PROGRESS REPORT

Dear Park Residents:
The following Progress Report will outline current critical projects that are taking place on your Park. While these critical
areas are still being discussed and reviewed by the Corporation Board, I will share with you the information available at this
time.
COMMERCIAL/GUZZLE BUILDING:

Over the past few months, Taylored Architecture has been working on preliminary “schematic” drawings for the NEW
commercial/Guzzle building. The Park’s Building Committee has done a wonderful job analyzing each aspect of the
design concept as to functionality, accessibility and prioritizing the readily identifiable “Guzzle” corner entrance.
“Final” design schematics were reviewed by the Preservation Board and then presented to the Corporation Board for
approval at the December Board Meeting.

Taylored Architecture is now in the process of completing “construction documents” that will go out to “Bid” by mid to
late February with an anticipated construction start date this spring. We anticipate the construction to be completed
by late fall this year.
NOTE: Interior functionality/accessibility design changes may take place as the construction project progresses!
FIRE SUPPRESSION WATER LINE:

This past fall, the Board approved funding for GHD, a fire and life safety consultant, to begin the
engineering process for construction of a year-round fire prevention water supply to the Four Corners.
Within weeks, GHD will present to the Board alternative routes and locations of a new pump house to
accommodate the 1500 gpm, 150 psi pump to feed the 10” pipe which will run up St Lawrence Ave to a
hydrant(s) at our “downtown” intersection.

The various scenarios for consideration will be analyzed for ease of access, disruption of landscape, property and sightlines, and financial factors.
Once the location for the system is determined, GHD will begin drawing the “plan” which will allow us to solicit
construction bids and ascertain our total investment costs in the project. This is a project the Board continues to
believe is crucial to the safety of our community’s residents and properties.
The Board began conversations in November 2014 with GHD on this plan. In June of 2015, a small group of
shareholders expressed concerns on the Board’s overall spending proposals, including the Fire Protection Plan, and
requested a resolution capping the Board’s borrowing authority. This resolution was eventually agreed upon by a
majority of the shareholders. Consequently, the Board prioritized it’s spending needs to the two large projects
described in this update. The Commercial Building will likely exceed the insurance proceeds, and the Fire Protection
Plan construction will be costly as well. We hope the Fire Plan quote is within our new capital constraints so that we
may proceed without delay. If the needs of these projects exceed our borrowing ceiling, the Board will need a vote
from the shareholders to proceed.
The Board feels the implementation of this fire suppression water line is CRITICAL to the safety of the Park as we move
forward with new construction and protecting the Wellesley Hotel. Additional information will be shared as the Board
reviews the anticipated GHD Report and final capital project expenses are realized.
