, this young and ambitious family
man is fresh to the real estate market, but he’s not new to business!
He is definitely shaking things up and adding his flair to the industry.
Hasan surpassed all expectations in his first full
year as a real estate agent. In 2014, he earned
ninth place on Royal LePage Binder Real Estate’s
list of its Top-Performing Individuals – out of a
team of over 130 agents! What’s more, Hasan
was awarded the President’s Gold Award and
has already earned the title of Multi-Million
Dollar Producer.
“People,” says Hasan when asked what makes him
tick. “I love people. Whether easygoing or difficult,
there is always something that I love about them. I
wholeheartedly believe that if you treat your client
as you would want to be treated, then everything
else just falls into place. I love waking up every day
ready to help the next family grow!”

Because listing your home is serious
business, Hasan uses all his resources
to ensure that the greatest possible
number of eyes views each client’s
property. “Those days of a sign in the
lawn and blurry pictures are gone,” he
stresses. “We must do more.”
To that end, Hasan developed what he calls
“The List.” Today’s Real Estate is proud to
share it with you. If you’re thinking of selling
your home, we encourage you to consult
this list and begin to proceed through it
one item at a time. Before your home hits
the market, try to check off as many of the
following items as possible to help it show
better, sell faster, and move for top dollar.
Most tasks require more sweat than money.
If you have any questions, Hasan is happy
to walk through your home with you and
make suggestions.
2. closets
Clean the curtains, drapes, and blinds.
Clean the carpets. If they are badly stained, try to steam them.
In some cases, you may need to replace your carpeting.
Clean your floors. Try to make sure the grout between your tiles is clean.
Touch up paint as needed or put a fresh coat on rooms that need it.
Remove wallpaper and borders if you can. Wallpaper is a downer,
and buyers will imagine extra work when they see it.
Repair damaged walls and ceilings, including holes, cracks, and water stains.
Make sure all light bulbs are working, so you can make your home shine!
By: Today’s Real Estate Staff
Hasan has been a very active part of Windsor
for 15 years, during which time he’s launched
and marketed businesses, published magazines,
bought and sold investment properties, and
donated his time and resources to local
charitable groups. Whatever he has done, he has
done with passion and commitment. Real estate
is no different!
Wash the driveway and all sidewalks and patio areas.
Clean any stains.
Make sure the fence is in good condition; repair if needed.
Spruce up the outdoor living areas with
tasteful furniture and plants.
Make sure all lawn equipment and toys are
stored out of sight.
3. details
Tighten loose doorknobs and towel racks, and
lubricate squeaky doors and drawers.
Replace them if necessary.
Fix any leaky faucets and toilets.
Arrange all furniture to create an open-concept
layout and flowing vibe. Remove any oversized
pieces of furniture to make rooms feel larger.
Remember: fresh flowers in vases are great accents.
5. Garage and Storage Areas
Remove out-of-season clothing
and add extra empty hangers.
Try to keep the floors of the
closets as empty as possible.
Straighten up shelves to show
extra room on them for storage.
4. Kitchen and Bathrooms
Thoroughly clean all countertops, appliances, mirrors,
ovens, sinks, toilets, taps/faucets, tubs, and shower walls.
Remove small appliances and useless decor
to create more visible counter space.
Clear off vanity countertops and store all
personal care items neatly in drawers.
Clean and organize drawers, cabinets,
linen closets, and pantries.
Clean all tile grout and caulking.
Re-caulk if needed.
Dispose of everything you are not going to move.
Arrange items neatly in a clutter-free manner.
Remove stains and dirt from floor.
Wipe off cobwebs, dust, and dirt from water heater, furnace, etc.
6. The Smell Test
The final test you need to complete might be the most important. The
truth is, pet odours and smoke odours can send a buyer straight back out
the door before they even get past your foyer. Your only remedy may be
to thoroughly clean your home, paint when necessary, and replace any
permanently ruined carpets and carpet pads. Sometimes, if your home is
already clean and the odours in it are very mild, a few fresh scent plug-ins
are all it takes.
Once you’ve completed this list, pick up the phone and call Shan Hasan.
He will passionately commit himself to helping you and your family sell your
home and find your next dream home or investment property.
