When some fresh air is needed the adjacent Plaza is literally steps away and it
is less than a five minute walk to the adjacent Plaza and the rest of the financial
core to the south of the Tower. Rogers Place and the Winter Garden will be
accessible directly on the other side of the Plaza. A very attractive lobby will
greet tenants and main floor service retail will also be available. Pedestrian
connectivity to the rest of downtown is also quick and easy from this location.

Not including direct access to a portion of the 2,100 stalls in the main District
parkade, there are currently over 5,000 parking stalls within a five minute
walking distance, and over 12,000 stalls within ten minutes. Ultimately, there will
be a combined estimated 4,000 stalls in all Ice District underground parkades.
We are able to provide enclosed, heated parking for the minimum number of
stalls required by the City of Edmonton Parking by-law.
Ice District offered allocation (1/1,350 rentable sq.ft.).

In addition to its location directly along major bus routes, the Stantec Tower
will have indoor access to four commuter LRT stations via pedway connection,
ground level and underground access: the new MacEwan Station connected
to Rogers Place, Churchill Station, Central Station and Bay Station. When the
102nd Avenue route is complete, there will be seven LRT stations within a ten
minute walk (400 meters) of the Tower.

The Stantec Tower will be connected aboveground into Rogers Place through
to the hotel situated just on the north side of the tower on the west side of
102nd Street and also aboveground to the Edmonton Tower, and then to the
current Stantec Building and Bell Tower to the south, providing indoor access
to the rest of the downtown core system.

Stantec Tower will Edmonton’s most iconic landmark. Anchoring the
Southeast corner of the Ice District’s outdoor plaza, it will become the beacon
of the City of Edmonton skyline. The 66-storey development will soar over
the existing downtown buildings and with its unique lighting features will
highlight the locations of the Ice District from all directions in Edmonton.
Upon completion be one of the tallest structures in Alberta and be home to
the highest residential address in Canada west of Toronto.
Stantec Tower will contribute to the image and reputation of all tenants, and
Edmonton as a whole, by the incorporation of vibrant and well-designed
attributes, such as iconic architectural design excellence.

BEYOND GOLD
A reduced carbon footprint is a key goal of the project. Ice District will promote
green leasing initiatives with its tenants and operate all facilities in accordance with
the ongoing initiatives of BOMA Go Green – BOMA BEST (Building Environment
Standards) program. Implementing such programs which focus on promoting
sustainable operating programs will also ensure that the building’s use of power and
water is responsible.
Some of the innovative design strategies are set to include the following:
ENERGY
SITE
Reduction of energy cost for heating and cooling through highly
advanced, high efficiency mechanical equipment, high thermal
insulation, passive design strategies such as daylighting and optimal
building orientation.
Native landscaping decreasing maintenance costs for plants
Reduction of process energy from lighting, computers, and
equipment through daylight harvesting, occupancy sensors, lighting
controls, refrigeration heat recovery system, etc.
Overall energy intensity target of 110 KwH/m2/yr. (1/3 that of a
typical Edmonton building).
Fundamental and enhanced commissioning provides assurance that
building systems are operating to standards that result in the least
environmental impact.
Metering and sub-metering equipment to measure energy use.
Creation of a measurement and verification plan to identify potential
causes of any inefficiencies and to verify ongoing optimization of
energy and water consumption performance.
WATER
OTHER INNOVATIVE CONSIDERATIONS
Rainfall harvesting using an on-site cistern to collect rainwater for
non-potable applications.
Use of high-volume fly ash, a waste by-product of the coal industry,
as a replacement for carbon-emitting cement in concrete mixes.
Grey water recycling for water closets.
Use of halogen-free electrical equipment and low-mercury lighting.
Landscape strategy of using 100% native or adapted landscaping to
eliminate the need for irrigation.
Provision for a reduction in lighting power density over the base
building standard. Tenant fit-outs will capitalize on this overall
building reduction by avoiding excessive additional fixed lighting.
Aggressive water conservation throughout the project with the wide
use of high-efficiency fixtures.
