Enclosed herewith is a pre-qualification package developed to highlight our achievements and
demonstrate our ability to successfully execute industrial cleaning and painting projects of any
magnitude, under even the most stringent time constraints.
The Niles family has developed in the painting business through three generations since 1958.
We started as Genesee Decorating Co., and in 1970 began a period of great success working
closely with the automotive industry on industrial painting and cleaning projects as Genesee
Painting Co., Inc. We survived acquisition by a national company, and reestablished ourselves
in November 2002 as Niles Industrial. In doing so, we have maintained the majority of key
management and field personnel that ultimately contributed to the overall success of Genesee
Painting Company, Inc.
Niles Industrial values our past while we rely on forward thinking and continuous improvement,
to enable us to provide our customers with a full range of industrial services to meet their every
need. One component of our development was the acquisition of Response Maintenance of
Gary, Indiana. Response Maintenance was a company with years of experience specializing in
water blasting, wet/dry vacuum truck services, liquid vacuum truck services and sewer cleaning.
Niles Industrial’s key leadership and impressive inventory of equipment has allowed us to build
and maintain strong industry relationships with Fortune 500 companies. We are highly
confident that with the wide array of services, established relationships and the Niles
management combined experience exceeding 200 years in industrial cleaning and painting, we
are the contractor of choice for any project in these sectors. Our mission is to provide safe and
economical value added solutions to our customers.
As you can see from the attached list of projects completed, the Niles team has a diversified
background completing a wide range of commercial, industrial and automotive projects of

Purpose of Form
A person who is required to file an information return with the
IRS, must obtain your correct taxpayer identification number
(fIN) to report, for example, income paid to you, real estate
transactions, mortgage interest you paid, acqUisition or
abandonment of secured property, cancellation of debt, or
contributions you made to an IRA.

Industrial is a fairly new business,
the Niles name has been well
established in the construction
industry for almost 50 years. Located in Flint,
Niles Industrial provides industrial painting
and cleaning services, as well as fireproofing,
insulation, commercial painting, wallcovering, and many other related services to a
wide-range of clients. Over the years, the
Niles family has witnessed tremendous success, along with a few low points. However,
through it all, the family has managed to
remain at the forefront of the industry.
A
GENESEE PAINTING
The history of Niles Industrial began with
Genesee Decorating Company, Flint, which
was established by the father and son partnership of Ronald L. Niles and Ronald Dale
Niles in 1958. The company started with various small commercial projects for schools,
hospitals and department stores. “They
named it Genesee Decorating Company
because of its location within Genesee
County,” said Ryan Niles, president (and
grandson of R.L. Niles), Niles Industrial. “Back
then, they were thinking so vastly as to cover
the entire county of Genesee.”

In the 1960s, two other sons, Gary Niles and
Dan Niles, also joined the company. At that
point, the name was changed to Genesee
Painting Company, Inc. During that time, the
business began to include industrial painting

EXTENUATING CIRCUMSTANCES
In 2000, Niles family decided to sell

Services located in Chicago. Like Niles, Kenny
Manta was a growing company at the time
with seemingly strong financial resources.
“They were purchasing several painting companies, as well as industrial cleaning service
businesses,” said Niles.“Their intention was to

established clients (i.e. automotive manufacturers) and cross-sell the cleaning services to
those large clients.” Under Kenny Manta,

the same Flint office with the core management personnel, including Dan Niles (Ryan

Biography:
Ryan is an ambitious and driven individual. As a self-starter with proven ability to effectively
manage projects, his keen eye quickly identifies areas for improvement while his personable
communication skills lead clients and team members to decisive action plans.
Ryan’s involvement with the industrial painting and cleaning business for more than 15 years
includes “hands-on” experience, starting at the bottom with sweeping shop floors to where he is
currently, the President of Niles Industrial. Throughout his career Ryan created many cost
conserving ideas, such as, a 10% annual savings while overseeing the $25 million budget for paint
and abrasive purchases. His coordination and management skills guided two simultaneous
projects for Meijer, totaling an excess of $15 million, to an on time completion while being under
budget. This experience and perspective give him a unique insight to the needs of customers as
well as an in-depth knowledge of solutions found within the industrial painting and cleaning
industry.
In November 2002, Ryan formed Niles Industrial, LLC. This endeavor was important to him as
he is the third generation of the Niles family to be in the industrial coating business. Under
Ryan’s tenure as President, Niles Industrial continues to maintain strong relationships within the
automotive industry while establishing new relationships in a variety of manufacturing, industrial
and utility sectors.

years ago. After completing his apprenticeship training, Paul went on to become an equipment and labor

Rick Landers joins the Niles industrial team heavily recruited after devoting 27 years in the painting
industry doing extensive contract work for Caterpillar. His experience in the field will provide our
clients with exceptional service, a great sense of trust in the company and satisfying results on every
job.
Rick began his career in 1980 as an apprentice and over the years has learned all aspects of the
painting industry. His strong drive and hard working attitude have brought him through the ranks
from where he started as an apprentice painter to a foreman, to a general foreman and now to his
current position as Midwest Regional Manager. Having Rick on the Niles Industrial team offers our
clients even more professionalism with his expertise in both industrial and commercial work. Rick’s

As Safety Director for Niles Industrial, Rich’s sixteen years of work experience in the
field of heavy industrial, industrial and commercial painting helps contribute to his ability
to evaluate potential work place hazards. He easily shares his knowledge to help all
involved come up with solutions that work in the field to eliminate those hazards.
Rich began his career working with the Niles Family of Business in the early 90’s.
Starting as a painter’s helper, he worked his way up through the ranks to Apprentice,
Journeyperson, Foreman and General Foreman. Rich has worked in all phases of our
business, including airless and conventional spray painting, sandblasting, ultra-high
pressure water jetting, specialty coatings, deep cleaning, and traditional brush and roll
commercial painting, as well as preventative maintenance and facility management. He
has been a valuable asset in the field as on-site safety coordinator on all types of projects
for the last ten years. With his knowledge of our industry, Rich brings a unique
perspective as our Safety Director. He helps to facilitate the performance of our projects
to be done safely the right way the first time. Rich’s teaching qualities and attention to
detail has helped our field personnel to be among the best trained members of our
challenging and dynamic industry.
