DESCRIPTION
Woodcote Green Farm is a new build residence constructed around seven
years ago by the current vendor and enjoying field gate road access to the
front and rear offering excellent parking. The house has been
imaginatively designed in mellow brick with some large feature windows to
ensure the amazing views can be fully appreciated. An oak panelled front
door under a small spot lit porch opens into the reception hall which is home
to a central staircase rising to a galleried landing all set over a Travertine
style stone floor which extends through to the kitchen, utility and downstairs
cloakroom. The house enjoys many quality features including distinctive oak
doors, exposed timbers to some ceilings and underfloor heating to the ground
floor all warmed by a ground source heat pump. Of particular note the drawing
room is particularly impressive featuring a brick fireplace with heavy beam
over as a focal point and exposed boarded floor, whilst an oak framed
conservatory area with bi-fold doors overlooks the garden and beautiful view.
Double doors open into the versatile sitting room with a bay window
overlooking the front elevation. Continuing the contemporary ambience of the
residence the breakfast kitchen is home to a comprehensive range of floor and
wall painted cupboards with granite work surfaces over with integral
appliances to include three Bosch fridges and a Miele dishwasher, and space
for a large range, all supported by a similarly appointed utility with Belfast
style sink. A useful porch provides every day access to the residence whilst
stairs lead down to the basement which is a highly versatile space. The ground
floor accommodation is completed by a study and cloakroom. Useful
storage can be found under the stairs which rise to the first floor gallery
landing enjoying a light ambience from a large feature window with electric
blinds. Three bedrooms to this floor all enjoy built-in wardrobes including
a walk-in wardrobe to the master along with a large en suite bathroom with
walk-in shower which along with the family bathroom are presented to a
leading edge standard. Two further bedrooms and a shared shower room
reside on the second floor. Woodcote Green Farm is a fine modern family
residence offering a charming bespoke character ambience.
EXTERIOR
A paved terrace to the rear of the house extends to the garden which is mainly
laid to lawn interspersed with a number of fruit trees and all benefitting from
low hedging to the boundaries ensuring that the amazing views can be fully
appreciated. A small brick building with timber framed lean-to is currently
used for storage, but could possibly be converted with the correct planning
permissions.
