Duringhold-over,Lesseeshallforfeititsreciprocalstattzsandshallbecharged the
commercialvaultspacerentof$600,payablemonthly,inadvance.
StateoffersandLesseeacceptsnoassttrancethattheleasedpremisesorany
othercomparablespaceorfacilitiesatthesitedescribedhereinwillbemade
availabletoLesseebeyond theterm statedaboveorassaidterm isreducedas

16. SàtewillnotkeepimprovementswhichareconstructedorinstalledbyLesseeunder
theprovisionsofthisleaseinsuredagainstfireorcasualty,andLesseewillmakeno
claim ofanynatureagainstStatebyreasonofanydamagetothebusinessorproperty
ofLesseeintheeventofdamageordestructionbyftreorothercause,alisingother
thanfrom oroutofnegligenceorw11111misconductofagentsoremployeesofthe
StateofCaliforniainthecourseoftheiremployment.

17. Lesseeagreesthatitwillcomply witha11laws,eitherFederal,State,orlocal,existing
duringtheterm ofthisleasepertainingtotheuse,storage,transportation,anddisposal
ofanyhazardoussubstanceasthatterm isdefmedinsuchapplicablelaw.lntheevent
Stateoranyofitsaffiliates,successors,principal#,employees,oragentsshouldincur
anyliability,cost,orexpense,includingattorney'sfeesandcosts,asaresultofthe
