BSC doesn't have a reputation of excellence or quality of services. The management is
not forthright to the residents, renters or buyers. You will see the proof provided by this

The Riverside Bangkok
Is a condo rental operation NOT "Apartment Rentals" as they word it, we assume to "get
around the law". The owners and operators along with BSC management violate Thai
Law that states condos are NOT ALLOWED to be rented in a short term Hotel/Motel
manner.

Their prices are outrageously high ranging from $400 USD up to $2,000 USD per week
depending on the season. You can stay one block away at the Ibis Hotel for $150 to
$300 per week w/meals included depending on the season.
The BSC management claims they know nothing about this but when short term clients
of Riverside Bangkok arrive, the condo employees and security are ordered to "jump
like rabbits" to take care of these non-owners as if they are royalty. Their ID's are not
even checked while BSC management ignores and treats condo owners like crap just
because they are concerned and worried about these non-vetted strangers that use,
abuse, damage and put wear and tear on the condo fitness equipment and premises
that owners have to pay for with their personal condo fees!
The Juristic manager has to be a REAL DUMMY to claim he knows nothing about this.
How the hell can you be the GM for 7 years and not know? That’s always his excuse.
He never knows anything except how to screw people over! He's a real expert at that!
Riverside Bangkok Trap
The Sand Trap!
You should know that the BSC management operates the complex like a giant SAND
TRAP!
Here is how this works...

First they invite you in with all the sweet talk and false promises to view the
property.

Next they show you around the complex presenting the pool and fitness areas.

Then they will introduce you to employees and co-owners that are in cahoots
with them to let you ask questions & put your mind at ease.

They will give you stories of how pleasant and convenient the location is and
then...

They will ONLY show you units that are for sale through the management or
units that are for sale by the owners in cahoots with them.

Then if your pleased and sign to buy you are DONE, HOOKED, SWINDELED
CAUGHT IN THE SAND TRAP!
What They Don’t Tell You Is....

Once you are in, it is hard to get out due to the buildings reputation and
management.

They charge foreigners 1/4 or more on rent or purchase than they do Thai's.

They will not show you the penthouse area; the reason is illegal fire hazard
shanty garage structure or roof top that is in shambles.

About the TERMITE problems.

The 6th floor and lobby Wi-Fi rarely works.

The A/C in the 6th floor business center works poorly as one A/C unit is turned
off.

The computers in the business center are 9 years old and rarely work!

They do anything they want without the owners’ approvals or votes!

They will not help you if you become friendly and side with owners who have
wised up and battle them in court and...

They use the condo funds illegally to attack anyone who is against them and
waste thousands of our condo funds filing frivolous lawsuits to intimidate people.

Use our condo funds to repair damages to the condo and equipment caused by
The Riverside Bangkok Apartments operation in the building that the manager is
probably getting a kickback from.

Collect Special Funds and not use the money for the project they claim and won’t
account for the money!

Will not help you sell your unit and try to steal your prospects from you UNLESS
you give the manager a commission.

Will tear down your posting for rent or sale on the bulletin board UNLESS you
give the manager a commission.

Issue special expensive bonuses without explanations on who or what they are
for.

Won't help you with any problems if you don't become one of their Kiss Arse.

If you decide to sell and leave they will do everything in their power to steal
buyers away from you and keep you isolated and locked into the Sand Trap.

They keep collecting special funds and fees from you that they will never account
for.

They will Threaten, Bully, Insult, Defame, Destroy your character and Sue you if
you are not part of their Kiss Ass group controlled by the Crooked Juristic
Manager!
Condo Profile & Tricks
What you all should know is that when potential buyers or renters arrive to view the
complex, the first place the management shows them is the "swimming pool and fitness
areas". These are the only locations they maintain well as they are their main selling
points.
Management and the owners that are in cahoots with them, hide everything else that is
negative about the complex from prospects. And they do their best to keep prospects
from talking to or questioning residents (other than those in cahoots) who live there for
their opinions and the truth.
It is important to know that some security guards will lie for him, and the manager has
placed cameras throughout the complex that he uses to monitor your movements and
usually NOT for security purposes. If you cross him, he edits the videos of you to make
them appear different from the facts or the truth so he can use them against you in court
if you are not one of his kiss arse!
The reality is that there are so many units for sale at BSC because most of the owners
are fed up with all of the shenanigans and are desperate to get out! Some have sold
their units at a loss so they can leave and finally have some peace in their lives.
Do an internet search yourself and
see how many units are for sale in
this complex you will be shocked!!
If it's so lovely, why are SO MANY trying to get out??!

The Riverside Bangkok /TripAdvisor Warning
Don't believe everything you read. One or more of the owner/s of the Riverside Bangkok
(also condo committee member/s at BSC) regularly monitors the Trip Advisor website
reviews and comments page. Negative posts about them are flagged and removed. We
know because we posted a review about them & it was removed within a few hours. A
post on Trip Advisor from a person also states that they monitor it HERE!
Should RBA have it deleted, we saved it, along with some Trip Advisor negative
reviews. Click HERE to view them. Trip Advisor should allow vetted negative reviews to
protect the public!
Fraudulent Management
You could probably recruit deranged people from a psychiatric hospital that could
manage the building better. Go to the Videos page to view more clips of how
disrespectful this committee and management are towards owners & foreigners. They
show a complete and total disregard for the Thailand Condominium Act so they can
continue racketeering!
The issues on this consumer protection site are related to the Baan Sathorn

NEWS from Co-owners
12/08/2013
Several co-owners have sent us emails about the EGM held on 1 December. Here is a
summary of those emails:
1. The EGM was disrespectful to foreigner owners & held in Thai only.
2. There was no handbook or information handout.
3. Questions given to the committee and management several days before the meeting
were ignored & not answered.
4. The juristic manager, not the committee, ran almost the entire
meeting which is prohibited by the Thai condo laws.
5. Votes were held before information was provided for them.
6. Votes were held without allowing some owners to ask questions or express opinions.

7. A group of attendees were at the meeting that do not even live in the complex & were
allowed to shout down owners who wanted to ask questions or express opinions. The
committee did nothing to control this.
8. The juristic manager would not allow several owners to speak or provide information.
9. BSC Management posted the results of the votes by Dec 3rd.EGM was on the 1st.
10. By management's count, both items for voting, painting the exterior of the building
and allowing employees to live on the "premises” were passed by large majorities.

Attention Owners
Many owners responded to our latest email about the law suit and asked for more
information. We wrote that the law suit invalidated the votes for agenda items 2, 3, and
4 from the EGM held in November 2012. The agenda items invalidated are:
- Agenda 2: Approval Special Fund of 10 Million Baht to be collected at the rate of 250
Baht per square meter and divide into 4 installments to cover the repairing of the
Common Area as below
2.1 Repair the Aluminum Composite
2.2 Painting the outside Building for the side facing Charoennakorn Rd.
2.3 Seal the Silicone window outside the building
- Agenda 3: Approval for the Parking Space Rental by Sena Fest Mall
- Agenda 4: Others (if any) Approval for employee living quarters in the parking
building (JURISTIC MANAGER, OFFICE PERSONNEL, BOAT DRIVER, GUARD,
TECHNICIANS, THEIR FAMILIES AND MORE)
The results of the votes that were posted after the EGM by the committee and
management were:
Agenda 2: 44.57%
Agenda 3: 43.23%
Agenda 4: 38.41%
In the case when an EGM or AGM is held on the first scheduled date, a minimum of
51% of the total condo vote is required for changes to the common area. In the case
when a quorum is not met for the first date and the meeting is scheduled for a second
date (as happened with the EGM in November 2013), a minimum of 1/3 of the total vote
of the condo is required to make changes to the common area. Once 15% is deducted
from the numbers above for Burandara's invalid votes, the required 1/3 minimum is not
met. The court ruled that the vote for the three agenda items was not legal.
One other very important point, not part of the lawsuit, is that the juristic manager's term
expired in May. Please send us your ideas about how we can replace him.
We have tried very hard in our emails to provide you with information based on facts
which can be proven. We have asked you to check the information for yourselves. In
response, some members of the old committee and the management office have called
us troublemakers and persons of ill intent. We ask that you check the documents you
have and the documents we send you to determine who is telling the truth. If you have
any questions, please email us and we will do our best to answer them.

I sold my condo just at the same price, but it seemed that was impossible with 90 units
unsold and many other problems, as renting as hotel, and all these people living in
garage.

Dear BSC Co-owners,
You were sent an update earlier this year to let you know the juristic manager admitted
his guilt in court for allowing a laundry to remain in the BSC parking lot, even though he
had received an order from the Bangkok City Planning Office to remove it. He allowed
the laundry to stay there for over 400 days. He received a fine and was put on
probation for a jail sentence. We received information that he appealed the jail term and
appeared in court this week to hear the result of his appeal. The court denied his
appeal. The court ruled that the juristic manager had shown disregard for the law by
refusing to obey the order from the City Planning Office for over 400 days. His jail term,
on probation, remains in place. Now, the juristic person and committee are doing a
similar thing. They are refusing to obey a Bangkok City Planning Office order to remove
the illegal living units for the juristic manager and some other BSC employees in the car
park building. We also reported to you recently that the Thai Court ruled that the vote
from the last EGM/AGM to approve these living spaces was invalid. Why do they refuse
to obey legal orders? Why do they allow daily fines to build up against our condo? Will
our common funds be used to pay these fines? Finally, what kind of, or lack of,

management skills are the committee and juristic person showing? Why do you put up
with them?
Many of you know that the BSC ferry boat is again sitting idle at the pier, out of service.
Lately, this seems to be an annual event, with little information about what is wrong or
how long it will be out of service. The boat is not old. Do you see the boats from other
hotels and condos sitting out of service like this on a regular basis? Do you like this
inconvenience or do you think your renters like this inconvenience? Do you think The
Fine and Suparkarn will put up with these outages and continue to support the boat?
Another co-owner has reported to us that TERMITES were once again found on the 6th
floor of the building. This is at least the third time termites have been found there. Why
can't this problem be controlled when we have monthly pest control services?
We do have to give credit to the management for doing some cleaning up, for some
recent repairs, and for adding flowers to the lobby and 6th floor. We hope this is a new
trend. Or, as has happened in the past, is this the cleanup that happens just before an
EGM/AGM is announced?
A police report was filed against a confrontational employee for threatening the resident
who was taking a video of unauthorized Tile Removal & storing Termite Wood in
Common Area.

A police report has been filed against that employee. If the management continues to
keep him here (they did) it shows you how they really feel about the co-owners rights
and their safety.
BSC has sent out a notice and proxy forms for an EGM. The date is 17 November,
which provides the minimum allowable notice, if it meets the minimum at all. That date
also just happens to be Loy Kratong holiday when no one will be here to attend the
meeting. Gee, an EGM on a holiday and with minimum notice, as if that’s never
happened before.

What controls are placed on noisy children and their behavior in the swimming pool
area? Are rules re: children enforced?

The rules are selective and enforced by the manager "only if” you are on the list of
people he likes. There have been many times people have complained about these
issues and nothing was done. When his friends complain he jumps on the issue and
threatens you with evictions, penalties or lawsuits. Also, he has no limit and does
not check who is coming in with the people he knows. There have been complaints
about these unknown people that are visiting, damaging the exercise equipment and
disrupting the place and when you ask who they are they won’t tell you.

What Fernando says is true. It all depends on who you are when it comes to getting
anything done. If you're not on the "special" list, you won't get any help. If the
manager doesn't like you, or if you question him, you will get bad treatment. Lately,
the pool and exercise rooms seem to be playgrounds for small children. Though
there are many security cameras in these areas, no guards or condo staff ever
comes to control the children.

I recently purchased a condo and I am astonished to find that many of the
apartments are rented out on holiday lets to some dubious looking people. I don't
see why I should be sharing the facilities for which I pay with holiday renters who
don't respect the place of follow the rules. Why is this allowed? Who is this
'Riverside Apartment' company exactly? Is it legal?

At an annual general meeting a few years ago, a co-owner told the committee
chairman that these short term "Holiday" rentals are not legal. Many owners said
they did not like the short term rentals. The committee chairman said he would look
into it and notify the co-owners. He never did make a notification. You can ask the
management office about this. Please let us know what, if any, answer they give
you. You can do an internet search for Bangkok Riverside to see more about the
terms, prices, and contacts for the rentals. You might find some names and contact
information of co-owners who own or manage the rooms. Yes, the common areas
we pay for are being used by the high turnover of short term renters. They come
here, often as whole families with many children, to have fun and make the most of
the facilities. Unlike co-owners, they don't treat the condo as a home.

are also current or former condo committee members at BSC., The manager has
always covered for them stating their out of the country, or he knows nothing about
them when people look for them. We have learned that they were recently served
with subpoenas to show in court for another case involving BSC and the manager
that the District attorney is reviewing to prosecute the manager and committee for
related to knowingly breaking the law and allow the illegal shelter in the garage area.

Are there any lawyers amongst us who can find out about the legality of these
holiday rentals? Also can it not be tabled for an AGM and some straight answers
got. This outfit seems to be run by some English guy and I am told he makes plenty
of money charging owners 25% commission on rental, then laundry, cleaning and
other expenses. The owner who told me was complaining about the cost. A long
term rental is fine but should any resident be making money with this short term stuff
that spoils the value of the building! Thoughts anyone?

Jonathan and Diamond - an old bald guy with glasses. Wonder if he has a resident
visa.

and renting out all these apartments for a high commission calls himself Jeff
Watkins, can anyone enlighten on how to get rid of him and his apartment rental
scam???? Seriously, I am so sick of these short termers hogging the pool area and
gym I am looking at selling out.

Good luck on getting any answers at an AGM. Those meetings are held in Thai only
now and even if you could get to ask them a question, the answer would be I don't
know or we will get back with you (which will never happen). Several owners
couldn't stand this situation and sold at a loss just to get away from it. I think owners
really only have two options at this point: band together as a group to demand action
or take legal action.

Charoennakorn Road 2 of 5 stars Posted Jul 6, 2014 "Let’s face it" This is not a
luxury living. at least not in the Lily apartment now called Ortensia witch I stayed in. I
got 25% discount on the renting price since I stayed a whole month and it looked
like a good deal, But since I had to pay the electricity myself it soon turned out to be
very bad. Electricity is very expensive in Thailand and the budget for it estimated by
the management was so low that it was ridiculous. The air-condition in the flat was
very noisy and placed so you had to cool down the whole flat instead of at night only
cool down the bedroom area. I asked for and got a portable fan that helped it up a
bit. So I didn´t have to pay my whole vacation budget on electricity. Overall, the
building was quite run down, the nice posh lobby was not air-conditioned and
impossible to spend time in. The bed was rock hard. The positive thing was the nice
pool that closed to early though and the boat that took in-house guest promptly over
the river, For long stay that is far better options to stay. I guess this explains why the
owners are always being protected by the manager and always hiding....ha ha!

interested in banding together to get a lawyer to deal with this Watkins guy and this
holiday rental rubbish. Does it state anywhere in ownership documents about not
using residential apartments for holiday lets - some seem only 2-3 nights - or as
offices? It is a security issue as much as anything and spoils the enjoyment of
genuine owners

deal with this Watkins guy and this holiday rental rubbish" (hopefully &/or BSC
management also) is EXCELLENT! Should you be able to rally more owners that
would want to get involved and band together and deal with these issues, PLEASE
let us know? We are willing to lend our support but feel it will take a strong show of
numbers to be effective. At least a minimum of 15 people. This is one reason we
have set up this site to inform people of what really goes on at BSC show that if they
keep ignoring these issues things (have) and will continue to get worse!

I am following this with some interest BUT this Brit guy has NINETEEN Apartments
in our block listed on his website for holiday rentals. This is outrageous! All those
owners will vote against anything we try to do.

The owners votes, who's units The Riverside Bangkok partners with to rent out for
them does not matter in a lawsuit especially if the owners are involved with an illegal
operation. The Riverside Bangkok does not own most of those units they advertise.

are speaking up about this. I too am concerned. I know a property lawyer and I will
ask him about these rentals. Monday and Tuesday are holidays, so please keep

According to the Thai Condominium Act: "Section 17/1 In the case where a space in
the condominium is set aside as a place to carry out the business, the system on
entering and exiting such area shall be specifically set up in order to prevent the
disturbance on the peaceful enjoyment of the joint owners. No person shall be
permitted to engage in any trade transactions in the condominium except it is a
trade transaction in the area of the condominium designated in accordance with
paragraph one." So, the owners can't be disturbed and there must be a separate
entrance for commercial activities. I don't think this is happening.

My job has brought me here and I'm planning to retire in Thailand eventually but
after doing some more checking for properties I have decided to stay away from
buying in these condos as they have way too much trouble. I was referred to and
have taken a place to rent close to BSC called Supakarn Condominium after I spoke
to their people and saw the building that is run much better with less issues. I wish
you all good luck with correcting all your problems.

Watkins and crew. The guy is a cheat. He takes 25% commission on gross costs,

He was impossible to deal with and came on like a tin pot dictator. Very
unprofessional. I sold up. I liked the building itself and it is good value for money if
the management could be sorted out.

Your question is a good one. The first answer is that things do not work here as they
do in your country. I will let that statement stand by itself and you can read into what
you will. Now, concerning the owners. Many of them live abroad or live elsewhere in
Thailand. They bought their rooms as investments, to rent (which they're having a
hard time doing) or to sell at a later date when they think the prices will increase.
Since they don't live at the condo, they don't really know what is going on. Other
owners who did live at the condo have sold at a loss or moved elsewhere because
they couldn't stand it. Many of those who still live at the condo just don't want to get
involved or are afraid of the impacts of getting involved. Strength comes in numbers
and a small group has a very difficult time.

a few rooms. I made up my mind not to buy when I entered the lift in the lobby.
There were several signs posted in the lift. One had pictures and told residents not

didn't belong to them. Another told owners to sign for the common pushcarts
because people were using them and not returning them. What kind of people live in
this place?

keep the building "Thai Only" as the Thai's won’t fight back. I also think they
intentionally keep the building at only 48% occupied so foreigners won't come in and
tip the balance of voting power. In this way the management can continue to keep
ransacking the condo funds. You all watch and see, in time this building will
eventually turn into another of the hundreds of buildings in Bangkok that accumulate
dirt and smut on the outer walls, clothes hanging out all the windows and balconies,
develop cracked walls and structure (as are already developing) and just turn into a
slum building while this management remains here. When it does the JM will take
the money and run to hide in Cambodia!

The short term rentals are very polarizing. The owners who rent their properties
together with the website owners are clearly very happy. The manager of the
building allows and facilitates the rentals despite the legality of the business being
highly dubious, he is clearly supported and encouraged to do this by those who
benefit most. The group who opposes the manager and the rental agency are
vociferous and prone to exaggeration and misrepresentation of facts. Neither side is
without fault but the animosity and I'll feeling that has now developed has consumed
and decimated the previous sense of harmony and neighborliness. Property prices
have been negatively impacted and each group must accept some responsibility for
this. The solution would be compromise and acceptance by each group, meaning a
reduced or limited rental agency in return for an end to hostilities. This is however
very unlikely.

Breaking the law leaves all owners open to penalties. Why do the committee and
juristic manager allow them to continue? Further, the condo owners are entitled to a
place they call home. Having a revolving door of short-term renters on holiday who
are using the condo as resort disturbs the peace. More than this, the disagreement
over the short-term rentals is not the only cause of animosity in the building. It is the
fault of the juristic person and committee members who fail to address the concerns
of any owners who disagree with them. This includes, but also goes far beyond just
the short-term rentals. Finally, what is your solution for bringing the two sides
together?

Short term rentals may not be illegal and clarity would be a good first step. If
deemed categorically illegal then clearly they should stop but the law seems
somewhat opaque and vague so different interpretations are not surprising, the
manager has presumably interpreted the law in their favor. It is correct that there are
other divisive issues in this building which have been fermented by the abrasive
behavior from a small minority of predominantly western owners; this has resulted in
a litigious and vindictive atmosphere that benefits no-one. There is no easy solution
but legal clarity on short term rentals would be a start followed by civility, decency
and understanding from the abrasive contingent - this may just result in a more
cooperative and helpful environment for all.

reputable law firm to provide written guidance about this? The law firm's decision, in
writing and on their letterhead, could then be posted in the lobby and a copy be
made available to all co-owners. An interpretation about the short-term rentals from
the juristic manager carries no weight. He recently admitted his guilt in court for
KNOWINGLY misusing common area at the condo. He was given a fine and is on
probation for a jail term. Would you seriously trust him to make a legal judgment? A
group of co-owners has brought up the question about short-term rentals and about
other issues which are important. Rather than get answers or discussion, they get
accused of things like "abrasive behaviour." It is important to note that several
committee members and the juristic person were the first ones to file legal actions
against co-owners, not the other way around. Why didn't they try discussion first? I
find it disturbing that writer #41 discriminates against "western owners." Don't all
owners deserve the same rights? So yes, let's get past the vindictive atmosphere by
starting with an objective ruling about the short term rentals, followed by open
discussion sessions where the committee members are available to answer
questions from the co-owners.

apartment that I keep as an Asian base and stay in several times a year. When I am
in residence, I do object to the peace and tranquility being disturbed by families with
noisy kids who are holiday renters or foreign men and their local bar girls. They
show no respect for the facilities such as the gym and pool area. I had no idea that
there were so many short term rentals when I purchased the apartment. It certainly
decreases the value of the building. Time it was stopped.

this building are happy and content with the building, management and life. This site
is managed by 2 or 3 disgruntled American owners who've shot themselves in the

condominiums; as an owner I could rent to who I wish (I don't, but I could). The
clientele of Riverside Apartments are mostly elderly retired people who cause no
problems at all. Most "comments" on this site are as fabricated as the ones on
TripAdvisor. I'd be surprised if this comment actually appears!!

certificates in the elevators. They all expired several MONTHS ago! This is not the
first time the management has let this happen. Take a look at the floor in the room
next to the weight room. The floor has been rotting away for over 6 months. That
same floor was replaced just a few years ago. What's the problem? Let me know if
you're still happy next time you go in the elevator and press the button to go up to
your room.

because of the information we provide them with, to correct issues at BSC. Is it
possible that you now are in fear of losing control over the owners and feel it slipping
away. As JM you should KNOW & not UNDERSTAND if the nursery was approved.
We are awaiting verification that the nursery was ever even proposed at the AGM as
our sources/owners who attended the AGM say it was not. You are welcome to
submit verification so we can update that page with the necessary corrections. It's
nice to know the lifts have now been corrected according to you but why did you let
them expire for several months and take action ONLY when we posted this issue on
our website? Please explain, Many owners are awaiting you reply and reasons for
ignoring their safety for so long. Once you send us copies of the new certificates and
the name and contact info of the properly licensed reputable company that has
examined the lifts we will post the info on that page and make the necessary
corrections. Our sources/owners whom still live at BSC claim that no one has seen
anybody working on the lifts/elevators. Lastly, please clarify which court case you
are referring to. We also have been informed today 11/24/2014 that a recent court
case that the JM (you) filed against someone was overturned by the court to the
favor of the person that was sued by you and when the JM (you) appealed that
decision it was thrown out and not even heard by the court. Again to the favor of the
person that was sued. Please send us the info of the case you are referring to and

To JM, #63, here are the FACTS, with proof. - Your "understanding" that the nursery
was approved at the last AGM is incorrect. It is shown in the AGM booklet under the
Repair and Maintenance Budget for 2014. The details are: Purchasing of Toys and
Decoration for Play Room (200,000 baht) and Installation of Air Conditioner at Play
Room (75,000 baht). While the play room may be nice for the few families with preschool children and for the short-term renters, I think most co-owners would rather

see 275,000 baht of our budget spent on something that would benefit all of us. How do you know the lifts are certified if there are no certificates? Does it really take
3 months to get new certificates? Why were the old ones removed? - I will be happy
to talk about the recent court case that the JM and a former committee member
LOST. Their case, against a co-owner for making false testimony, was not accepted
by the first court. They appealed and the second court also agreed not to accept the
case. The case numbers are Black 153/2557 and Red 1436/2557. Please go to the
Thonburi Court and see for yourself, then spread the word among your fellow coowners. If you have any proof to counter what I've said, please send it in to this blog.

I went out and priced similar floor mats, play toy and A/C unit (with installation) for
the nursery that were recently installed. I found HIGH prices range for the floor mats
& play toy @ $15,000 Baht and for the A/C unit with installation at around $40,000
Baht. Was the old A/C even replaced. I could be wrong but it looks like the same
one that's been there for years and seems to be working. So my point is what
happened to the $220,000.00 balance of the money they want for the Maintenance
Budget? Also, when are they ever going to get around to fixing the 2nd A/C in the
library/business center room on the 5th floor that's been not working now for at least
6 years.

The floor matting and toys in the nursery don't look like they would cost more than
30,000 baht. Why is there a budget of 200,000 baht to pay for them? The plan for
the nursery was included in the last AGM booklet, but it was neither approved nor
voted upon by the co-owners.

Yes, it is the short term renter hell again. There they are, the only time some of us
have off to enjoy the pool and gym, and the loud, noisy families with uncontrollable
kids take over the poolside with no regard for anyone else. There is one pushy
couple who run down and grabbed loungers, place towels to reserve them as if they
are in a resort hotel. Then they come down ages later with their wild brats - one of

whom urinated in the pool. Another European boy of 9 - 10 years old was running
round with no swimming togs on - naked! As an owner, I strongly object to these
people and this behavior! I think it is totally wrong that Jolly or whatever his name is
runs a rental business out of a private residence!

Yes, all co-owners have the same rights and they should protect those rights by
going to the AGM and voting. Further, co-owners need to respect the rights of each
other by behaving properly, listening to each other, having courtesy. Even if you do
go to the AGM, it's important to review the booklet given out very carefully. Not
everything in the booklet is discussed at the meeting. That's how things like 275,000
baht in fine print for a nursery get approved. When co-owners question some
expenses or projects they didn't know about, the juristic manager waves the AGM
booklet as proof that the projects were "approved".

According to Hipflat currently 65 units are available for sale and 80 units are
available for rent. If the building was managed properly there wouldn't be more than
5 or less units available for sale or rent at any given time and there would be a 6
month waiting period for people wishing to acquire a unit.

people, elect honest officials and re-organize the place for the better!

It is going to be more difficult to sell our rooms as more new condos go up,
especially ones next to the skytrain. It's human nature that people will want
something new instead of a condo which is even 10 years old. Our condo needs to
be special in order to attract lots of buyers. That starts with a management office
that's friendly, open and responsive to owners.

The Baan Sathorn Chaophraya (BSC) Juristic Person, Mr. Phannarong Wongjida (Mr.
Peng), was placed in handcuffs and arrested for the crime of BEARING FALSE
WITNESS TO A FORGERY ON A WILL! The judge ordered he be placed in handcuffs,
was sentenced to 5 years in jail and was taken to the courthouse holding cell until he
could post bail. He still has the right to appeal.

This case pertained to the Juristic Manager, his friend (the former attorney for BSC) and
a girlfriend of a condo owner who died. According to the lawsuit, they created a false
Last Will and Testament that claimed the deceased left his condo to the girlfriend. Hand
writing experts and witnesses explained that the handwriting & signatures on the LW &T
were FAKE! The family of the deceased whom are the rightful heirs filed the lawsuit. It is
currently ongoing.

Why would anyone want to live or rent in a place where the manager, co-owners
in cahoots with them, the condo committee & his crooked attorney would try to
steal your property from your rightful heirs?

what they are doing exactly (just applying paint, or applying a special coating first, and

Did they scrap the old coating/paint properly before applying the new one?
Is this good looking?

And thank for contacting us. Here are some answers for your questions:
- From what we were told is the original negotiation/proposal called for some type of
liquid to remove paint along with sandblasting – that contract was changed to scrape off
the old coating by hand, apply a primer and a top coat. One and a half months into the
job an area was noticed by some owners where rust had started forming through the
paint on an aluminum panel due to deep gouge’s made along with the general basic
scrape marks due to using those tools in that method with scrapers taking off the paint.
Other deep gouge’s were noticed on other panels along with the general basic scrape
marks due to using those tools in that method, but those were painted over and only
time will tell if and when the rust will form on those.
Our reply about the paint job....continued
- Also take into consideration that the paint job was started at the beginning of the rainy
season and the paint crews were noticed many times painting in the light rain and misty
conditions. Common sense should have told anyone with a brain that water more than
likely would become trapped under the paint due to working in those rainy conditions,
form bubbles under the paint that will eventually crack open and allow the elements to
get in under the paint as seen in the video on our site, and over a period of time could
form rust on the panels.
- All this is being done by hand scrapers and hand painting. The project is already 5
months behind schedule. The pool has been closed Monday-Friday during the day for
the past few months due to this work.
- Several owners have reported blisters and nicks in the "new" painting.
- The new paint has a guarantee of 7 years. It is possible the work will have to be done
again in 7 years, and every 7 years after that.
- All co-owners pay an annual common fee, which is supposed to be used for building
maintenance. The office collected a "special" fee in addition to the common fee for this

painting job. They also collected a "special" fund several years ago for a different
maintenance project, which still is not complete. The common fee should be used for
building maintenance, so why are owners paying extra?
- There are several other condos, old and new, in the same area as Baan Sathorn
Chaophraya and the River which have river views and easy access to the skytrain.
- The juristic person and several committee members have filed multiple lawsuits
against some of the owners. Is this the best use of their time and funds?
- Foreigners are treated with disrespect and differently at the annual meetings now held
in Thai so they won’t understand anything.
- What good is a nice room or a good price if you don't have peace of mind or aren't
happy where you live?
