This document is an incorporated document in the Cardinia Planning Scheme pursuant to
Section 6(2)(j) of the Planning and Environment Act 1987.

Introduction:
This document is an incorporated document in the Schedule to Clause 52.03 and the
Schedule to Clause 81.01 of the Cardinia Planning Scheme.
Despite any provisions to the contrary in the Cardinia Planning Scheme, pursuant to
Clause 52.03, development and buildings and works may be constructed or carried out in
accordance with the site specific controls contained in this document.
In the event of any inconsistency between the site specific controls contained within this
document and any provisions in the Cardinia Planning Scheme, the site specific controls
contained within this document will prevail.
Land:
The site specific control in this document applies to land fronting to Bessie Creek Road,
Nar Nar Goon known as Municipal Road on Plan Numbered GP21488 fronting Lot 1
TP109446P, 1975 Princes Highway, Nar Nar Goon, land known as Lot 1 TP107106 Parcel
346 (SP21488) fronting Lot 4 LP205007 and the Princes Freeway declared reservation
Nar Nar Goon.
Purpose:
The purpose of the site specific control to allow the construction of a new egress or road
from Bessie Creek Road across the Municipal Road and part of the other land onto the
Princes Freeway, Nar Nar Goon and construct new access from 1975 Princes Highway,
Nar Nar Goon to the new road.
Works allowed:
No planning permit is required to undertake development or to construct or carry out
buildings and works including the removal of native vegetation or create access to a Road
Zone Category 1 associated with an egress or road onto the Princes Freeway from Bessie
Creek Road, Nar Nar Goon including the buildings and works required to construct new
access from 1975 Princes Highway, Nar Nar Goon to the new road.
Conditions:
The following conditions apply to the development and buildings and works:
1. The development and buildings and works must be undertaken generally in
accordance with the functional layout plan titled Existing Petrol Station Site Freeway
Entry Ramp Functional Layout Plan, Dated 29.05.13, Project Number CG120374 T 08,
Revision P8 which forms part of this incorporated document or other plan that may be
approved to the satisfaction of the responsible authority in consultation with VicRoads.
2. The development and buildings and works must be undertaken in accordance with the
requirements of and to the satisfaction of VicRoads and the responsible authority.
3. The development and buildings and works must be commenced and completed within
five years from 31 October 2014.
