FIRES PROMPT TENANTS TO GET HOME INSURANCE!
Fire has devastated suites at two New Chelsea Society properties. On
June 11th a fire on the balcony of a third floor suite at Chelsea Terrace
caused extensive damage. Thanks to the quick thinking and prompt actions of Assistant Site Manager Gary McCormick, he was able to put out
the fire before it got out of control, but damage to the suite was severe.
A much more serious fire occurred at Chelsea Lane on June 15th. Presumed to have started on a third floor balcony by a discarded cigarette, the fire raged out of control on two floors at the south end of the building before the fire department was able to arrive to
put it out. A total of 14 tenant homes were affected – four family townhouses on the main floor suffered severe water damage; two seniors’ suites on the 3rd and 4th floors were totally gutted, and the
remainder of the seniors’ suites suffered very serious levels of fire, smoke, and water damage.
Luckily, no one was injured in either of these fires, but the impact on our tenants was nothing short
of devastating. Most of the tenants were rendered homeless due to the extensive damage to their
units. Through the efforts of the staff of New Chelsea Society, in cooperation with BC Housing and
the municipal authorities, all tenants including those with small children, were eventually relocated
to temporary housing. They will remain there until the damage to their homes can be repaired. It
will be December before some of tenants get to move back home.
Regrettably, most of these tenants had no household insurance and many lost most of their personal
effects. Unfortunately, all tenants are personally responsible for recovering any damage or loss to
their personal belongings caused by fire, flood, or even a malfunction of any building component.
The cost of recouping these losses, let alone having to find and pay for temporary accommodation
and pay for moving and storing of personal belongings, can be astronomical. But it doesn’t have
to be this way!
THE ANSWER IS “TENANT INSURANCE” FOR $12.50 PER MONTH !
MARSH CANADA is able to provide New Chelsea Society tenants with relatively inexpensive tenant
insurance policy that offers peace of mind with coverage for your personal belongings and liability
coverage for damage caused by you, and protection from being sued by others for personal injury.
Take an inventory of the furniture, electronics, and the rest of the possessions you have accumulated. What’s the price to replace all of these worldly possessions if they are wiped out by fire, as was
the recently case with some of our tenants in the incidents mentioned?
This new tenant insurance policy offered through Marsh Canada will cost around $12.50 per month.
This is relatively inexpensive when you think of the consequences without it. Marsh Canada can be

Application Form.
New Chelsea Society is not affiliated with this program in any way, but we strongly encourage all
our tenants to please check it out and consider getting this important insurance for you and your
family.

“Small Facts” on Influenza

Influenza a.k.a. flu is a respiratory disease
that affects the nose, throat and lungs. It is
spread when an infected person sneezes or coughs around
other people. Particles are passed through the air where
they will infect those with whom they come in contact.
Influenza is characterized by a sudden onset of high fever,
cough (usually dry), headache, muscle and joint pain, severe malaise (feeling unwell), sore throat and runny nose.
Most people recover from fever and other symptoms within
a week without requiring medical attention but influenza
can cause severe illness or death in people at high risk.

If one is suffering from influenza the best action is to stay
home, drink plenty of fluids and rest. If a doctor's visit is required, a prescription for an anti-viral may be issued. Alcohol
and cigarettes or other tobacco products will lower one’s
immunity. An infected person would be well advised to stay
away from these products at least until after recovery.
The most effective way to prevent influenza or severe outcomes from the illness is vaccination. Among healthy adults,
influenza vaccine can prevent 70% to 90% of influenzaspecific illness. Among the elderly, the vaccine reduces severe illnesses and complications by up to 60% and deaths
by 80%.
