designers who provide cost-savings, design efficiencies and value-add for
builders, developers, and homeowners.
RC3D Visualization Design works closely with each client on an individual basis to
identify the project and project needs, and to develop customized solutions –
delivered timely and on budget.
Established in 1999, RC3D Visualization Design was founded by Roberto Castanheira as
an architectural design firm in order to take advantage of the valuable
architectural resource – his knowledge of the building industry and a noticeable
need in the market for architectural and visualization designers.
As the business grew, Roberto recruited architects, designers, draftsmen and green
building consultants to the company.

Our award winning designers can take your vision and give it life, explore its potential,

RC3D offers turnkey solutions and a range of AEC services including, schematic design,
design development, construction documents, master planning, multi-media
production, engineering, building information modeling (BIM) and project
management.
We are skilled at harnessing technology to facilitate communication between the
designer, builder, and client to ensure that the design is effective financially,
spatially and visually.
Building Information Modeling (BIM) allows us to integrate cost information into the design
phase and give projected cost changes based on varying design elements.
Virtual 3Dimension Modeling is used to create photo realistic perspectives, elevations,
renderings, virtual reality models, tours, scenes and website images. Photo Realistic
Interior View & 3Dimension Floor Plans are generated for project owners to
appreciate the floor plan flow and relationship of spaces.

RC3D consultancy services for Green Building
As a result of the increasing interest in and demand for green built, energy efficient
buildings, RC3D created a green building division with two consultants who not
only provide information, advice and consultancy services to clients, but also are
compiling a knowledge database of green building practices, techniques and
materials. Many of our team members are LEED certified in their specific field of
expertise.
This knowledge database is available to RC3D’s designers enabling them to incorporate
the latest and most efficient green techniques into their designs.
RC3D’s green consultants also provide educational seminars, information and advice on
green building certification, and are available to project manage the green
building certification process (e.g. LEED, GBNT, Energy Star, etc).

The design collaborative of RC3D, Inc. and associated architectural firms in Dallas as well
as out of state architectural firms provides the Owner with common principles and
complimenting talents.
Our approach to Project Design will be unique. We will choose a design team based on
the experience of each firm with the requirements of each individual project .
Many of our team members are LEED certified in their specific field of expertise.
Our Team will work closely with the Owner each step of the way as we enter the
programming phase through the conclusion of the project and even one year
later to ensure that all warranty items have been administered.
We believe that an architect must listen in order to fully understand and comprehend the
Owner's needs and be able to design a facility to fulfill these needs. Our firms
produce projects that convey the client's personality and reflect our client's
needs. Our goal is to provide personal service to clients and maintain sole responsibility for each project.
Project Approach
Our firms are able to respond quickly to our client's needs and maintain a close contact
with each project and maintain a willingness to respond as the project progresses. You will be continually updated throughout the project as the design
progresses and the project begins construction. There will be no surprises.

In the initial phases of the project, the principals-in-charge will meet with the Owner to
determine the exact needs and budgetary parameters. The Collaborative
Team’s basic philosophy is to provide full architectural services by approaching
the project with a team consisting of the client, the architect and the consultants.
We will address human, physical, and external factors. We will develop a full understanding of the needs of the project before the design process and basic services begin. Through a series of interviews,
discussions, and observations, the expertise
of the client, and that of the client’s representatives and/or staff, is articulated in
a form useful in framing the facility requirements into a work plan. This plan will
be constantly used to monitor the compliance of the design and the documentation being prepared for the project.

In conjunction with the timing of the Programming Phase, an analysis of the proposed
building site will take place. This is an important step in the process and we consider the design based on street approach (visibility, safety, appeal); ingress and
egress (people, automobiles, service and delivery); parking (zoning, need requirements; topographic; drainage; landscapes; utilities; codes and zoning; and
aesthetic appeal.

Project Approach
schematic design phase
The first task begins with a planning session comprised of persons or groups designated
by the client and a representative from each necessary major discipline. It is
during this direction/goal setting session that the design and production schedule and parameters for all subsequent work are set. These requirements, goals,
objectives, and directions will be put into writing and agreed to by all parties.
All tasks will be subdivided and correlated into an action plan to cover the entire project time frame. This Master Plan will become the tool to measure the
progress of the project. The initial meeting will be the beginning of the Schematic Design Phase, during which the following will be completed:
• Review Master Plan
• Visit Other Facilities
• Develop Form Elevation Studies
• Develop Structural Systems & Analyze
• Develop Mechanical Systems & Prepare Life Cycle Costing
• Prepare Final Presentation Site Plan, Floor Plans, and Elevations
• Prepare Cost Estimates for each major portion of the project
The Design Collaborative will work with the Owner in preparing several schemes in plan
and elevations for review and will present the selected scheme for approval.
The firm will be available for special presentations or meetings to solicit input
whenever appropriate and requested by the client.

Upon approval of schematic design by the Owner , The Design Team will proceed
into the deign development phase. During this phase, the firm will further develop the drawings and specifications and prepare a more detailed cost estimate. At the completion of this phase, the materials and systems for the entire
project will be identified and presented to the client for review and approval.

construction document phase
Upon the approval of the design development package by the Owner , the Design
Team will proceed into the Construction Documents Phase. The construction
documents will include a complete set of drawings and specifications. A detailed
cost estimate and material and color boards will also be presented for the client’s
review. The documents included in the review will be all architectural, civil,
structural, MEP, and landscape.
bidding / negotiating phase
During the Bid Phase, RC3D, Inc. will clarify bidder questions, issue addenda, attend prebid, bid opening and pre-construction conferences as well as evaluate the bids
and make a recommendation to the client.
construction contract administration phase
Following the acceptance of the bids and a construction contract is signed the, Construction Administration Phase of the project will
begin. In this phase, the Design
Collaborative will utilize the resources of all design team members to assure that
this project meets or exceeds quality standards and that any changes are within
the project budget, schedule, and program objectives.
At the end of construction, the firm will aid in the closing out of the project, including asbuilts, maintenance manuals, and warranties. At the end of the one-year warranty period, the Design Collaborative, will have a walk through of the project to
review the status of all items for repair or replacement under warranty.
Our commitment to the Owner will remain following the completion of the project.

The RC3D, Inc. Design Team would like to take this opportunity to express a few thoughts.
What have we done to demonstrate and express our interest and dedication to
the Owner?
1. How are we creative?
a.
The RC3D, Inc. Design Team will NOT provide you with a “prototype” , “kit
of parts” or “cookie cutter” design.
b.
The RC3D, Inc. Design Team shall provide you with a creative, first of its
kind design; an aesthetic, efficient, technically correct and “before its
time”, “state of the art” facility. The RC3D, Inc. Design Team has done it
before and will do it again!
c.
The RC3D, Inc. Design Team has developed many “first of a kind” creative
and unique designs which have been recognized with design awards
and recognition by the citizens, users and cities we have designed for:
 The RC3D, Inc. Design Team won an American Institute of Architects award for
the Trinity Easter Seals Society Children’s Rehabilitation Center in Carrollton,
Texas. It was truly a “first of its kind”—designed for children with various types of
handicaps to enable them to receive rehabilitation for reentry into society.
2.
The RC3D, Inc. Design Team was privileged to be commissioned to renovate an
apartment project on Spring Valley Road near Montfort, the Astoria. This complex was condemned by the City of Dallas and the RC3D, Inc. team worked
with the Owner in renovation and the National Apartment Association awarded
this renovated apartment complex as the “Outstanding Renovated Apartment
Complex in the United States” in 1996.
3. The same Owner commissioned the RC3D, Inc. principals to renovate another
condemned apartment complex on Spring Valley Road west of Central Expressway and again the National Apartment Association awarded the same
award for the Amber Dawn Apartments as the “Outstanding Renovated
Apartment Complex in the US. For the second year in a row, 1997.

The City of McKinney recognized RC3D, Inc. Design Team with “Outstanding
Design Awards” 2 years in a row.
Forest Crossing, a uniquely designed retail
center and Allied Fasteners, an office/warehouse project, received these
honors.
Unique Experience
5.
The RC3D, Inc. Design Team won a National Design Competition for a 54 story
high rise building in Downtown Dallas. The Project was 25% complete when
cancelled.
6.
The RC3D, Inc. Design Team was second in a National Design Competition for
the new National Cowboy Hall of Fame in Oklahoma City, OK. The American
Institute of Architects recognized its design qualities sign award in the unbuilt
category.
Each of the facilities listed previously were the “first” opportunity for Design Team to
design that type of facility and the firm is extremely proud of its creative and aesthetic
designs, while providing efficiency, technical expertise and maintaining the budget in
each facility.
The design of Fire Station No. 15 for the City of Arlington was our “first” opportunity to design a fire station. Design Team provided a creative and aesthetic design to compliment
the residential neighborhood. By providing efficiency in the design, technical expertise in
the equipment, products, and requirements “before their time”, and a “state of the art”
facility, the budget was maintained. This design has been an example for others.
d. The RC3D, Inc. Design Team is creative in its design capabilities as
addressed above, but the team is also creative in its documentation and
processes:
1.
In our Contract Documents the RC3D, Inc. Design Team provides creative
and unique methods in communicating its creative designs to the Owner and
the Contractor.
2.
The RC3D, Inc. Design Team organizes its Contract Documents in a “Chapter
System”, in sequential order in which a project is built, with civil first, followed by
structural, architectural, etc., instead of in the customary order of architectural information first.
3.
The RC3D, Inc. Design Team provides photograph sheets of the hardware
schedule, electrical lighting fixtures schedule, mechanical equipment schedule, a plumbing fixtures schedule and furniture in our documents. The purpose
of this extra effort is to communicate visually with the Owner and Contractor
what is being purchased before it is installed. Therefore, no surprises.
Unique Experience
4. The Door Schedule and Room Finish Schedules are in the Project Manual for
convenience so you don’t have to flip large sheets of drawings back and
forth. This also requires the Project Manual to be physically on the job site
and not back in the office or truck of the Contractor.
5. The RC3D, Inc. Design Team has created a “Substitution Request Form” due to
the public-funded project requirements. This form requires the Contractor to
make an evaluation of the substitution of the specified item for the Architect
and Owner’s approval. The RC3D, Inc. Design Team does not approve any
substitution without the Owner’s knowledge or approval.
6. During the construction administration of the project, the RC3D, Inc. Design
Team makes field visits and records its visits in written form and photographs
the status of the work. These photographs are dated. This provides a visual
history of the construction development along with a written report for future
reference and knowledge. Additionally, the RC3D, Inc. Design Team requires
the contractor to provide weekly construction photographs in digital form to
be placed in the field manual. The RC3D, Inc. Design Team feels, “a picture
is worth a thousand words”.
7. The RC3D, Inc. Design Team is proactive regarding the Texas Accessibility
Standards (TAS) requirements and final TAS inspection before the final release of the retainage money.
8. The RC3D, Inc. Design Team keeps a “tickler file” so during the 11th month of
your 12 month warranty, the RC3D, Inc. Design Team will contact you to
make sure all items needing repair or adjustment under the warranty are recognized and taken care of by the Contractor before the warranty lapses.
The RC3D, Inc. Design Team feels these are very creative capabilities and processes, which provide better communication with the Owner and Contractor , so there is “No Confusion”.

What are the benefits of our creativity?
A. From the Design perspective: Designs that are recognized by the citizens, users, cities
and organizations for their excellence, efficiencies, technology and aesthetics are
“award-winning designs”.
B. From the Contract Documents perspective: Projects are well coordinated. Bids are
close. Excellent coordination of trades during construction generate few Change
Orders and Requests for Information. All of this provides cost savings to the Owner.
One example of this benefit is the RC3D, Inc. Design Team’s City of Midlothian Fire
Station No. 2, which recently went out for bids. Ten Contractors submitted bids and
all 10 bids were within 10% of each other. The two lowest bids were $700.00 apart,
including all alternates. All bids were below the City’s budget.
C. Therefore, the benefits of RC3D, Inc. Design Team’s creativity are award-winning designs and cost savings to the Owner, built within a prescribed schedule.
Management Team
Roberto Castanheira
President
Roberto was born in Quelimane, Mozambique and graduated from the University of
Natal, South Africa, with a Bachelor of Architecture. His degree is accredited with
RIBA, the Royal Institute of British Architects.
Roberto continued his education in the United States graduating Summa Cum
Laude at the
University of Louisiana with an additional Bachelor of Architecture.
His work experience of over 17 years includes working internationally in Africa,
Europe and North America. In 1999, he founded RC3D Visualization Design in response to the growing demand for architectural 3Dimensional visualization.
Roberto is well known in the Dallas building community as an active member of the
Home Builders Association and Greater Fort Worth Association of Builders. Most
notably he has earned the Home
Builders Association’s McSam and Vesta
awards for Design in 2007.

Jim has extensive project management experience in all aspects of architectural
and interior design, space planning, construction, and real estate development
including sales, acquisitions, marketing, financing, and leasing. He has experience
in business planning, financial management, and team building from start-up,
turn-around, and ongoing operations.
He has been the President or Principal of Architectural/ Interior Design firms or an officer with Real Estate Development companies since 1970. He stresses thoroughness and successful implementation of all documents and construction.
Jim has been involved with the design and construction of over 10 million square feet
of office and corporate facilities north of LBJ Freeway in north Dallas alone, plus
millions of square feet of buildings throughout the United States. He has been a
licensed architect in 19 states and recipient of the National Architectural Registration Certification.
Jim has also been involved with the design of many financial institutions and has recently completed two in the DFW area.
Jim has successfully designed and built several hotels including the original prototypical design for Marriott’s Fairfield Inn Hotel chain. He also has designed several
Hilton Garden Inn & Conference Centers, Hampton Inns and Holiday Inn hotels
throughout Texas.
In many instances he was instrumental is assisting far beyond normal architectural
services, such as assisting with acquisition and/or the disposition of existing property to assist in making the overall concept work to the benefit of the client.
Jim’s expertise also includes several years as a real estate developer and as such has
a perspective from the owner's view that most architects never experience. He is
constantly striving to make the building more operationally efficient and cost
effective.
Management Team
Jim’s interior designs have been featured in national publications such as Interior
Design. He has also been responsible for numerous corporate interior design projects throughout the country.
Mr. Hewlett was responsible for the design renovation of two apartment projects
scheduled for demolition, his only renovated apartment projects. The National
Apartment Association selected these two projects for 1996 and 1997 as the top
renovated apartment projects in the United States.
In summary, Jim is a problem solver, accomplished architect/interior designer, business manager, designer, real estate developer and constructor. He has a reputation for being a ‘hands-on’ Architect. He has experienced all types of design and
real estate development and all sizes of construction. He considers no project
too small, but accepts all projects as a challenge. As a business philosophy, he
emphasizes that good design and construction do not have to have a large
budget. Creative design can be achieved within an
established budget.

and holds an MBA from the University of Cape Town and an honors degree in
electrical engineering from the University of Zimbabwe.
Ben’s international work experience includes Africa (Mozambique, Tanzania, Uganda,
and Zimbabwe), Central America (Panama) and South-East Asia (Laos), supervising
and managing projects as Project Manager.
