RATES RETREAT
Savings of £213,583
The Grosvenor Pulford Hotel and Spa is a beautiful four star hotel set in its own grounds
just five minutes from the centre of Chester. Its sister hotel, The Pheasant Inn is a relaxing
country retreat in the Peckforton Hills.
CVS was asked to see if a reduction in business rates could be achieved at the two
picturesque sites.
RESULTS
SURVEYOR COMMENTS
CVS worked closely with the client and compiled a case
for reduction by collating up to date trade information
and presenting this to the Valuation Office Agency.
Rateable value reductions were negotiated using
receipts based evidence.

for the hotels, we were able to secure some healthy
reductions by proving that the fair maintainable trade
figure (FMT) used to calculate the rateable value was
inflated.
Through both 2005 and 2010 rating lists, CVS has saved
the client over £213,000 across the seven year Rating
List.
CVS entered negotiations to have the FMT figure
reduced to reflect the levels achievable by a ‘competent
operator’ rather than an exceptional one. The work we
have completed has delivered some excellent savings
for the client.”
