Five candidates vie for four seats on Board of Directors
Steve Arnaud, Bob Feddersen (Incumbent), Fred McCallum
Hank Rullman (Incumbent) and Jim (Doug) Vinson
Roy Davidson resigns his Board seat on July 12th. Personal reasons given.
Ann Drawdy also resigned her seat July 14th. In Ann’s case this means
missing only the last 2 meetings in her term so this does not affect the election.

Board of Directors
Election September 9
Your vote for a member of the
Board of Directors is a very
serious matter and should not
be taken lightly. In this issue
we are presenting profiles of the
candidates beginning on page 35.
Editor Rick Hammell has posed
five questions to the candidates.

After 14 years of producing
and editing the Harbor Lights, Rick
Hammell will be turning over the
reins to a new Editor to be named
soon. Rick, however, will remain
as Editor of the Weekly Briefs.
The change has come about
because of Rick’s desire to have a
little more time to expand his other
interests. His love is involvement in
our community and publishing and
writing, all
of which he feels
can be obtained by continuing to
edit the Briefs.

by Rick Hammell
The July BOD meeting was quite serious and at
times very lively. At issue was a gate in Linville Meadows
at Goose Hollow Road. Because of so much traffic taking
a “shortcut” through the Meadows residents feel their
safety is at risk because of speeding, ignoring stop signs,
large trucks, etc. Those traveling through the Meadows
argue they have a right to use Land Harbor Roads as they
belong to everyone not just to the Meadows. It is a tough
situation that probably will be argued for some time. Both
sides have their points however, for Land Harbor’s sake
I hope it will not divide our people.
As for the Board’s action in gating the Meadows - they
are only thinking of the safety of the people. How can
you argue with that. The motion they passed says let’s try
this route and if it does not work, we’ll look at it again.
The exact wording of the motions is: Close the gate in
the Meadows for an unspecified amount of time to be
revisited in 2016. The motion carried unanimously.

Fishing Committee’s Annual
Kids Fishing Derby
Children up to 12 - July 3rd
Here are pictures of this very successful event
held at the Point. 59 kids attended and they caught a
lot of fish....a lot! The event was assisted by 14 Fishing Committee Members and chaired by Perry and
Vikki Dunbar.
Prizes and refreshments were given to each child.
In this event, the children’s happiness, pride and high
self esteem comes right through to you.

Be aware of the dangers of ticks
by Joan Hammell
Be aware of the dangers and the signs of Rocky
Mountain Spotted Fever and Lyme Disease from ticks.
Rocky Mountain Spotted Fever can be life threatening
and Lyme Disease can be very hard to diagnose. Both
have symptoms similar to flu. Lyme Disease will
produce a “bulls-eye” rash around
the tick bite and is likely to cause
cronic fatigue. Rocky Mountain
Spotted Fever brings on a fever as
well as a rash.
Lyme disease has been called
the “great imitator” and can mask
several other serious diseases from
seizures to arthritis. Symptoms
can range from fatigue and fever
to headaches and body rashes.
It has been known to go to the heart and nervous
system. If caught in time Lyme disease can be treated
with antibiotics for several weeks Rocky Mountain
Spotted Fever brings on a rash and nausea about a
Page 10
week to ten days after a bite. Victims may also have
stomach pain, diarrhea and pains in their joints.
Prevention is your best weapon. If in the woods
or working around the house in vegetation, tuck your
pants in your socks or put a large rubber
band around the bottom of the legs. Use
DEET...it works! Wear light colored
cloths. When you come indoors, take
a soapy shower and put your clothes
immediately in a washer and dryer. Dry
for a least 40 minutes.
To safely remove a tick, grasp the tick
close to your skin with tweezers (if
available.) Do not squeeze tick or grasp
the body. Do not use any substance or try
to burn the tick. PULL THE TICK STRAIGHT OUT.
Use an antiseptic on the skin, wash hands thoroughly
If parts of the tick remain inyour skin, see a doctor as
soon as possible

WHAT A GREAT SUMMER WE HAVE HAD!!
A big THANK YOU to everyone that participated and volunteered to make the July 4 th a special
event. Also a SHOUT OUT to Kim Avery at Mountain Run Properties and the Board of
Directors for their support of the festivities.
The Back to School Bash is Saturday August 1. While partnering with Avery County Schools to
provide a celebration for each student, there will be helpful and interesting public safety
demonstrations and information available for our residents. Also, any donation of a school
related item is appreciated as our goal is to hand each child in attendance a back pack full of
supplies to give them a good head start for their year.
Labor Day concert at The Landing 1pm-3pm featuring The Mountain Laurels (Celtic Wind
Band).
Don’t forget the pool closes at 6:00pm during the month of August and in September. Labor day
is late this year, giving us an extra week in the pool.
Please remember that the Thunder and Lighting Policy is for your safety. Lighting kills over
100 people a year and is the 2nd largest natural killer behind floods. The rule is "if you can hear
it (thunder) then you must clear it." Although it may look like the storm is not right over head,
lighting can still strike. We ask that when a thunder call is made, please quickly gather your
things and exit the pool deck. The beach area is included in the Thunder Policy. The
playground area should not be used during a thunder or lighting storm while you wait for the
pool to open.

Marketing Highlights
By Bob Feddersen- BOD Marketing Liaison
Realtor open house hosted by Land
Harbor- a big opportunity
Home sales were 25 on July 1. This is 25% of my
goal of 100 for 2015. This is the best we have had in my
experience, so I’m confident we will reach our goal and
maybe even exceed it. Even with these improved sales,
the supply of homes isn’t going down. Listings for homes
for sale in Land Harbor continue to hover around 240. I
feel we will have to sell something in the neighborhood of
150 per year or so to make a dent in the listings total.
______________________________________________
D
uring the Month of June we were asked by Keller
Williams (Boone office) to host their Realtor open house
here in Land Harbor. This is an open house for their
agents from Boone and other offices in the High Country
viewing their listings in Land Harbor. We immediately
jumped at the opportunity because this was our chance to
show them the Land Harbor amenities and our great LH
community that has no match in the High Country. Once a
potential homebuyer sees LH and meets our residents,
they usually like us and we have a good chance of having
them buy a home here.
Our problem has been making a potential homebuyer
in the High Country aware of our existence. Unless they
know of us from a friend, neighbor or relative, they won’t
be made aware of us in Boone, Blowing Rock, Banner Elk
or any of the other High Country destinations. This isn’t to
say that our local realtors aren’t doing a good job. They
already know us and the value and amenities we offer and
have done a lot to spread the word to their customers.
We’re just trying to spread the word to a bigger market that
is unaware of us now - an extension of our web site, online
advertising, and Stay and Play advertising. It is hoped that
the Boone realtors will even sell some of the local realtor’s
listings.
The big day went great. Keller Williams brought in 19
realtors from their various offices (mostly Boone) along
with 2 couples that were looking for a home in the High
Country. Tyler Hood- our marketing administrator, Pat
Steverding- our Board President and Greta Bremser and
the whole Marketing Committee pitched in to greet them
and give them a guided tour of Land Harbor, our facilities
and amenities. We then hosted them to lunch at the 19th
hole and a question and answer session at the golf house.
We received many complements and favorable comments
on the beauty and amenities of Land Harbor. Most of these
agents never imagined we had such a gem of a homes
community in the High Country only 30 minutes or less
from the major destinations and attractions. I’m very
confident that this hosted tour will result in future home
sales.
After this successful real estate host day, it is now our
intention to host the other real estate companies that serve
Land Harbor. Especially if we can interest realtors that
don’t know of the benefits we can offer to a potential high
country homebuyer. I’m hoping I can discuss more
successful realtor open houses on this page in the future.
August 2015
PIX OF SIXTH HOLE WITH GRANDFATHER
MOUNTAIN IN BACKGROUND
______________________________________________
The breath taking 6th hole of our Land Harbor golf
course with Grandfather Mountain in the distance is
an example of a functional and beautiful Land Harbor
amenity.
Tyler is working on a full redesign of our web site. Our
rankings dropped because Goggle is now using a more
mobile friendly ranking system. Tyler can do this redesign
in house, but it takes time and time is at a premium
in the busy summer season, especially with his IT
responsibilities. He probably won’t complete this until this
winter. We’re getting a lot of inquires from the private
communities.com web site. Take a look at it if you get a
chance. We look good and the Marketing Committee is
calling and evaluating the leads we’re getting for Tyler to
see if we want to continue.
We have a good start on the Stay and Play with 3
couples participating in June. We need a lot more if we are
going to reach my goal of 80 for the year. You can help. If
you know of someone who might be considering a home in
the cool High Country get them a S&P flyer or contact us
and the Marketing Committee will call or contact them. The
$99 fee per couple per night is to pay for their room. If you
have a friend or relative who is staying with you but is
interested in perhaps buying a home, we’ll host them at no
charge. That includes a tour, lunch at the 19th hole and a
recreational activity at no charge. This is a friendly, no
pressure, tour- something we’d give for a friend. They
don’t have to even talk with a realtor, but we can set them
up with a realtor if they want.

BE CAUTIOUS IN THIS HEAT
Drink a lot of water. At least two cups more than the
eight glasses recommended by nutrition experts. Drink
at regular intervals before you get thirsty. Don’t count
beverages containing caffeine and go light on alcohol.
Sun exposure. Avoid sun during the hottest period of the
day; 10 AM to 4 PM. If you are out during this period
- seek shade as much as possible. Be extra cautious on
the golf course waiting between shots ...look for nearby
bushes and trees to provide cover. Avoid long exposures
on the tennis courts...take breaks often and go to shade.
Use a good sunblock with a minimum SPF of 15. Be
liberal with your application and cover all exposed
skin. Wear sunglasses that block 99 to 100 percent of
both UVA and UVB radiation. Cover your head with

B. Golf – Practice Range - Michael Hayes
At the board workshop on June 29th, I presented
3 options to the board of directors for a golf
practice range. I focused mainly on the option to
utilize the first hole on the golf course in the late
afternoon and early evening when play is at a
minimum. I am not ecstatic about using part of the
golf course as a practice range, but I felt this was
the quickest option to get a practice facility up
and running with a very small investment of cash
for site preparation and capital. In the following
days, it was obvious there was much opposition
to this idea for a variety of reasons. After listening
to many opinions, whether they were solicited or
not, I have decided to immediately withdraw all
practice range proposals (that I presented) from
consideration by the Board of Directors.
From this point forward, I will let the board and
golf committee determine the viability of a golf
practice range. If requested of me, I will provide
input, consultation, and project management,
as I have extensive experience in golf course
construction.
In closing, I would like to say that when and if the
board and golf committee decide to revive this
issue, I hope they will weigh the cost and financial
impact very carefully. My proposal of using the
first hole did not require a large outlay of cash;
therefore, I don’t think spending a large sum of
money on a parcel of property and/or excessive
construction costs is the prudent thing to do when
there are infrastructure and capital needs that
need to be addressed on the golf course and
within its maintenance department.
Thank you.

Hollow Road – Steverding
Last fall Meadows residents expressed concerns
about the safety of walkers, bikers, and children
playing in the Meadows area. Fortunately there
were no accidents but close calls. At that time
Mike Simpson felt we could install a gate that
would open on demand using bar code stickers
installed on LH residents’ cars. After researching
the gate he became aware of the cost of the gate,
the fact that we would require two gates, the cost
of maintaining the gates and the distribution of
the bar code stickers. A letter was sent to the
Meadows residents informing them of this and
asking how they felt about the installation of speed
bumps, humps or tables. He received responses
indicating interest in the speed bumps. A Town
Hall meeting was scheduled which was posted on
our website, announced at two Workshops, two
Board Meetings and was in the Minutes posted in
the Harbor Lights. All Meetings with the exception
of Executive Sessions are open to all Land
Harbor residents. At the Town Hall meeting Mike
Simpson explained the different types of speed
bumps. Safety concerns and possible solutions
were discussed. The gate closure at Old Goose
Hollow entrance that would stay closed and only
opened for evacuation was determined to be a
possible solution. A Code Red was issued on
June 26th announcing the gate closure would be
Page 33
discussed at the June 29th Board Workshop. The
proposed gate closure was again discussed at
the Board Workshop and a consensus was taken
of the Board members. They agreed to have the
gate closed at Old Goose Hollow road. On July
2nd a Board Poll was conducted and a majority
of the Board members voted to close the gate
as of July 3rd due to safety issues.
To support the Board decision I refer to our
Bylaws – Article IX Section 3 which authorizes the
Board to adopt “rules, regulations, policies, and
procedures governing the use of Land Harbor
properties.” Section 47F-3-102(6) of the Planned
Community Act authorizes the POA to “regulate
the use, maintenance, repair, replacement, and
modification of common elements.”
We have received numerous emails, phone
calls, and personal conversations regarding the gate closure. It is normal for the facts to be miss
communicated, miss interpreted, or just left out
when rumors flow. The gate closure is due to
the safety of LH residents, it will only be opened
by LH Police for emergency evacuations. This
closure may be an inconvenience, but it is an
inconvenience to all residents.
At this point I want to add, speeding and ignoring
stop signs are being addressed by LH Police. LH Police have and will be observing traffic
throughout LH. In the last five days LH Police
have verbally issued over 100 warnings for traffic
violations throughout our community. If these
warnings were actual tickets, the fine imposed
on these traffic violations is $240. They will start
with warnings; if they proceed to issuing citations
the violator is going to be $240 poorer.

1. What special qualifications
would you bring to the BOD?
My education and experience in
both financial and administrative
management in various types and
sizes of businesses are a good fit for
serving on the LLH BOD. I have
an Engineering degree, attended
graduate business school, and
hold the professional certification
of CMA (Certified Management
Accountant). In the past I have
served in many volunteer positions,
including on the HOA Board of my
townhouse community in Raleigh,
as Treasurer of my church, and
Treasurer of the Raleigh chapter of
the IMA (Institute of Management
Accounting). I am also currently
the Secretary/Treasurer of the Clan
MacCallum-Malcolm Society of
North America (a Scottish heritage
society).
2. Why do you want to become
a LLH POA Board member
and what do you consider is the
biggest responsibility of being a
Board member?
Land Harbor is a special place and
would like to use my knowledge
and judgment to contribute to the
planning and decision making
process along with other Board
members to ensure that current and
future property owners will be able
to continue to enjoy the beauty and
amenities that we have now. Our
current financial condition appears
[email protected]
to be sound, and it is important that
we continue the good management
practices of the LLH staff and
oversight by the Board so that this
will continue to be the case. A Board
member’s primary responsibilities
are service to property owners and
stewardship for the future of LLH.
3. Have you served on any LLH
committees or special projects?
At this time I serve as LH Racquet
Club Committee Treasurer.
4. What would be your first
priority as a Board Member and
what programs or improvements
would you like to see implemented
as soon as possible?
My first priority would be to get
up to date on current problems
and issues and understand our
residents’ concerns and the Board
members’ points of view on these.
Respecting other’s opinions and
working to reach a consensus on
issues is important. I think that
continued emphasis on dealing with
distressed and unkempt properties
in Land Harbor is vital, since these
problems have a negative impact on
property values and perception of
the community from others.
5 . W h a t a re y o u r s p e c i a l
management and business
skills?
I have managed many different types
of people in my career, including
those from other cultures. I believe
that this experience has helped me
be more tolerant of other points of
view and understanding different
ways of getting things done. I think
that my financial management skills
and knowledge, combined with
my operational and administrative
experience will be a good match
with the Board’s responsibilities.

I have been an owner/resident in
Lakeview Hills (M) for 20 years.
I was born and raised in Hickory,
NC in 1939.
Then I enlisted in the US Marine
Corp after High School and was
honorably discharged after 3 years
of service, attaining the rank of
Sergeant.
After service, I completed schooling
in Business Administration at Lenoir
Rhyne University in Hickory, NC.
While attending college, I worked
in a furniture factory learning all
aspects of making upholstered
furniture.
Following my graduation, I began
traveling Georgia and Florida
as a self-employed Furniture
Manufacturers Representative.
In 1965, the same year I was married
to Joan, my wife of 50 years, we
moved to Delray Beach, FL.

While working in the Furniture
Business, I became quite successful
to the extent that I formed my own
Corporation and hired other sales
Representatives to help me with my
numerous accounts.
My responses to Rick Hammell’s
questions & special qualifications
to the Board:
Since I was away from home much
of the time, due to business, my
other interests were given to my
wife, family and church.
The biggest responsibility of a board
member is policy making where it is
needed. Also, listening to the needs
and wants of POA homeowners
and passing these items on to the
General Manger.
After 45 years, I retired from the
Home Furnishings business and
now spend 6 months in our home
in Boynton Beach and 6 months in
LLH.
Over the years, I served on the
majority of committees and boards
at my church and presided as
chairman on most of them. I’ve
been a member of our church choir
since moving to Delray/Boynton
Beach, FL.
This is my fourth year on the Board
of Directors for LLH POA. I am in
my 3rd year as Vice President.
I am a member of the men’s 18 hole
Golf Club, the Racquet Club. I have
a boat, do some fishing, shuffleboard,
table tennis, cards, member of the
Show Group, Treasurer/member of
the Avery County Chorale.
In OUR beautiful Land Harbor, we
must keep everything serviceable,
clean and in good order and
repair, but at the same time remain
affordable for all.
I would bring continuity, stability
and discernment to the board.
Keeping the POA members dues
as low as possible, yet making
sure everyone and everything is
adequately taken care of.
As a Board member I have been
liaison to the fishing, tennis, CDC
and presently the Golf Committees;
was chairman of the Men’s 18 Hole
golf nominating committee; Chaired
the committee in the procuring of
furniture for the Golf House and
Recreation Center
Since I was first elected 4 years ago,
one of my main concerns has been
the necessity of clean ditches and
trimming back the vegetation from
the roads throughout LLH. Our
streets and roads are another high
priority of mine, however, being
on the board I do realize that we are
doing all the paving we can do--as
money is available.

As a beekeeper and pollinator,
I currently serve the NC State

Director assisting and providing
oversight to local chapters in
western NC. I also teach beekeeping
at both the local and state level.
A brief introduction: I am Doug
Vinson (listed in the directory as
Dr. James D. Vinson). We prefer
the shorter version. Born in western
NC and a lifelong state resident, I
received my undergraduate degree
from Western Carolina University
and my dental degree from UNCCH. Education was followed by
3 years of service for our country
in the US Army and honorably
discharged with the rank of Major. Wife Kellie and I have been LLH
home owners for 8 years. Prior to
that we were seasonal RV campers
at nearby Camp Linn Haven for 15
years. After much searching of the
region, we found and love our LLH
home! Our primary residence is in
the greater Hickory area of Catawba
County.
Last year I retired from 42 years
of dental practice and now busy
myself with beekeeping, gardening,
woodworking, travel and a little
golf.
Question 1: Special Qualifications
A proven leadership record is my
most important qualification for
membership on the LLH Board
of Directors. I have been involved
in organized dentistry my entire
career. As a lay leader in my church
I have served as congregational
president for 3 terms, teacher,

qualifications might include being

in LLH we reside in the Hickory area.
Although not full time residents, we
are here some during all 12 months.

time and dedication to perform
effectively and productively.
Fortunately retirement has changed
all that.
Question 4: First priority as a new
board member
Getting to know and build working
relationships with fellow board
members will be a high priority
for me. Establishing myself as
a team player is also one of my
early goals. Understanding the
inner-workings of our community
is a very important step for a new
board member and I intend to take
advantage of the experience and
expertise of the existing board, past
board members and staff to grow
this understanding.
Question 2: Why become a Land
Harbor POA Board member?
Only after attending the information
meetings of the past few years did I
begin to appreciate what was really
happening here. The infrastructure,
the dedication of staff and volunteers
is exceptional. The enthusiasm for
success is contagious. LLH is
one of the true jewels of the High
Country. This is true in large part
to the leadership that it has enjoyed
and prospered with. My desire
to become a board member is
fueled by the belief that I can grow
into a meaningful and valuable
spoke of the wheel. Assisting in
LLH’s continuing success is my
only agenda. BOD members have
a tremendous responsibility to
represent each and every resident
and his/her POA dues equally
and with respect. Availability and
the willingness to hear (not just
listen) are responsibilities that board
members cannot exercise too much
of!
I have been favorably impressed
with LLH’s current marketing
approach. Our community needs to
be sustainable and property sales
are hugely important to achieving
that. If we can find ways to improve
on this effort, that might need to
be given immediate attention.
Maintaining property values and
desirability should be a priority for
all, especially the BOD.
Question 3: Past service to Land
Harbor committees and special
projects
Due to my full time dental practice I
have been reluctant to serve for fear
that I could not provide adequate

Question 5: Special management
and business skills
As the owner/operator of a busy
dental practice for 42 years I have
managed and administrated the
staff, the business and the patients
of a daily basis. Health care delivery
today is as much about business as
it is about treatment.
I believe developing the close
relationships with my patients,
many lifelong, speaks to my ability
to successfully connect with and
related to the general public.

Happy 90th Birthday George Harrill
George and Chris Harrill were among the first
people to purchase lots and build here in Land
Harbor back in 1970. Their first home was in M
section. At that time it was only the 5th home in Land
Harbor. He owned several lots but he currently has a
home on Sarvis Rd off of Lakeview Road.
George had a super meat market down the mountain
in Belmont, NC. Later
he owned a packaged
beer convenience store
in Charlotte near the
airport.
On weekends the
family would come to
the mountains and enjoy
Land Harbor. They would
bring their friends who
would later purchase lots
and enjoy the mountains
too.
In 1975 Land Harbor was coming on hard times.
George and Chris and other land owners at that time,
bought bonds to keep Land Harbor solvent.
George tried his hand at the restaurant business in
Banner Elk. But didn’t like that. He came across a little
shop that had handmade Afghans. The business man
that he is, he saw an opportunity. He introduced himself
to the man making the throws and his new career was
made. George and Chris traveled through 6 states over
the next 20 years visiting little mom and pop stores
selling his NC made throws. No doubt you have seen
them at the LLH craft fairs.
George and Chris were married 2 months shy of 60
