Walltown and Fell End Farm comprises a versatile and successful livestock holding of
228.26ha (564.05 acres) or thereabouts.

Prospective Tenants sould anticipate the need to refurbish the Farmhouse in line with
modern expectations. Offers may be considered for the holding excluding the
Farmhouse.

The Farm benefits from an existing combined Entry Level Stewardship and High Level
Stewardship Agreement producing approximately £26,127 per annum. The current
Agreement runs until 31st May 2021.

The Tenant will be obliged to purchase the Basic Payment Scheme from the outgoing
Tenant at a figure to be notified prior to the Tender Date (20th March 2015).
Description
The Farm lies to the north of the B6318 (Military Road) to the east of Greenhead. It is situated
approximately four miles from Haltwhistle, 20 miles from Carlisle and 18 miles from Hexham, as
indicated on the Location Plan attached at Appendix 1.
The Farm has a generously-sized four bedroom farmhouse and is served by two large modern
livestock buildings.

The EPC is attached at Appendix 2; the Farmhouse has an efficiency rating of F. Heating to the
kitchen and hot water is provided by a Rayburn range. Heating to further rooms is provided by a
log burner (in one reception room) and night storage heaters. Farmhouse floor plans are shown
at Appendix 3.
The Farmhouse has a Council Tax Band of E
As part of the Tender process, prospective Tenants will be required to submit an outline scheme
of refurbishment for the Farmhouse to be funded by them as a condition of the tenancy. Access
to the Farmhouse will not be available on the viewing days, shortlisted candidates will be invited
for an accompanied viewing before the Tender deadline. Further information will be given in the
tender pack. As a guide they could expect to fit a new kitchen, install a central heating system
and upstairs bathroom.

Farm Buildings
The main farm buildings are identified on the Buildings Plans attached at Appendix 4. Buildings
4 and 5 at Walltown will be available only on a 1 year FBT. The silage pit (3) and slurry store (4)
at Fell End are no longer fit for their intended purpose and will be declared redundant with no
Landlord’s liability for repairs.
Land
The Rural Land Registry registered land extends to 226.03 hectares (558.52 acres) or
thereabouts, of which approximately 56.96 hectares (140.75 acres) are mowable. Boundaries
are generally in good condition with all enclosures having access to a natural water supply. The
land areas are detailed in Appendix 5 and the land boundaries are outlined in red on the plan at
Appendix 6. Photographs of the farms are at Appendix 7.
A further 17.12 hectares (42.30 acres) or thereabouts, and buildings 4 and 5 at Walltown, as
outlined in blue and purple on the plan at Appendix 6, will be available on an annual FBT. This
will allow the Tenant to claim BPS subsidies on this land. The 1.54 hectares (3.81 acres) at
Lowtown is not believed to be registered on the Rural Land Registry and no entitlements to
claim subsidies for this land are held by the current Tenant.
Subsidies
The Tenant will be required to purchase sufficient entitlements from the outgoing Tenant to
claim Basic Payment Scheme subsidies in 2015 and to have completed all administration
required to make the claim by the effective date of 15 May 2015. The Tenant will be required to
purchase the BPS entitlements for the holding from the outgoing Tenant at an indicative market
value which will be advised on or before the viewing days.
The Tenant will be required take over the existing combined ELS and HLS Agreement with
Natural England from the outgoing Tenant and to farm the holding in accordance with the
conditions imposed by the Agreement.

Tenancy Agreement
The successful applicant will be expected to enter into a Farm Business Tenancy, the principal
terms of which will be as follows:
1. Term - 10 years.
2. Rent - payable quarterly in advance.
3. Rent reviews - every three years.
4. Residency - the Tenant will be required to reside in the Farmhouse.
5. Repairs - the Landlord will be responsible for the repair and maintenance of the main
walls and roofs of buildings. Other repairs and maintenance will be the responsibility of
the Tenant. The Landlord will insure his buildings and fixtures, but the Tenant will be
responsible for all other insurances.
6. Costs - the Tenant will be expected to contribute £750 plus VAT to the cost of preparing
the Tenancy Agreement.
7. Farmhouse - a refurbishment scheme will form a condition of the tenancy.
Viewing
Viewing days have been arranged on Wednesday 4 March 2015 and Friday 6 March 2015.
The Landlord’s Agents will be present on the Viewing Days between the hours of 10am and 2pm
and applicants who are interested in making an offer for the Farm are asked to make
themselves known to them.
Information Pack
A more detailed Information Pack containing further plans, Environmental Stewardship
Agreement details, a draft Tenancy Agreement and a Tender Form will be available on disc on
receipt of the payment of £10.00 including VAT to Land Factor Limited. A hard copy can be
provided if requested at a cost of £20.00 including VAT to Land Factor Limited.
Tenders
Persons intending to make an offer are advised to inspect the holding thoroughly and take all
relevant factors into account in framing their offer. All applications should be made on a Tender
Form which will be provided in the Information Pack.
