Project Overview
Kukui‘ula, a 1,000-acre master planned residential resort community on Kauai’s south shore, is developed
by Kukui’ula Development Company (Hawaii), LLC, an affiliate of DMB Associates, Inc., an Arizona-based
diversified real estate development and investment firm, and A&B Properties, Inc., a subsidiary of Alexander
& Baldwin, Inc., one of Hawai’i’s largest private landowners. The Kukui`ula project development schedule is

Position Overview
Under the direction of the Vice President of Land Development the Assistant Project Manager is responsible
for implementing, organizing and maintaining systems for budgeting and contracting of Community
development work.
Responsibilities include ensuring work performed and assigned by the Vice President and Project Managers
on the Land Development team are contracted in compliance with all established company and industry
requirements and standards.
The Assistant Project Manager will verify that consultants and contractors are in compliance with insurance
requirements, facilitate processes in the update of budgets, contracts, change orders, and invoices, provide
accurate and real time reporting on budgets, contracts, and job costs. Coordinate budget updates, financial
reporting (budget, schedule and cash flow), plan submittals, utility inspection requests, meter requests,
supplier and material procurement, and associated support related duties.
Other responsibilities may include assisting the team with the development and presentation of the annual
Lifecycle Financial Plan (LFP) Budget updates, and coordination of project team information. Also assists
with various special projects as directed.
Requirements:
 Bachelors in Accounting, Finance, Business Management, or Construction Administration, is preferred
 Working knowledge of financial pro-formas and development’s role in effecting pro-forma results
 Minimum of 5 years’ experience in design, construction, real estate development, or related industries,
is preferred
 Requires the use of independent judgment, initiative, and decision making skills.
 Proficient in computer applications, including Microsoft Excel, Word, PowerPoint.
 Proficient in Timberline or other cost accounting system, and MS Project, highly desirable.
 Keen attention to detail and demonstrated financial acumen.
 Ability to partner with Project Controller and VP Finance & Accounting in providing timely and accurate
financial reporting (daily, monthly, quarterly, and annually)
 Develop direct relationships with key internal and external project personnel
 Develop processes and procedures consistent with development guidelines
Contracting
 Draft Manage, track and maintain consultant, material supply and construction contracts
 Assist development team in managing contractor and supplier coordination
 Ensure recommended processes and corporate guidelines are followed
 Manage systems to ensure smooth and efficient process flow
 Process and track utility agreements and refunds/reimbursements
 Assist in contract reconciliation and job close out

Develop and maintain consistent and systematic approaches for contracting and contracts payable to
ensure efficient process flow and timely reporting
 Coordination with Corporate Legal for updates on new contracting forms, and resolution of issues with
existing forms and procedures
Budget Management

Work closely with development team and accounting department in setting up new jobs and budgets

Assist development team in updating Budget Book

Prepare budget updates and indicated outcome projections for monthly financial reporting

Coordinate collection of budget, schedule and cash flow updates and variance reports for development
managers review and evaluation

Coordinate development LFP annual budget, schedule, and cash flow updates

Prepares management reports for use by development management team
Schedule Management

Utilize MS Project to assist the development team with the generation and maintenance of the project
development and construction schedules

Provide or coordinate the provision of monthly schedule update information for the team’s projects for the
maintenance of the overall project master schedule
Project Development Financial Tracking

Present multiple development financial scenarios to help create/update business plans and LFP budgets

Create templates for Senior Management team to analyze previous and current development cash flow
options

Coordinate information from sales and development expenses to provide accurate and timely cash
management for the development team

Collect information from project teams to create monthly funding forecast for partners

Oversee and coordinate with Administrative Assistant in the processing of monthly invoices to ensure
accuracy and entering into the timberline system

Collect information from project teams and create short term cash flow projection in order to provide
accurate information for cash management strategy

Monitor insurance tracking website for compliance and communicate with external vendor to answer all
compliance questions

Communicate with Corporate Risk Manager to place and renew project insurance program/ site specific
policies

Correspond with Corporate Development team to implement integrated construction management software

Work with auditors to answer all development related questions
Construction

Assist all members of the Development Team in both residential and commercial development as required
at Kukuiula.

Track, maintain and renew required permits

Process RFI’s and track responses

Attend preconstruction conferences, review and approve meeting minutes

Initiate and request required utility accounts

Oversee and process meter requests and installation tracking (electric and water meters)

Oversee and track meter location and addresses on master site plan
Design

Assist the development team in preparation of requests for proposals for consultant and contractor services.

Review engineering plan sets for accuracy and quality of content

Track plan review status and coordinate plan submittals

Assist in permit processing, renewals and tracking

Coordinate street naming with marketing team

Distributes lot information to Sales, Marketing and Builder Relations

Oversee and assist in distribution of plans

Oversee and assist in maintenance of plan room and updates to plan log

Create and maintain job files

Coordinate design team meetings

Coordination with builder relations and DMB builder sales team

Assist with various special projects as directed
Team Management

Provide training to project teams as necessary on administering contracts, commitments, and payables

Work collectively with internal and external personnel to develop effective systems in bidding, contracting,
and reporting on budgets and costs

Foster an environment for continuous improvement in development processes and team work with internal
and external personnel
