Understanding the millennials
F
or years, consumer buying power and purchasing trends have
focused around baby boomers.
However, within the past several years, the
spotlight has shifted to the 80-plus million
Americans between the ages of 25 and 34
known as millennials.
Now the largest demographic group in
history, this generation is undoubtedly the
most studied. Significant research findings,
speculations and predictions about shopping
habits and motivators are driving the world
to cater to this influential group.
Homeownership is one example. Many
speculate millennials aren’t interested in, or
in a position to buy a home because they’re
strapped with student loans and a tightened
job market. While much of that is true, research paints a different overall picture.
In fact, in many U.S. cities, millennials
make up half or more of home purchasers
(many of them first-time home buyers), according to a recent study by Realtor.com and
reported by Bloomberg.
So what are millennials looking for in their
home? According to the recent Responsive
Home initiative conducted by Builder Magazine, several priorities rose to the top of their
“must have” list when purchasing or building
a home:
• Ability to maximize all spaces within the
home — efficient, creative storage
• Urban conveniences in suburban settings — able to walk to parks and schools
• Plentiful outdoor space, including an
outdoor kitchen when possible
• Customizable floor plans — ability to
have a nanny or mother-in-law suite with
kitchenette and more
• Elements with high design that offer
functionality and value.
Among the unique design aspects was
the use of satin black as a finish throughout
many of the bathrooms. Showerheads, faucets and accessories were often mounted on
white subway tile (grouted in black) for a fun,
impactful style.
Outdoor living has proven to be a hot but-
ton for many buyers, including these 25 to
34-year-olds. The Responsive Home project
featured unique use of outdoor space that
showcased sunken sitting areas surrounded
by beautiful gardens and water features, various applications of large-screen TVs and, of
course, fully functional beautiful outdoor

The homeowners have been frustrated for a long time with these little
rooms. They dreamt about removing
the center (bearing) wall (L), which
would be possible but it wouldn’t
solve their problems.
SOLUTION
We changed everything when we
connected the garage (A) directly to
the modified dining room (K). Now it
is not necessary to go outdoors from
the garage.
All of the spaces have been made
more casual and useable. We were
able to added a laundry room (M) after the dining room (K) was expanded into the abandoned living room
(J). We even added a half bath (N). A walk-in
pantry (O) went were the former entry (C)
was.
We divided the kitchen and family room
differently by bumping out a window-filled
room (P) for the dinette (breakfast) room.
The kitchen (Q) is reconfigured and direct

access (R) is added to the deck (S).
There is a glass door in the breakfast
room (P) to the deck as well.
The family room (T) is brighter
and bigger. We added a built-in
cabinet (U) for books and other important items.
The bearing wall (L) is opened up
only where it needed to be with a
couple of headers.
The front entry (I) is updated and
simplified by going to one door and
a sidelight.
Now the spaces are larger and
more user-friendly, and all the spaces will be used.

PROBLEM
This was a case — all the primary rooms
in this ranch home were wrong. Then add
traffic. Proportion: Everything was compartmentalized and single purposed. This layout
tended to make the living and dining rooms
“formal” and the family, kitchen and dinette
“casual.”
One strange thing about the traffic in this
house is that when you park in the garage
(A), you would have to walk outside (B) and
into a small entry (C) to get to the kitchen
(D), past the tiny dinette (E). There also is
a laundry closet (F) to be accessed in this
small space.
Beyond the kitchen is a small family room
(G). Both the family room and the dinette
have access to the deck (H) through sliding
glass doors.
The main entry (I) to the house has dated
double doors. The living room (J) is really too
small for furniture, and beyond it is the formal dining room (K). These rooms — along
the front of the house — are rarely used.
They are boxy and have multiple openings

The “Orchids 2016” exhibit runs through
Feb. 28 with the bi-annual Orchid Show Feb.

showed 94 percent of respondents voted
their top housing priority to be high-speed

“When we reference high-speed Internet,
we’re generally talking about broadband Internet,” explains Rick Haughey, vice president
for Industry Technology Initiatives at NMHC.
In early 2015, the Federal Communica-
tions Commission updated its broadband
benchmark speeds to 25 megabits per second for download and 3 Mbps for uploads,
to reflect today’s advanced voice, data,
graphics and video offerings. Some apartments today offer data speeds of up to 125
Mbps, notes Haughey, though, he adds,
there are a number of issues, such as wiring limitations, can prevent getting that full
capacity.
While many apartment complexes provide
wireless access in common areas, “few provide property-wide Wi-Fi for the common areas and the units themselves,” says Haughey.
The NMHC survey also found that 53
percent of respondents checked their cell
phone reception when touring properties;
cell phone reception is dependent on a
separate cellular communications network,
notes Haughey.
However, “with the recent introduction
of Wi-Fi calling, which shifts the call from
the cellular network to either the resident
or community Wi-Fi, the two networks are
working more in tandem today than every

First-time home buyers should take the
time to determine what their needs are, especially regarding size, location and amenities. But even seasoned home owners will
find that having a must-have list can save
significant time by helping them avoid listings that may look great in the photos, but
in reality, won’t meet their needs.
Check your credit score
Even if you’ve purchased a home in
the past, stricter credit requirements are
making it more challenging for some buyers to find home loans. Lenders are more
cautious than ever, so having a favorable
credit score can make a difference in your
ability to be approved for a loan.
Even if you think nothing has changed
recently on your credit report, it’s good to
check periodically to ensure you aren’t being unfairly penalized for old debts, which
can sometimes linger on credit reports.
Borrowers with scores in the low 600s
and even high 500s can still find lenders who will qualify them, but borrowers should strive for scores in the mid- to
upper-700s to land the best rate.
Determine what
you can afford
Don’t let your maximum loan approval
amount dictate what your home-buying
budget should be. Though the approval
process is more extensive now than it was
even just a few years ago, lenders still
want to make as much profit as possible.
You, however, are the best person to
judge what you can realistically afford. Experts say that your total monthly home
expenses should not exceed more than
one-third of your gross monthly income.
You’ll also need to determine how much
you’ll need in order to cover any loan fees
and closing costs.
Sell your current home
If buying a new home is contingent
on the sale of your current home, it’s a
good idea to start the process by reaching
out and consulting with your Realtor. Ask
him or her about your best strategy to sell
your home quickly, but at the right time
and for the best price possible.
You’ll want to identify any maintenance
issues your home has, and determine if,
how and when each one will need to be
addressed. You can also ask your realtor if
making any upgrades to your current home
would be worthwhile and result in a favorable return when it comes time to sell.
