ACQUISITIONS
We're so thankful for our team members and partners,
opportunity, support and a great LIVE IT culture. We're
also thankful for all of the acquisitions we've achieved
this year!
In November of 2015 we closed on Hawthorne at
Mirror Lake, FKA The Preserve at Mirror Lake, a 154
unit garden-style community located in the town of
Villa Rica, Georgia! Built in 2003 it boast an already
great amenity package, beautiful exteriors and
impressive floorplans. As always, we're excited to get
in there and add the value Hawthorne brings and Live
It culture to our 3rd Georgia community. Welcome to
Hawthorne, Hawthorne at Mirror Lake team!
We are proud to announce our first acquisition of
2016, Hawthorne Six Forks (FKA Woods of North
Bend), a 471 unit, garden-style apartment
community ideally located on 52 acres in the
popular Midtown area of Raleigh, NC just two
miles from North Hills. Hawthorne will lead a
multimillion dollar renovation program to
reenergize and renew the property. We are so
excited about the opportunities at Hawthorne
Six Forks and want to extend a warm welcome
to the Hawthorne family!
We’re off and running in 2016 with another brand new
acquisition, Hawthorne at The Carlyle (FKA The Carlyle).
This property expands our South Carolina portfolio as
our 15th community in the state and 4th in Greenville.
We love the Greenville market and we're so excited
about Hawthorne at the Carlyle’s great location in the
heart of Greenville’s prominent medical office district.
Hawthorne at The Carlyle brings on 280 units within a
beautiful, gated, garden style community. Hawthorne
will be investing over $2 million in value add upgrades
to the interiors, and amenities. Welcome, Hawthorne
at the Carlyle, we can’t wait to share our LIVE IT! culture

GET TO KNOW...
Name: Monteea Duncan
Position: Property Accountant
Time with HRP: 3 Years
What Do You Love Most About HRP?: Let me see...there are so many things
I love about HRP. I love the people I work with, fruit Wednesdays, casual Friday’s, our
holiday and tailgating parties and our lunch and learn lunches. There is just so MUCH!
But what I love most about HRP is the “Live It” culture. Doing for others as you would
have to them do unto you is always a good feeling.
What Do You Do Outside of Hawthorne?: Outside of work you will normally
find me spending time with my family, attending church functions, You Tubing
or just watching movies.
If You Had 3 Wishes, What Would They Be?:
1. For more resources to help others that are less fortunate than I am.
2. For my 102 year grandmother to have her sight back so that she could see how things have changed in the
world since she was a young woman.
3. World Peace.

LEADERSHIP CORNER
Jack: Straight from the Gut, Jack Welch
Recommended by Alan Dye, RVP
Jack refers to sorting out the A, B and C players on your team. Do you have
A players on your team who are full of energy, passion, committed to make
things happen? B players, who are critical to the operation that you can work
with to someday make an A player? Or, do you have C players who simply can’t
get the job done? We all strive to have the best teams possible and by doing so
it ensures success for you, your team and HRP! –Alan
What Got You Here Won’t Get You There, Marshall Goldsmith
Recommended by Meg Pisczek, RVP
I will be the first to say that I find many leadership-type books to be a boring read.
For me, an author has to write very compellingly and creatively to capture my
attention, or the message he/she is trying to deliver has to speak to me. This book
spoke to me, very loudly. It forces you to look in the mirror and see what everybody
else sees when they look at you, and guess what? The two images don’t match!
You can read it in bite-size pieces and get just as much out of it. I will lend out my
copy! -Meg
UnWritten Rules of Management, William H. Swanson
Recommended by Stuart Gohd, RVP
William H. Swanson who was Chairman and CEO of American defense contractor
Raytheon wrote Swanson’s UnWritten Rules of Management. He says “ When
faced with tough decisions, try to look at them as if you were one level up in the
organization. Your perspective will change quickly.” Also, “People ask me what
I believe are the essential qualities of leadership. To me, the qualities of leadership
boil down to Confidence, Dedication, Integrity and Love.” –Stuart
