“In my mind I’m goin’ to Carolina.
Can’t you see the sunshine?
Can’t you just feel the moonshine?
Ain’t it just like a friend of mine?”

Summer season brings big
changes and improvements
to 19th Hole
Land Harbor has licensed Dave and Adaluz Sherwood to operate the 19th Hole for the 2015 season. Dave
and Adaluz have owned property in Land Harbor and
are well known here. Dave’s mother, Kay, has been a
property owner and resident for many years and is very
active in Land Harbor tennis.
This change should produce greater operating efficiency and improved food and service to Land Harbor.
The 19th Hole will now open May 1st through November 1st, 3 months longer than in the past. Operating
hours are now 7am until 4pm.
The menu has been greatly expanded with breakfast from 7am until 11am offering sandwiches, eggs
and toast, sausage and gravy, pancakes and beverages. Lunch will offer everything from salads to soups of the
day to hamburgers, veggie burgers, pulled pork with
slaw, hot dogs and much more... even desserts. Page 2

PRESIDENTS MESSAGE
Land Harbor is a hot market again. We sold 81 homes
as of December 31, 2014. This is good news and bad
news; friends are selling and moving away, but we are
gaining new friends.
Our dues collection rate for 2014 was 100.4%. With Mike’s diligence over our budget, we ended the year
$154,619 on the plus side, per our audited financials. Land Harbor is financially sound.
“Land Harbor Cares” made a difference last summer,
improving the curb appeal of 8 homes. This was made
possible by residents who volunteered to help their
neighbors. Thank you.
Check the Land Harbor website for the dates of our
Workshops, Board Meetings and Information Meetings. It’s a “win-win”! Your attendance is appreciated and
this is an opportunity for you to let your voice be heard.
See you soon my friends,
Pat Steverding, President

DON’T TAKE SECURITY
GRANTED
FOR
Land Harbor has been very blessed
with good security and very little crime
for its size. But it is up to us to keep it
that way. We should not take security for
granted or leave it to others. To make it
work requires a great deal of effort and
care on your part. The following will
enhance your home security:
*
If you have an alarm system,
don’t fail to set it when you leave your
home even for a short time.
*
Leave lights on both inside and
outside your home.
*
Leave TV or radio on when
gone for short periods.
*
If you plan to be away for at
least 24 hours, advise Land Harbor Police
at 733-8333.
*
Be sure all doors, including
garage, are secured at night.
*
If you hear or see anything
strange, call Land Harbor Police at 7338333.
*
Do not leave party/dinner
reservations around for workmen and
strangers to see.
*
Never leave doors or windows
unlocked when you are away from home.
*
Never leave cash lying around
for strangers to see.
*
Don’t tell strangers or service
people that you will not be home for
extended periods of time and for that
matter, even short periods of time. If you
set an appointment and cannot meet them
at a specific time, advise them you will
be busy with an outdoor project or
visiting next door briefly.
*
STORIES SOUND FAMILIAR?
You may
notice that sometimes
stories or comments put forth in the
Harbor Lights may sound familiar or you
may recall reading them before. That
does happen primarily because of the
Weekly Briefs. Often I will run a brief
item in the weekly and then elaborate on
the item in the Harbor Lights as there is
more space available.
*
FOXES IN LAND HARBOR?
HOW ABOUT COYOTES?
ANOTHER SCAMMER
WARNING
I receive quite a few e-mails asking
if we have coyotes and foxes in Land
Harbor. I have seen foxes here but not
coyotes. Coyotes it seems, are on the
increase just about everywhere including
big cities and have become a curiosity.
Both are very shy and prefer to avoid
humans and both are nocturnal and
prefer to hunt and travel at night. Foxes
and coyotes belong to the dog family
which includes wolves and gray foxes.
They are incredibly adaptable and this
makes them successful colonizers if they
should choose to live close to humans.
A couple of years ago we had foxes
living in the area around the tenth hole. A
fox will not bother humans unless they
are fed regularly and then they can
become a nuisance “begging.” I am not
aware of a report of a fox bothering a pet
or of any complaints about foxes. If you
see a fox and especially a fox with kits,
pay no attention to it and do not go near
it. DO NOT FEED IT. They are not
likely to attack a person but they are very
protective of their young and a human’s
presence will indeed make them nervous.
Foxes will do almost anything to
avoid a person. About the only thing that
will draw them close is hunger and food.
If a fox should establish a habit of
traveling close to your residence do not
leave food outside for cats and dogs.
Also, make sure your trash container lids
are secure.
If you do have a tip or a warning
about foxes or coyotes, or see either,
drop me an e-mail. My email is
[email protected]

HOW ABOUT THIS FOR
ACTUAL performance evaluations
that were taken from Federal Employee
records: “It’s hard to believe that he beat
out a million other sperm.” Or...how
about this one - “this employee is
depriving some village of an idiot.”
*
DEADHEADERS INVITE YOU to
volunteer to help keep our flower beds
beautiful. They invite anyone who enjoys
gardening to join this fun group. You
can contact the POA and give them your
information.

THESE GUYS ARE SMOOTH
Here is a brand new scamming
approach by fraudulent telemarketers
based in Jamaica with ties to Miami and
several other large cities. They are calling
people in the U.S. telling them they have
won a sweepstakes, foreign lottery and
even Publishers Clearing House.
They identify themselves as lawyers,
government officials, customs officials
or lottery representatives. These guys are
smooth, very bright, speak perfect
English and are well educated. They are
aware of very current events and will
engage you in some short conversation
and friendly discussion to impress you.
They are very respectful to you and
every action is designed to make you
lower your guard and keep you on the
phone.
They tell people they have won
vacations, cars or thousands and even
millions of dollars. “Winners” need only
pay fees for shipping, insurance, customs
duties or taxes before they can claim their
prizes. It is well to point out legitimate
sweepstakes don’t require you to pay
insurance, taxes or
shipping and
handling charges to collect your prize.
Unfortunately several vulnerable
elderly residents of a well known Florida
retirement community were the targets
recently. One resident lost as much as
$70,000.
If someone calls you and tells you
that you won something, do not give or
send them any information of any kind.
The smartest thing is just hang up on
them.
If for some reason you stay on the
phone, tell them you will have your
attorney call them and ask for their
telephone number. Chances are you will
not hear back from them.
Report the call to police

Hello Land Harbor!
First of all….be sure to check out our Board President’s article in this issue of Harbor Lights.
This has been another busy winter at Land Harbor, and I don’t expect the pace to slow down as we enter
the spring and summer. Many projects were planned this winter and the staff has been working long and
hard to complete the tasks. As always, our projects at hand cover a broad spectrum. The most noticeable
are the facilities improvements. Here are but a few improvements under way:
POA Building Last Year
The Old Laundry Room

Our New Activity Center

These are but a few of the improvements your staff made during the winter season.
Routine repairs and maintenance were not neglected and remain a priority, as
always……………

Page 11
The past two years we have busy repairing road failures in Land Harbor. This year our efforts will be
concentrated in paving over all the areas we repaired. We should have some smooth driving conditions
in Land Harbor very soon!
These are just a fraction of the improvements our staff made this winter. Our quest is to make Linville
Land Harbor the most desirable destination in The High Country and a place you’re proud to call Home!
Please don’t forget to visit www.linvillelandharbor.com often. We now have four webcams for your
pleasure.
I look forward to seeing all of you back this season! Please drop in and say hello when you get back.

On our website, www.linvillelandharbor.com, under
the Member’s section you will find a document
- Amenity Guest Pass which is the form entitled
Rental-Guest-Family Member Authorization. This
form is designed to let us know who is renting your
house, who your guests are, or the name(s) of your
family members who will be using the facilities of
Land Harbor. Forms are also available at the POA
Office. This form needs to be completed for each person
(couple). The guests and rental policies for swimming,
tennis, fishing and golf are as follows:
Griffin Hauling
Handling your rv & other
relocation needs.
Page 22
Golf - To use the golf course several options are
available to either A- Join as a member; B- Purchase
a coupon package; C- Pay daily fees. Someone on the
golf shop staff can assist you in choosing the right option
to optimize your enjoyment of the golf course during
your stay at Land Harbor. Stop by the golf shop for more
information. To join as a member, you must pay your
membership dues at the POA office, Monday – Friday,
during normal business hours.
CVFD has your back - welcome back!
Swimming Pool - If you intend to have guests or renters
during the 2015- Season using the swimming pool, you
will need to pick up your guest (pool) pass at the POA
office. If you will not be coming to Land Harbor, you
may write us and ask us to mail you the guest pass for
your guests or renters. They will be unable to pick this up
without the authorization form being completed by you. We recommend that the guest (pool) pass remain in your
home so it will be available to guests and renters.
Fishing or Racquet Club - This policy does not
change the established procedure for guests or renters
who fish or play tennis or pickleball. To be issued a
fishing permit, guests or renters must be accompanied
by a property owner or the appropriate form completed.
The same form can be used for your guests or renters
who will be playing tennis. By use of the correct form
we will be able to sell them the coupon sheet for the
tennis or for a Regular Membership if they are a renter.
A guest does not have to be accompanied by a member
in order to play tennis. They simply pay by using the
honor boxes located at the tennis courts.
Crossnore Volunteer Fire Department welcomes
all our Land Harbor friends and neighbors back to this
wonderful mountain community. We wish you a safe,
healthy, and fun summer!
The CVFD is Land Harbor’s DESIGNATED
EMERGENCY FIRST RESPONDER FOR ALL
HEALTH AND SAFETY EMERGENCIES. A call
to “911” (or the firehouse) brings us to your family
emergency as quickly as possible. We are 34 highly
trained (and dedicated) individuals with many different
life-saving skill sets (EMT, “off road rescue”, fire
suppression, “jaws of life”…). We train for certifications
on our own time and volunteer for the benefit of the
greater community in which we all live. The CVFD
has responded to more than 75 emergency calls in
Land Harbor since last summer.
Avery County supports only one paid professional at
the firehouse five days a week. Your generosity (along
with that of the Crossnore School) provided for staffing
at the firehouse every weekend day - all year long. A
“staffed firehouse” insures the promptest emergency
response time possible. This saves lives and property.
We hope you will join us in supporting this crucial level
of service again this year. We sincerely appreciate your
help.

HIGHLIGHTS
Changes in real estate - mostly
for the good
Bob Feddersen, BOD Marketing Liaison
Land
Harbor home sales totaled 14 by May 1.
Good but we can and will do better.
Last month I told you that the real estate picture
had changed in Land Harbor. A long time agent left
Linville Area Mountain Properties (LAMP) and
another agent left Mountain Run. Both agents located
with another area real estate office. While this did
pose a little inconvenience for a short time, LAMP
and Mountain Run have already hired agents to
replace those who have left. They reported the newly
hired agents "are working even harder to sell more
homes in Land Harbor in 2015." That's good news!
Now we have four very active and
knowledgeable real estate companies working to
sell in Land Harbor, three of them national. We
have LAMP, Mountain Run-Keller Williams,
Century 21 and Keller Williams High Country also
out of Boone, who has been very actively selling
and listing in Land Harbor for about a year.
What are we (Land Harbor) doing to help? The
Board and Mike Simpson are exploring ways to treat
equitably all four companies and share- our
information.
Tyler
Hood,
our
Marketing
Administrator, will work with all four companies to
be certain the benefits from the Land Harbor web site
such as sales leads are given to all four companies.
The Marketing Committee will share our information
with all four companies especially the Stay and Play
leads and results of Land Harbor visits.

Land Harbor homes offer outstanding values

Beautiful homes are everywhere in Land Harbor
The overall home sales situation in Land Harbor, I
believe, has changed mostly for the better. A few
years ago we had only one Real Estate company
actively serving our Land Harbor market. The board
was concerned that in the poor market for home sales
this was not enough and encouraged Mountain Run
to begin more active participation in our home sales
market. This has been a success, along with LAMP’S
continued good work, the situation is much improved.

Page 29
As good as this increased selling information is
for Land Harbor, many of our contacts and home
sales still come from YOU....our members. That is
why we need each of you to actively promote the
Stay and Play to your neighbors, relatives, friends
and acquaintances. Make them familiar with what you
like about Land Harbor and its wonderful amenities
and casual life style. Many of them will like the same
thing you like. Refer them to our web site or the
Marketing Committee. You can rely on members of
the Marketing Committee to call your contacts and
host them on a very enjoyable visit.
Remember, we really have no match in the
High Country. Help us help you.

Welcome to our fantastic Dog Park
We are looking forward to a great summer of
dog play and people fun. It's time to renew and
review. Fees for 2015 are due now and remain the
same as last year - $15.00 per dog. You will get your
very own copy of the updated Rules and Regulations
when you join. The Dog Park is for use by members
only. Application forms are located in the POA
office, on the Land Harbor Web site, and from Linda
Chandler 828-733-1571.
We will continue to use
the keyless entry system put in place last year. You
will get the new code when you join. As always we
request that you do not give the code to any one who
is not a member. Please, please, please pick up your
dog's droppings. Droppings left lying on the ground
is damaging our grass and potentially causing health
problems. Also, please lock the gate when you are the
last person to leave the Dog Park. Many people have
worked hard to establish and maintain the quality of
our Dog Park. If you feel that you can't abide by our
rules, there is a fenced dog run behind the mail boxes
at the entrance to Laurel Hills which is free and open
to all. Linda Chandler

Land
Harbor
has
come
a long
way
since
we
started
by Rick Hammell
If you have lived in Land
Harbor even just a short time you
no doubt have heard many stories
of how we were started, the
problems we faced in the early
years and the struggles faced by
the early residents. For those who
have lived here for a few years, a
reminder of those traumatic times
makes us appreciate what we have
even more.
Some time ago I was given
a newspaper article that ran in the
Chapel Hills (NC) News on
Sunday, April 25, 1999 (the author
is unknown.) I hope you will
enjoy some of the excerpts taken
from that article.
June 2015
June 2015
“Take more than 700 acres
of choice North Carolina mountain
land that includes a trout filled
river and lake. Add a golf course,
heated swimming pool and
recreation hall. Subdivide into
lots. Sounds like a fool-proof
recipe for success, but it failed.”
The article described the horror
when Land Harbor’s developer Carolina Caribbean Corporation,
declared bankruptcy in 1975. The
article went on to say “The resort
started in 1969, primarily for
recreation vehicles, but with some
areas for homes. But the recession
of the early 70s drove the
developer to bankruptcy.”
Land Harbor’s
“tradition of working
together, planning
together and playing
together saved
this resort”
“In September 1975, all
common
buildings
and
recreational facilities were under
lock
and key.” The writer
commented
that
similar
communities in North Carolina
failed around the same time. But
in Land Harbor’s case “the
property owners banded together,
first to have the locks removed
and then to save the resort. A
separate corporation was set up to
buy, develop and sell property.
Residents performed clerical and
supervisory
work,
ran
the
recreation program and golf
shop.”
The article continued “Hoping
to raise enough money to buy the
greater part of Land Harbor - its
amenities and unsold lots - the
corporation offered first mortgage,
interest bearing bonds to property
owners. These funds were used to
buy the property and to continue
development. Lots sold to new
buyers raised new capital. The
owner’s investment of time and
money paid off. Ten years later,
enough property had been sold for
all the bonds to be redeemed with
interest.”
What happened in that period
of time was nothing short of
fantastic. Property owner’s built
more and larger homes and about
“200 families became year-round
residents.
Some
lots
for
recreational vehicles remain, and
the community is, and always will
be, RV friendly.”
The writer credits Land
Harbor’s success to the “tradition
of working together, planning
together and playing together this saved the resort. Land Harbor
continues to be a friendly,
informal
and
unpretentious
community where the ‘can do’
spirit prevails.
Today Land Harbor has over
300 year-round residents. Home
and lot values have increased
significantly and amenities have
kept pace. We now have an 18
hole golf course, tennis courts,
enlarged recreation center, new
and larger swimming pool,
meeting and craft rooms and so
much more. Land Harbor is sound
financially
and
still
very
affordable.
Land Harbor remains unique.
Over 2600 homeowners and RVsite residents are equal members.
All share in the success of this
“little piece of heaven.”

THE RACQUET CLUB NEWS
It did not seem that long ago that we were packing
away the nets and saying goodbye for the winter. Yet
here we are getting ready for a new season and by
now many of us have been on the courts playing our
favorite game. The early birds and full time residents
have been playing since the middle of April and the
“soft” courts were ready the first week in May.
The Racquet Club has a full calendar of events for
the year. We have five pot luck dinners scheduled
and we all know how good the food is and the
entertainment is even better. By the time you are
reading this we will have hosted the High Country
Senior Games in Tennis and this year in Pickleball as
well. Thanks to all of you who assisted and
participated, making this another successful event.
As many of you know or will soon know we have
some new items at the courts this year. New this year
is an effort to schedule a mixed doubles group on
Wednesdays (thanks Danny and John). A newer golf
cart was donated by POA Board member Jerry
Daughtry and Danny, in maintenance, put a utility
bed on the back of it. We also have two new nets,
two new brooms, a lute and a clay spreader. These
items will help us keep the courts in great shape. We
also want to thank the POA for picking up the cost,
$9,400, to repair the two hard courts. Thanks to the
Tennis Committee for their efforts, making our club
the best.
As we say at the start of each game, Love Love!
