THE PRESIDENT’S MESSAGE
O
ur wood replacement project is the largest project
that we have performed in
many years. The Board is taking
care with every aspect of the project. We have budgetary numbers
in and approved. The final details
and negotiations will take place
soon. I anticipate that the wood
replacement will start in late February.
Additional details, interviews and
such will take place to ultimately
award the contract to one of them.
The painting of the complex as a
whole will take 18 to 24 months as
well. The plan is to have the buildings
painted (a few at a time) shortly after
the wood replacement is complete on
each building.
We have a list of priorities that will
be performed first before the general wood replacement commences. The priorities are items that we
consider could be hazardous such
as compromised wood on balconies. The project is expected to last
18 to 24 months.
The Board has selected Behr to be
the provider of the paint. Behr has
agreed to inspect each building after
they have been painted to ensure the
painting has been done properly. The
painting contractor will not be paid
for buildings painted until Behr has
approved the painted buildings. This
adds one more level of quality control
to the painting project.
The planning for the painting portion of this project is progressing
very well. We received 7 proposals from contractors and have
narrowed the field down to three.
What are the other levels of quality control? Well besides the Board
members and management company, all of us that live here are. Each of
us are familiar with the outside of our
homes and the surrounding areas.
After the work has been performed
(wood replacement and/or painting) on each building (as the project progresses) if you see something that you feel does not appear
to be right, please let us know.
I have been asked (for many years
by some) when are we going to
change the paint colors. Well obviously now is the time. Behr will
provide a representative from their
color group to work with a few individuals from our community to
come up with several (4 or 5) color
schemes. These different color
schemes will be applied to one side
of the bathroom building of the pools
for everyone to see. We would take
(and appreciate) comments from
everyone regarding the different
schemes. I hope to have the painting started by March or early April.

Jay vanWormer called the General Session to order at 6:00 PM.

Committee Reports:
n The Board reviewed the Artistic Landscaping report and monthly minutes.
n Lost and Found: A ladies pair of reading glasses have been found.
n Termite: Management will be speaking with Seashore Pest Control on the re-inspection of the units
for termites.
n No reports from TAG, WAG, Rules Enforcement, Disaster Preparedness, RV Spaces, Newsletter,
or Neighborhood Watch.
n
The December 8, 2008 General Session Minutes were approved by the Board.
n
The December 25, 2008 Financials were approved by the Board.
n
The Board approved using Behr paint at a cost of $14 per gallon, as needed for the up-coming painting
project.
n
The Board approved Jay vanWormer to narrow down the paint contractor to one contractor with a
$200,000 maximum allocated amount to spend on the paint contract. Once the paint contractor is
narrowed down the Board will review the contract and vote on it.
n
The Board approved Jay vanWormer and Kal Lambaz to narrow down the wood contractor to one
contractor from PPM and Crank Brothers with a $400,000 maximum allocated amount to spend. Once
the contractor is narrowed down the Board will review the contract and vote on it.
n
The Board approved Lang Roofing to repair one building on Muirwoods Ct.
n
The Board approved Concord Executive Services to paint the playground equipment in the Kings Canyon play area.
n
The Board approved architectural requests from 18088 Yosemite, 10320 Powderhorn, 18146 Sand Dunes,
and 18257 Solano River.
n
The Board approved a 90 day extension to hear back from the owner at 18127 Firestone on the status
report of whether the solar panels will remain or be removed.
n
The Board denied an architectural request from 10172 Napa River; specifications on the width of the win dow frames need to be confirmed.
n
The Board approved a full refund of the club house rental fee for 18195 Bryce Ct and 18232 Cabrillo Ct.
n
The Board approved to waive on all homeowner accounts in any amount of 50 cents or less.
n
The Board approved writing off bad debts of several accounts.
n
The Board approved placing a lien on one account.
n
The Board approved a payment plan request from one homeowner.
n
General session adjourned at 8:30 PM.
