Before refurbishment
In autumn 2006 the
Fötschl-Tischlers
decided to buy the house in
the Salzburg district of
Josefiau knowing that
some investments were
required as the overall
condition of the building
was quite bad and a
housetop extension was
needed. At first the idea
was to only renovate the
roof and then slowly take
further measures for a
general renovation. With
the help of an independent
energy-consultant
the project was developed until it fulfilled the
needs of the proprietors
without overdrawing their
financial limits. The advantage of an overall
renovation in contrast to
a renovation carried out
step by step convinced
the family immediately:
the higher and cheaper
housing subsidy granted
by the county of Salzburg, the fact that an
overall
renovation
is
much cheaper because
some types of work (like
erecting the scaffold) only
had to be done once, the
drastic reduction in energy needs and costs, as
well as looking forward to
living in a newly renovated home.
Measures in detail
Housetop Extension and
Rebuilding of the Garage
In order to gain more
room, the attic of the
house was extended and
the existing garage on
the first floor was converted into a living room.
In the process of the
housetop extension, the
Best Practise
stringers were preserved.
The rest of the partly
mouldy wood forming the
roof truss was exchanged. The insulation
consisted in a 16cm over
rafter insulation. The
insulating material has a
lower heat conduction
than mineral wool or a
26cm thick EPS-board.
Additionally,
skylights
were put in and the
whole roof was newly
tiled.
The former garage door
was replaced by a glass
façade and the part of
the floor which then was
directly on the ground
was insulated with 5 or 8
cm XPS (whatever was
possible). As there was
no heating system in the
ground floor, two stoves
were installed. The old,
untreated wood that has
been removed from the
old roof truss could be
used as fire wood. The
gas heating system on
the first floor remained
unchanged. Instead of a
garage there is now a
carport in the garden.

Conclusion
The renovation could be
carried out within only
four weeks because the
planning and preparation
had been done carefully.
Dealing with the authorities, the drawing up of a
renovation concept with
various experts, studying
and comparing various
offers, etc. are part of the
planning process.
The
Fötschl-Tischlers
had gathered quite a lot
of information about energy costs and saving
measures before buying
the house, which in the
end had a big influence
on the decision to buy
the house. The preparations were very timeconsuming for the house
–owners but the overall
result was quite satisfying.

Replacing the Windows
All existing windows were
replaced by windows with
a plastic frame and a triple glazing providing better insulation. The total
U-factor of a window
amounts to 0,9 W/m²K.
Exterior
All exterior walls have
been covered with 16 cm
The energy-pass is an important instrument for a renovation project.
