The three auction properties on the Paradise Block are located near
the Sanders County towns of Paradise and Plains. Sanders County
is an excellent recreation area with the Clark Fork River and the
Flathead River passing through the south valleys, and the Cabinet
Mountain Wilderness lying between Highway 2 and Highway 56
in the northern portion of the county. The three parcels range in
size from 480± acres to 1,882± acres, providing opportunity to
assemble up to 3,409± acres with development of a back-country
base hunting camp, or private retreat. The Kootenai and Lolo
National Forests dominate the western end of Sanders County.
These three parcels are located along a series of ridgelines above
the Clark Fork and Flathead Rivers and have spectacular territorial
and river valley views throughout. The best fishing on the 350±
mile Clark Fork River may be found just below these Auction
properties, between the confluence of the Flathead and the Clark
Fork Rivers, and the Warm Springs Spillway. Surrounding areas
are known as excellent hunting prospects for both mule and white
tail deer, elk, black bear and moose. Bighorn sheep roam portions

DESCRIPTION: The 1,882± acre McLaughlin Creek
Clark Fork River
Recreation Tract is located on the east end of the
Paradise Block. The property is bordered on both the
east, and south, by U.S. Forest Service ownership, with
Montana Department of Natural Resources bordering
the north end. The property has excellent access by use
of McLaughlin Creek Road, an unmaintained county
road passing through the northern portion of the
property in Sections 11, 14 and 15. McLaughlin Creek
runs through the western portion of the property for
nearly one mile. The parcel has elevation changes
along ridgelines, and meadows, with an estimated
1,733 MBF of primarily residual Douglas-fir timber on
north-facing slopes. There is an old corral in Section 15
and meadows along the McLaughlin Creek Drainage
in Section 14. A network of logging roads provide
access throughout many areas of the property, and
could be used for mountain biking, horseback riding,
hiking or riding an ATV.

DESCRIPTION: The 1,047± acre Clark Fork and
Flathead River Frontage Recreation Tract is located just
south of Auction Property #300, has an estimated one
half mile of both Clark Fork and Flathead River
frontage, and has development potential as a secluded
hunting or base camp. The property lies in front of the
confluence of the Flathead and Clark Fork Rivers,
which have excellent fishing. Due to rugged terrain,
bighorn sheep are known to roam along this section of
the Clark Fork River Valley. The property may be
accessed by use of the Mercier Trail extension, which
runs along the Flathead River and is privately owned.
The Seller does not have access rights for use of this
road. No timber volume data is available for this Tract,
which does contain some residual Douglas-fir and pine
throughout its mid-section. Lolo National Forest, under
U.S. Forest Service ownership, lies on both the north
and south portions of the property, with State of
Montana Department of Natural Resources on the east
property line. The Montana Rail Link Line lies along the
confluence of the Flathead and Clark Fork River
frontage.

DESCRIPTION: The 480± acre Paradise Gulch
Recreation Tract is located west of Auction Property
#300 and just north of the town of Paradise. It has
exceptional views of the Clark Fork River to the
south and several excellent sites for a base camp.
Paradise Gulch originates in the center of the
property as a seasonal creek running south towards
the Clark Fork River. The property has no legal
access, but does have physical access from
McLaughlin Creek Road through Auction Property
#300. Although there is no legal access from Auction
Property #300 to the northwest corner, the Seller will
provide an easement from McLaughlin Creek Road.
Use of a four-wheel-drive vehicle is recommended.
The property was impacted by a fire on its eastern
half some time ago. As a result, there is less than 100±
MBF of residual timber remaining.

The Gillespie Creek Block is a total of 3,577± acres
offered in five separate parcels, ranging in size
from 480± acres to 1,175± acres. The Bidder has the
option of submitting a bid on the Gillespie Creek
Block in its entirety, or on any single individual
parcel, or on any combination of parcels. Parcels
are located in Granite County, approximately 30
miles west of Missoula and just off Interstate 90 at
Exit 130. The Beavertail Hill State Park is located
nearby, providing excellent boating and fishing
access to the Clark Fork River, with camp sites,
hiking trails and picnic areas. Surrounded almost
entirely by U.S. Forest Service ownership, these
properties have excellent potential for private
recreation and hunting opportunities within 45
minutes of Missoula. The Rock Creek Fishery is
located 5 miles to the west and is one of Montana’s
premiere blue ribbon trout streams. It is often said
“you haven’t done Montana ‘til you’ve done the
Rock.” Lying along the John Long Mountains, the
area is well known for its elk habitat. The Clark
Fork River, noted for rainbow and brown trout,
runs along Interstate 90 just north of the property,
with Auction Property #307 having over one
quarter mile of Clark Fork River frontage.

DESCRIPTION: The 1,175± acre Clark Fork River
Frontage Recreation Tract is the largest within the
Gillespie Block and has over one-quarter mile of Clark
Fork River frontage, providing opportunity for
development of a camp overlooking the Clark Fork
River. An abandoned rail line provides physical access
from the Gillespie-Sliderock Road across the Clark Fork
River and through the northern section of the tract. The
Seller has limited access rights to use this road. (See
Supplemental Information Package for copy of railroad
grade easement.) There is also access from a logging
road in the southwest corner that is part of the mainline
road system which provides access to Auction Property
#308. The existing logging road system provides access
to the majority of the property. Access would need to be
developed to the northeast section, from over the rail
tunnels to the Clark Fork River front, for development
of a camp or retreat. The tract is stocked with an
estimated volume of 2,794 MBF of primarily
Douglas-fir. The southerly 640± acres of this tract,
Section 19, lies entirely within the Lolo National Forest
and is surrounded by US Forest Service ownership. The
active Montana Rail Link Track and Tunnel runs along
a portion of the riverfront.

slopes of the Garnet Mountain Range, approximately
two miles north of Interstate 90, and within a

the most part abandoned since 1912, Garnet is
Montana’s most intact ghost town, and remains a

PUBLISHED RESERVES

reaches, or exceeds, the Published Reserve price, the

COOPERATING BROKERS
Broker cooperation is invited. A commission ranging
from 1.5% to 2% will be paid to real estate agent
whose Buyer closes on the purchase of any Auction
Property. Real estate agent must be a broker currently
licensed in the State of Montana or a salesperson
licensed under such broker. Cooperating broker
commission will be paid upon close of escrow only.
Cooperating brokers will not share in any payment of
liquidated damages. Buyers must register their real
estate agent on the Sealed Bid Form.
No real estate agent will be recognized for a Buyer
where that Buyer has previously contacted, or been
contacted by, the Seller, or Realty Marketing/
Northwest, concerning the Auction Property
purchased. No commission will be paid to any real
estate agent participating as a principal in the
purchase of the property. The commission will be
earned and paid upon full and final closing by the
Buyer on the conveyance of the property and receipt
of the full purchase price by Seller, only. No
exceptions to this procedure will be made.
CLOSING
All sales must close within 45 days of the Auction,
unless extended by Seller, in writing. Prior to making
a bid, refer to Supplemental Information Package with
regard to customary closing costs including, but not
limited to, recording fees, normal prorations, title fees,
transfer and/or excise taxes (if applicable), sales tax
on personal property (if applicable), local
improvements and irrigation district assessments (if
applicable), and document preparation fees. Buyers
will be responsible for any real estate compensation
taxes or rollback taxes and penalties as a result of a
change in use or designation of the property
including, but not limited to, a change from open
space, agriculture, forest land or recreation.
For properties being offered for sale with No
Minimum Bid, Buyer will be required to pay all
customary closing costs, including, but not limited to,
title insurance premiums and sales tax thereon (if
any), full escrow fees, back taxes and penalties (if
any), local improvement and irrigation district
assessments (if any) and state excise taxes.

(A) No claim will be considered for allowance,
adjustment or rescission based upon failure of the
property to correspond to any particular expectation
or standard (except the Preliminary Title Report).
(B) Title insurance is available for each property,
insuring title of such property to be in fee simple,
subject to no encumbrances except for current taxes
and
assessments,
easements,
rights-of-way,
reservations, covenants, conditions and restrictions of
record, purchase money financing and printed
exceptions in the standard form Owner’s Title Policy.
A copy of the Preliminary Title Report for each
property may be inspected prior to the Auction.
(C) To the extent permitted by law, properties will be
sold “As Is”. Prospective buyers should examine the
property and all supporting documentation carefully.
Each bidder is responsible for evaluating the property
and shall not rely on the Seller or sales agents. All
buyers will take possession at the close of escrow.
(D) Sizes set forth for the properties are
approximations only, based on the best information
available, but the actual sizes may be different. All
sketch plans are conceptual in nature and neither
Seller nor its agents have submitted plan or made
applications to any public agency.
(E) Agency Disclosure. The selling and listing agent,

(F) Seller has the right to postpone or cancel the
