Situated within the postindustrial
corridor
of
Central Avenue, on the
edge of Baltimore’s now
thriving Harbor East, is
the Fallsway Spring Co.
building.
As a long-vacant, low
density garage in an
increasingly high density
area, the feasibility of its
development
weighed
heavily on maximizing
usable space for the
new occupants, while
retaining
the
historic
character and integrity
of its shell.
Working
only
within
the existing footprint, a
number of subdivisions
and loft spaces are
added to the doubleheight space. A central
spine runs the length of
the building, providing
vertical circulation to
its varying levels, while
highlighting the many
original charms of the
existing shell. The resulting
space is both fluid and
dynamic, lending itself to
maximized density and
diverse range of uses.

CONTEXT
The historic Fallsway Spring Co. renovation is an extension of the growth in Harbor East, and a pivotal hub for
continued investment along the Central Avenue industrial corridor.

SUSTAINBILITY
Original brick, hardwood floors, and exposed mechanical systems contribute to an industrial, but chic,
character to the spaces. Storefronts infill original garage bays to flood each room with natural light and be inviting to the public.

By Degrees Cafe occupies the corner of the Fallsway Spring building, with an at-grade entry and bar and an elevated dining platform.

FUNCTIONALITY
A Baltimore-based tech company is headquartered in the larger section of the building, featuring a
double-height open floor plan with a suspended catwalk providing access to the design’s many coves.
