Prefabricated Homes
The Genius Homes factory is in Timaru. Building
your new home off-site has many advantages.
It means less mess on your site & quicker
build times in our factory environment with
tradesmen on-hand.
Our efficient, tried & tested construction
methods ensure top quality results with quick
build times. Our strict supervision leaves nothing
to chance, ensuring you receive a high quality,
low maintenance & comfortable home.
Getting Started
Each Genius home begins life at one end of the
Genius production line as a steel chassis. It then
progresses through the stages of flooring and
framing, full fit-out internally including windows,
plasterboard and insulation, while the outside
of the home is clad and roofed. The kitchens,
bathrooms, wardrobes, etc, are fitted out, with
floor coverings, cabinets and even painting.
Genius Homes use high quality materials from
trusted, well known brands such as Pink Batts,
Colorsteel, Weathertex, Godfrey Hirst, Parmco
and Gib. Building your new home in a controlled
environment on our production line is faster
than traditional on site building methods.
We are also able to pass on to you fantastic
discounts due to the volume of houses we do
and our bulk buying agreements with suppliers.

team will send you a great range of samples to
help you decide your colour scheme & interior

appliances. Kitchen designs are drafted up in a
CAD program to help you visualise the layout.

transport & siteworks
Transportable Designs
Genius homes are engineer designed with a
strong steel sub-frame and high quality timber
framing to ensure they exceed NZ building code
requirements. They are transported to your site
once complete and have a 5 year workmanship
warranty and 50 year steel frame structure
warranty.
The price for transporting your new home varies
depending on where your site is and also the
size of your house. The Genius team will quote
for transport and site works. Genius can manage
the whole process to make it easier for you!
Siteworks & Finishing
Genius Homes can organise all of the site works
for your new home. We have experienced and
efficient staff & contractors that will complete
all the necessary siteworks before your house
arrives. This can include piles, earthworks,
drainage, sewer, power & phone connections.
Once complete, your new home is taken to
your property where it is bolted onto its pile
foundations and the finishing touches like base
boards, steps and decks are added. Genius
Homes can also organise carports or garages to
be built on your site.

A Genius Home is a home that’s built in a specially designed factory – not on a vacant building site. It’s then
moved to your site, where it becomes permanent when
utilities (gas, electricity, water) are connected.
Is it a kit house?
No. We construct the home for you in our purpose
designed factory, with the kitchen installed, doors
hung, and electrical and plumbing fitted off, ready to be
connected to the services on site. With our processes,
there are no hidden expenses (kit homes usually incur a
range of additional costs).

Genius Homes offer FREE custom design options.
We will get plans drawn up to meet your specific
