The approximately 2.5-acre subject site is located on the southeast corner of Park Lake Street and
North Orange Avenue, and extends to the south almost the full block face along North Orange Avenue.
Upon completion, the nine-story mixed-use building will include 9,000 square feet of ground floor

Description
Orlando has become one of the largest
simulation and training clusters in the
world, which has fueled rapid-and-related
growth in the local entertainmenttechnology industry. Orlando’s digital
media industry hosts more than 1,200
companies, 30,000 employees, and
collective annual revenues estimated at
$9 billion.
The vision of Mayor Buddy Dyer and the
Orlando City Council is to build on the
success of Orlando’s digital media
industry by redeveloping a 68-acre site,
formerly known as the Orlando Centroplex, into Creative Village – a one-of-a-kind place where high-tech
companies and 21st-Century education can locate, and employees of those businesses and other residents can
live, work, learn, and play.

The City of Orlando has entered into a public/private partnership with Creative Village Development, LLC to
redevelop the site into a high quality, new urban neighborhood to support a diverse and dynamic mix of uses
including:







1,200 – 1,500 residential units
125,000 – 150,000 square feet of retail/commercial space

Parks providing public space for hosting civic events, festivals and community markets
The Creative Village will have a strong focus on educational uses and build upon existing assets, including the
University of Central Florida (UCF) Center for Emerging Media, the Florida Interactive Entertainment Academy
(FIEA), and the House of Moves motion capture facility.
The future vertical development is valued between $800 million to $1 billion upon completion, with minimal
reliance on public resources, since the compact, urban design will be extremely efficient. At buildout, the
Creative Village is estimated to have a daytime population of roughly 10,000 professionals, students, residents,
and visitors.

MLS Soccer Stadium

Description
In late-November of 2013, the MLS announced that Orlando City would become the 21st team to join
the league. As a result, an approximately 20,000-seat stadium, with expansion capabilities to over
23,000, is being built adjacent to the Amway Center and will allow for synergy between the two
facilities and increased activity in the surrounding community. The stadium includes a 3,700 person
supporters' stand and terrace, complete with a designated level views of the pitch and Central
Boulevard. A plaza for pre and post-game events, along with a public art program, will further connect
the facility to the neighborhood. An iconic canopy will help define the district, while providing shade
and amplifying fan noise. The stadium features an array of premium seating, including club seating, 28
premium suites, loge boxes, and Group and Party Club Suites.

Men’s Service Center

Description
Thanks to $6.6 million in capital funding support from the City of Orlando and Orange County, the
Men's Service Center was developed on the Coalition for the Homeless’ main Central Boulevard
campus. This two-story residential facility serves one of the most underserved segments of the
homeless population, homeless men. It replaced the Men’s Pavilion.

George C. Young Building

Description
This is a full modernization of a 187,000 square foot existing federal facility built in 1975, with a small
15,000 square foot addition, consisting of a judges elevator, stair tower, and new entry pavilion. The
George C. Young building resides on a campus with the recently constructed U.S. Federal Courthouse.
The renovation included:

• Several federal court agencies, including the U.S. Attorney’s Office

Amway Center

Description
From its signature spire and modern architecture to its public spaces and comfortable amenities, the
Amway Center is both a welcoming addition to the surrounding neighborhood and an iconic
destination in Central Florida. The Amway Center features a modern mix of metal and glass exterior
materials and the spire serves as a beacon amid Orlando’s vibrant downtown.
With an ultimate capacity of more than 20,000 seats, the arena was designed to respond to its distinct
urban setting while revealing the activities occurring within. Bounded by Church Street, Hughey
Avenue, South Street and Division Avenue, the Amway Center’s primary entrance faces north to
Church Street, creating a natural extension of the nearby downtown entertainment core. The Church
Street entry features a large public entry plaza connecting to the Amway Center’s spacious entry lobby.

Orlando Citrus Bowl

Description
The Orlando Citrus Bowl lower and mid-bowls were replaced to include new accessible seating and
club space, new and enhanced concession stands, locker rooms, and restrooms. Additional
improvements included cosmetic repairs, existing press and suite-level renovation, vertical circulation,
as well as technology and infrastructure improvements. In all, the Orlando Citrus Bowl has:

Description
Central Station is an environmentally-friendly development, which is being designed to achieve silver certification
based on the National Green Building Standards. The first phase of this two phase project will include a six-story,
279-unit multi-family building with 14,000 square feet of high-quality retail and an integrated parking garage. The
second phase will include an additional 15,000 square feet of retail; a six-story, 125-key hotel; two office buildings
(six and eight stories); and an eight-story stand-alone parking garage .
A true transit-oriented development, Central Station is positioned directly east of the new SunRail platform at
LYNX’s Central Station, providing direct access to SunRail, LYMMO and LYNX. Additional nearby mobility options

The Dr. Phillips Center for the Performing Arts is a vibrant performing arts and entertainment destination located in the heart

Trinity Lutheran CDC

Description
The 5.2-acre subject site is located north of East Livingston Street, south of East Amelia Street, west of
North Magnolia Street, and east of North Summerlin Avenue. Phase one of the church site
redevelopment includes a new child development center (CDC) on Ruth Lane, restoration and
relocation of three historic homes, and removal of five portable classrooms.
In order to provide room for development, three houses at 414, 420, and 424 Ruth Lane have been
moved to the corner of East Amelia Street and Ruth Lane. A structure at 116 East Amelia Street was
demolished in March of 2015 so that a soccer field can move to the west to allow for the relocation of
the houses. In addition, the garages behind 414 and 420 Ruth Lane have been demolished. The CDC
has been designed to evoke the residential character of the Lake Eola Heights Neighborhood and /
Historic District.

Description
Gertrude’s Walk is a biking and walking path through Orlando’s Downtown core, running generally
parallel to the railroad tracks. This is a portion of the larger Orlando Urban Trail and supports the City’s
vision as an attractive place to live, work and play, by connecting local businesses, offices and
residential with transportation options (SunRail, LYNX Central Station), and entertainment venues
(Amway Center, Downtown Performing Arts Center). The trail not only provides a recreational
amenity, but also serves as an alternative commuting option for those who work in the Downtown
core. This project will complete the pedestrian connection from Washington St. to Concord St. and
includes increased lighting, CPTED (Crime Prevention Through Environmental Design) improvements,
and street furniture along the existing path.

Interstate-4 Improvements

Description
The Florida Department of Transportation (FDOT) will make improvements to Interstate-4 throughout
the Metro Orlando corridor, including the entire stretch through Downtown Orlando. Modifications to
Interstate-4 will include addition and removal of ramps, addition of limited access toll lanes,
reconstruction of bridges and overpasses, new pedestrian crossings, sound walls adjacent to
residential areas, widening of I-4, and aesthetic enhancements. Within the Downtown area, new
streetscapes and pedestrian connections will also be added, as well as a new interchange at I-4 and SR
408 to provide easier access between these expressway systems.

Description
In April 2010, LYNX and the City of Orlando began evaluating expansion of the Downtown Bus Rapid Transit (BRT)
System, known as “LYMMO”. The East/West Corridor Route was developed following public comments, field work,
and evaluation analysis. In March/April 2011, the Orlando City Council, LYNX Board of Directors, and METROPLAN
Orlando accepted the Draft Locally Preferred Alternative for the East/West Corridor (Proposed Locally Preferred
Alternative East/West Corridor Map), which allowed the LYMMO Expansion Project to be eligible for Very Small
Starts funding from the Federal Transportation Administration (FTA) for preliminary design and engineering. In the
Summer of 2011, the Federal Transit Administration approved the Full Funding Grant Agreements for the
Parramore and East/West BRT Projects. Design work on both projects commenced in March 2012, and
construction began in November 2012. The East/West Route opened April 10, 2014, as the “Grapefruit Line”. The
Parramore route, renamed the “Lime Line” is expected to open in 2016. Existing LYMMO service has been
renamed the “Orange Line”.

SunRail

Description
SunRail is a 61-mile, 17-stop commuter rail system that will connect the City of Orlando and Volusia,
Seminole, Orange, and Osceola Counties; utilizing existing CSX railroad tracks. The system includes four
stops in Orlando: Florida Hospital Station just north of Downtown, LYNX Central and Church Street
Stations within the Downtown core, and Orlando Health/Amtrak Station just south of Downtown.
Phase One, consisting of 31 miles, connecting DeBary to Sand Lake Road, opened May 1. Ridership has
averaged 4,100 daily boardings since start of service. Phase Two, the remaining 30 miles, will extend
the system north from DeBary to DeLand, and south from Sand Lake Road to Poinciana. Phase Two is
expected to be completed by early 2016.
