FACTS ABOUT CEDARS I
CEDARS SENIOR LIVING COMMUNITY: Cedars Senior Living Community is a residence designed for
people 55 years of age and older. Located off Bay Road and across from the Adirondack Community College in
Queensbury, New York; Cedars offers convenient and easy access to area shopping, services, and local amenities.
All apartments have complete kitchens, bathrooms, living/dining rooms and one or two bedrooms. It is a multistory building with an elevator for ease of access. The apartments are all rental units; residents sign a one year
lease. Cedars requires a reservation deposit equal to one month’s rent to hold the unit. This deposit becomes the
resident security deposit upon occupying the apartment. The reservation fee is refundable under certain conditions
and within a set time frame. Please note: Pets are not allowed.
The kitchens are equipped with the following white GE appliances: stove, refrigerator and dishwasher. Each
apartment includes neutral color wall to wall carpeting, vinyl flooring in the kitchen and bathroom, an automatic
sprinkler system and smoke detectors. Cedars has conveniently located coin-operated laundry facilities. In the
spring, residents can lease air conditioners from the owner. Due to the need for a reliable, energy-efficient
machine and a uniform outer appearance for the building, these leased machines are the only ones that are allowed
to be used at Cedars. Cedars’ staff will install, maintain, remove, store and replace these air conditioners with no
fuss for the resident.
All apartments are wired for telephone and cable television. Telephone jacks are located on the kitchen wall and
in each bedroom. In addition, each bedroom and bathroom has an emergency pull-cord. Cable hook-ups are
installed in the living room and in each bedroom. Cable and telephone service can be arranged through Cedars
management.
Cedars, Phase I, has 62 apartments with rents ranging from $585 to $795 per month. Phase I Cedars apartments
are rented at “tax credit” rates. Tax credit rate apartments are also referred to as “rent-restricted” or “incomerestricted” apartments. An array of optional services are available to assist residents with living independently at
Cedars including meals and housekeeping. Sorry, but no pets are allowed.
Income Levels and Rents:
Rent includes heat, electricity, hot and cold water, and trash disposal. Cable and telephone service will be offered
by Cedars at a special residents’ rate. Residents will be responsible for their telephone and cable expenses.

First floor common areas include beautifully appointed dining/ living rooms with fireplaces as well as
separate libraries and screened and furnished porches which offer a comfortable spot to relax during the
summer month.
