The River Court Hotel is a short walk from the principal shopping streets of this
popular Medieval City and is also close to the McDonagh Junction project, a recently
developed retail and residential Urban Quarter at Kilkenny’s mainline railway station.
Kilkenny City is approximately 120km southwest of Dublin City, 50km north of
Waterford City, 120km east of Limerick and 150km northeast of Cork. The city
is well served by major transport routes with the N77, linking Kilkenny to the M7
and M8 (Dublin to Cork / Limerick) and the N10 which links to the M9 (Dublin to
Waterford). Kilkenny is now less than a 1.5 hour drive from Dublin city. Kilkenny also
benefits from excellent InterCity and express rail connections to Dublin and Ireland’s
other major cities, the Ferry ports at Dun Laoghaire and Rosslare and the airports at
Dublin, Cork and Shannon.

The present and the future
Kilkenny City and it’s environs has a urban population in
excess of 24,000 (Census 2011) with over 95,000 people
residing in the county of Kilkenny.
Kilkenny, the medieval capital of Ireland, is one of Ireland’s
most attractive and popular cities. Its city centre is
characterised by beautifully restored and fascinating
historical buildings, winding streets and laneways, which are
now full of contemporary shops, designer stores, galleries
and restaurants. These all create a magnificent, vibrant,
bustling and busy city centre atmosphere.
The internationally acclaimed Norman built 13th century
Kilkenny Castle is now the fourth most popular heritage
site in the country. Kilkenny is justifiably renowned for
its many annual festivals with the Kilkenny Arts Festival
and the Smithwicks Cat Laughs Festival – a highlight of
the International Comedy circuit - attracting in excess of
30,000 high spending visitors annually. In addition, Kilkenny’s
leafy countryside is a haven for visitors with five excellent
golf courses at Kilkenny, Mount Juliet, Gowran, Callan and
Castlecomer. Tourism alone – both domestic and international
– is a significant annual contributor to the economy of
Kilkenny city and county.
Kilkenny is one of the most progressive cities in Ireland with
an already vibrant tourism product and a growing reputation
as an excellent corporate location. Already in the top five
short break destinations for domestic tourism, Kilkenny has
ambitious plans to further develop the city’s facilities to
attract more FDI and education based investment. In the
last few weeks Kilkenny Borough & County Council revealed
plans for their innovative “Knowledge & Business Quarter”
development on the old Smithwicks Brewery 16-acre site,
just upriver from the River Court Hotel. This exciting proposal
includes plans for a 3rd level Technological University campus
for the South East as well as corporate offices aimed at
creative and technology companies, together with new retail
and residential elements.
Multi million euro ambitious investment projects like this show
how determined the City authorities are to promote Kilkenny
as an alternative investment location to Dublin for foreign
and local firms who want to locate or expand in Ireland.
THE OPPORTUNITY
THE BUSINESS
With longstanding barriers to entry to the Kilkenny Hotel market –
no hotels of this quality have been offered to the market since as
far back as 2007 - this sale provides the purchaser with an excellent
opportunity to establish a very strong foothold in the upper end
of the lucrative Kilkenny hotel market and to capitalise on the
undoubted future of potential of the Kilkenny River Court Hotel.
As the River Court is already one of the most profitable hotels in
Kilkenny, with some further strategic investment the opportunity
now exists to grow the business further and copper fasten the
River Court Hotel’s already high profile position at the top end of
the vibrant Kilkenny hotel market.
The Kilkenny River Court Hotel has traded successfully for the past 14 years
since opening for business in June 1999 and the continual re-investment in
the hotel facilities over the years, has ensured the hotel remains one of the
most highly regarded, full service, 4 star hotels in Kilkenny.
The hotel enjoys a substantial and growing annual turnover with an
excellent mix of business between the local, domestic, leisure and
corporate markets. Each year the Kilkenny River Court Hotel hosts
numerous weddings, conferences, meetings, functions, coach tours and
weekend breaks and has long been an important focal point at the heart
