PROPOSED CONSTRUCTION:
On February 7, 2006, the St. Lucie Board of County Commissioners gave major site plan
approval for the construction of a 90,384 sq ft household goods warehousing and storage
mini-warehouse facility. Details of the construction included a planned 87,692 sq ft of
storage space with a manager’s office and residence of 2,692 sq ft.

NEIGHBORHOOD:
The City of Port St. Lucie is unique in that it is a large city that retains its "small town
feeling." A city recently designated by the U.S. Census office as the "fastest growing in the
nation." The city has an unchallenged reputation of being able to accommodate almost
every level of living style from the very modest to the most discriminating. An additional
plus for the community is that it has been certified as the safest city in the southeastern
United States and the 7th safest in the nation (Source, City of Port St Lucie).
This parcel of vacant land is situated in the easterly quadrant of St. Lucie County,
immediately east of the major thoroughfare US Hwy 1. The immediate neighborhood
sprawls north and south along US Hwy 1.
The neighborhood around this vacant
parcel is a combination of commercial
and residential uses along a primary
thoroughfare known as US Hwy 1 which
frames the property to the west. US Hwy
1 is well known for connecting coastal
communities all along the east Florida
coast.
Besides US Hwy 1, the neighborhood is
served by a good network of roads.
Savanna Club Boulevard lies directly to
the south and is a two-lane, asphalt paved
thoroughfare in average condition. It is a
well traveled road connecting the Savanna Golf Club and surrounding community to US
Hwy 1. Prima Vista Parkway lies to the north and serves as a major connector to Interstate
95.
In addition to Savanna Golf Club and the surrounding homes, Lake Lucie Estates, a
residential community, lies directly to the northeast of the subject property. As seen in the
aerial, two other residential communities lie to the north and west of the parcel as well.
Along US Hwy 1, commercial buildings are dominant. Some of the surrounding facilities
include Color Plus Paint and Paper, Inc., Agler and Son Excavating, Inc., various medical
facilities, convenience stores and eateries.

THE CITY OF PORT ST. LUCIE:
The City of Port St. Lucie is located in St. Lucie County on the east coast of South Florida
between Indian River County and Martin County. The City has direct access to about 85%
of the Florida market through I-95, the Florida’s Turnpike or the US-1 Federal Highway1.
It has local and international air service within 30 minutes along with access to rail and sea
transportation as well. With a tropical South Florida environment, Port St. Lucie’s average
annual temperatures range from a high of 82 to a low of 66. Normal annual rainfall is 50
inches.
